About
In the heart of the Ribble Valley, yet just 9.9 mi from the M6 motorway network, this hotel provides value-for-money accommodations for leisure and business guests. This hotel was the winner of Channel 4's hit show 'Four in a Bed'. The light and airy rooms and suites have a modern decor and useful facilities. Like the hotel, the Avenue Cafe Bar and Restaurant is modern in design and has an informal and relaxed atmosphere. Fresh produce from local suppliers is used to prepare food, which is available at very reasonable prices. The hotel has a fully equipped, 2-story conference center, which is ideal for corporate meetings. Blackburn Rovers’ football ground is adjacent to the hotel, and some first-floor rooms have stunning views of the training field.

Pros +
- Friendly staff attached to the pub, located near friends and a great location for us. Lots of space. Great food in the evening - our son voted it the best spag bowl ever.
- Lovely location, clean and comfortable
- The staff were friendly and helpful.
Cons -
- No WiFi in the room was an issue for us. Apparently rooms on a certain side of the building don’t get WiFi. Also the cooked breakfast isn’t available during the week - only cereal and toast.
- Early finish for breakfast
- We are a well travelled couple who have owned and run our own Guest House and Wine Bar and have been to many places all around the world, this has to rank very low for what is classed as 4*. It is obvious once you have visited this establishment why it was not busy. The owner/managers have become either disinterested or complacent. The bed was a small double, too small for us and we are not big people. The shower cubicle was growing mildew behind the door, on the seals and the grout, leaving me with a very uncomfortable feeling that the rest of the bathroom and the bedroom were not clean. There was no bottled water and very basic tea/coffee facilities and for what would have cost £139.00 had I not been a genius booker, is shocking! The evening menu consisted predominantly of pizzas and burgers, not what we were looking for after a long drive from South Wales unfortunately, so we got a taxi to Whalley as suggested by staff, 1.9 miles, less than 5 minutes, cost £12.00 and £15.00 to return at 9.30pm. A lesson learned. With the promise of a cooked breakfast at an addition cost of £9.95, on arrival we were advised that they did not have a chef and suggested that we walk across the carpark to the cafe, however continental was available. Breakfast consisted of packet croissants and toast, the milk in the jug was off and curdled when I poured it in my coffee, so cereal was out. The option of walking to the cafe across the carpark for an additional cost was not acceptable when paying £105 for a 'Boutique' hotel. This is the only accommodation I did not feel warranted a photo! a real shame, this place has bags of potential.

Friendly and attentive staff
Limited dinner options (pizza) on the day we stayed but they were good
The staff were brilliant. What a great stay we had. The room was beautiful, the food was really tasty ? we will be back
What a lovely hotel staff, food, very clean rooms and quiet
Food really nice
Bed not comfortable and small thin mattress
Staff very pleasant Very clean Food very good in restaurant
Breakfast continental, but that was just toast that no cheese or meat, etc. very poor .Only informed after booking as when booking it said Breakfast included.
Breakfast , dining area , 24 hr security at barrier entry for estate
Dated rooms. Tatty furniture not as per web photos , and felt a bit misled in to thinking actually nicer than is. Traffic outside window all night as shares road with housing estate , ok in winter not so good in summer some cars stopped outside in early hours with loud music
When we arrived at 10.45 we knew our room would not be ready but we was allocated a room to use to change in as we was attending a wedding. The hotel is clean, our room was spacious. Tea/coffee, in the room. Continental breakfast is included in the room price.
Good size room and clean
double bed was 2 single beds pushed together and not very comfy
Really nice setting and very friendly
It’s a little far from things but for relaxing perfect.
Very clean spacious room . Comfortable bed with fabulous pillows . Staff were helpful and friendly. Highly recommend
Stayed here many times, excellent friendly helpful staff. Room comfy with tea coffee and biscuits. Bar busy with friendly locals, good choice of background music to,food excellent, freshly prepared and cooked. Footie shown on multiple tv’s, top place to stay for work visit of functions
All good
Location nice quietStaff nice
Radiator in bathroom v rusty and unclean looking. Brings property down
Good location and friendly staff. Very clean rooms and lovely atmosphere.
Was expensive for what it was.
Staff were lovely and really helpful. Cooked breakfast was lovely!
Not much variety for continental breakfast given the price of the room.
Rooms good size food is good very comfortable
Nothing at all
Room was spacious and had just what we needed for a 2 night stay for a wedding at Mitton Hall. We hade dinner at the hotel which was lovely and they had a good selection of food. Breakfast was bog standard continental (could of had more options) but over all a good hotel!
There was a couch in our room with a few questionable stains.
Lovely and clean, friendly staff and a free breakfast in the morning
It is a little remote when trying to get from place to place. Additionally my room was close to a main road so not great for light sleepers
Bar food was some of the best I’ve had (and I’ve had a lot!) good atmosphere, nicely decorated and room was lovely.
The bed was hard
