The location and the friendly staff

Do not recommend this hotel . Breakfast was awful with rubbery scrambled or solid yoke fried eggs with dried out bacon. Average carvery which has price hike on Sunday and standard fish and chips was a child's portion. I would not stay there again.

Staff were lovely

Smell of sewage in our room which they did deal with but it came back aground midnight.Room very out dated and desperate needs of refurbishment, shower door you could hardly move due to the sink and no room to get out because of the door and toilet. Some food very poor.

Room not as clean as should be. Food, carvery and breakfast, both cold. Breakfast was depleted at 0900.Staff polite but not friendly.

Lovely location with views of the broad. Friendly helpful staff. Easy check in. Comfortable room with a nice bath and good WiFi. Lovely evening meal and breakfast available. Ample free parking.

Water temperature for bath and shower could have been warmer.

Love that it’s by a beautiful view to the water and can see quite a way. Who wouldn’t like to wake up and see this view from your window.

The only thing we didn’t like this time was that it was so so icy after snow.So we couldn’t get to have a look around area due to not feeling safe under foot.

Shower door didn't close but I didn't report it until I left as not a big problem.

We were in a small quiet room which suited us fine. We had an evening carvery meal sitting in the conservatory overlooking the water. The help yourself buffet breakfast exceeded expectations, plenty of choice the sausages and bacon were excellent quality also the percolated coffee was good. Parking was also no problem.

I think for the cleaners it would be better if there were loo brushes in the bathrooms.

Ive stayed here a few times and never had a problem. Love the location

We had no hot water in the room in the evening or morning. Steps upto the bathroom. Couldn't turn the light on very easy in the bathroom due to a cupboard. Carpet was thread bare and dirty. Bed was uncomfortable. This was the most depressing room we have ever stayed in. Normally we love staying and so glad we only booked 1 night

Excellent location overlooking Oulton Broad. Carvery and other meals of good quality and good buffet breakfast, very inexpensive if booked with the room. Staff very welcoming.

Room was rather hot and windows did not open.
