Not mainted properly pool is very small

Very clean and well setup rooms. Ample space. Quick service. Very respectful staff. The swimming pool was clean and well maintained.

Location was a little hard to find for the first time. They need to provide a first time escort to the villa from resort. Google map needs to be updated or address needs to be updated.

Bathtub was not cleaned, Bathroom was clogged, Towels were dirty and AC was not working

The property is on a great location and is right next to the beach. Spacious room, piping hot water, mini refrigerator, toiletries, comfortable bed, bath tub, powerful AC - all amenities are provided. The best part is the friendly staff who are always ready to help you. Recommended!

Property is right on the beach, exactly as advertised in the photos. Staff is friendly, and prompt in the service.

Loud blaring music by the shack next door until 5 am on the first night of our stay. Bathrooms can be upgraded a bit though.

The room allocated was not having a complete view as shown in the images. Only this room. I had booked one month before with an expensive price. Still The good room was not allocated. That was disappointing . Also no swimming pool and proper restaurant. If you ask for so much price then at least the restaurant or cafe should be there. I had an early checkout so did not get the breakfast which was included in the package.

The bed was comfy and the outside bath was nice. Some staff were exceptionally helpful and friendly. The food can be brought to your room and it is really tasty and good value.

It is very grubby, not the bed itself or main part of the bed room, which is the only good part about the property but everywhere else it needs a good clean throughout. Beach area was not kept clean but the properties either side were cleaned. It was not attractive to sit on the beach outside the property.

The location was nice.

The hotel was NOT value for money AT ALL. The services were poor, room service took more than an hour.

Property is right at the beach and taxi stand is at door step in case you need to go somewhere

Beautiful beach , comfortable rooms, superb interior design, peaceful and good food . Suraj, Vanshika and Arun were there to help whenever needed.

The place was cosy and well airconditioned to cool off when weather was to hot. Also it made me connect with nature, beach and the local people. The cabin was simple yet sufficient. Enjoyed my stay.

Nothing bothered me

1.location - simply can't get better in Goa!2.staff - efficient, courteous and service with a smile.3. bedroom with its own pvt lounge area outside with a hothub - awesome.4.No full kitchen but allowed to call food from the many restaurants around so fine by me.rating till now 10/10...4.bathroom - definitely needs a complete overhaul. At this price point just not acceptable. now the overall rating 7.5/10!

it was beachfront. only that was a plus point

it was highly over priced. had 8 rooms. was like a 1-star or 2-star property. shocked why they made us pay 18,000 plus for a night. no good restaurants nearby.

- At around same price we get some 5 stars, so it's a bit expensive.- They don't sell beers, so have to go out everything to buy it.

The location of the property

We didn't like a LOT about this property including the hotel upkeep itself, the quality of the room, the lack of attentiveness from the staff, the rudeness of the management, and the fact that the booking.com description of the hotel was not representative of the actual hotel. In the pictures on booking.com this hotel has sand coming up to the rooms, we were shocked to see that this is not the case at all (as you can see in pictures). When we spoke to hotel management they acknowledged that the property had recently been renovated and the pictures on the booking.com were not representative of the hotel today. This was a truly disappointing experience. Furthermore, our room was full of Mosquitos, the linens were dirty, and room was not clean upon our arrival (random handyman tools still present in the bathroom when we checked in). Wifi is barely operational. The breakfast was substandard and took over 45 minutes to arrive much to the chagrin of ourselves and other outspoken hotel guests. We also were not provided a receipt/bill when checking out of the hotel and the hotel management has refused to do so (while keeping the money). While my wife and I do a lot of booking on booking.com, we will not be doing so after our experience with this hotel and the platform's inability to help us in resolving our problems. This place is a fraud....RUN!

Best location for quite quality family time.Beach here is clean and less crowded.Breakfast was delicious and staff was very cooperative
