The price fit our budget. It was located in a unique spot near Volcano National Park and some nice rural towns with unique shops. Owner made some nice suggestions of local places to stop for breakfast and coffee.
Price. Did not consider this to be a resort, Pricr, this is a Bed & Breakfast home, with a few rooms in an aoutbuilding.Enjoyed breakfast on the deck, overlooking the grounds.

Top Tips
- Book your Kailua Kona hotel 3 to 6 months in advance for peak season (December to April) to avoid 20% to 30% price increases. Advance booking often secures rates 15% to 25% lower than last-minute deals, and demand is especially strong before events like the Kona Coffee Cultural Festival and Ironman. For multi-generational or group stays, early booking is recommended as last-minute availability is limited.
- Expect Hawaii's Transient Accommodations Tax (TAT) to add 13.5% to 14.5% to your hotel bill, along with typical resort fees of $15 to $50 per night. These combined costs can raise your total bill by 20% to 35% over base rates. Confirm all taxes and fees at booking and check if amenities like Wi-Fi, parking, or breakfast are included in the resort fee.
- Hotels along Ali'i Drive in Kailua Village offer 5- to 10-minute beach walks, while properties in Keauhou sub-areas are quieter and often have on-site security. Take standard precautions with valuables during your stay as petty theft rates have increased by 15% to 20% in crowded areas. Secure items in your in-room safe and avoid leaving valuables in parked vehicles.
- If you plan to work remotely, verify your hotel’s Wi-Fi speed; connections of 50 to 100 Mbps are common, but storms may cause 5 to 10 outages per year. For more stable service during peak months (December to April), consider using business center facilities or coworking lounges. Be sure to confirm if high-speed Wi-Fi is included in the resort fee or available at an extra charge.
- Request an accessible room in advance, as only 40% to 60% of Kailua Kona hotels offer step-free access. Older volcanic-area properties may require 2 to 4 weeks' notice for guaranteed accessibility. Use accessibility request forms on hotel websites and confirm ramp access, accessible restroom features, parking, and visual alarms directly with the hotel.
- Choose hotels with Hawaii Green Business certification to support water conservation during the dry season (June to October). Certified properties often provide reusable water bottles and amenities, which can decrease your stay’s carbon footprint by 10% to 20%. Ask about linen reuse and eco-friendly amenities at check-in, and participate in local recycling or refill programs.
- Use U.S. bank ATMs to keep withdrawal fees between $2 and $4 per transaction and avoid dynamic currency conversion (DCC) charges of 2% to 3% common at tourist locations. For extended stays, using local banks can save up to 15% on fees over time; Bank of Hawaii and First Hawaiian Bank have multiple ATMs in Kailua Kona. Confirm your home bank's partner network to minimize charges.
- Kailua Kona’s year-round UV index ranges from 8 to 12, so pack UV-protective clothing and broad-spectrum sunscreen. Some hotels provide air filtration systems to reduce vog (volcanic smog) exposure during volcanic events; ask the front desk about current air quality or health precautions. Hotels with pool or shaded lounge areas help guests manage UV exposure, and packing a reusable water bottle is recommended for Kona’s predominantly hot and dry climate.
