- I drove so long for them to just screwed me. Just because I was looking for a key and open every key boxes. And just because of I don’t get any email or interaction how to get the key. The only thing when you reach here is just “CALL THEM” imagine you wanted to check in at midnight and still have to call them lol. Imagine you don’t have a signal to call or you’re from other countries. How would you solve this problem. I should get the interaction since the day I pay for it. not wasted my time and energy to call. This is make 0 sense! Do better!!
- Right on the Caledonian Canal, and super close to pubs and restaurants.
- Fabulous location right in centre overlooking canel, cafe below Pubs at either side of property for food & drinksVery clean
Cons -
- Owner was rude. Breakfast is not offered by the hotel but a separate restaurant with only a 10% discount. Walls are super thin and you can hear everything.Gets quite hot and stuffy at night, have to open the window. Was clean and the bed was comfortable.
- A stuff are so rude. Act like we stay there for free!
- No complaints. Rooms above the shop are a little small, but we were quite comfortable.

Rooms are small, but we knew that, ideal for a night or two stay
Wonderful location. Car Parking area ok.
I received an email advising me to contact Martin by text to obtain entry details. I did not receive any reply. When I arrived a couple were leaving the premises and advised me the same thing had happened to them. They said they had gone round to Cobbs Cafe and a lady had told them how to get in. Fortunately I got to Cobbs cafe just as they were closing at 5pm and a lady gave me a code. Neither of us could open the security box and I had to rush back round to the cafe. The lady was not happy but did come and get the card for the room from the machine. I have no idea what would have happened if had arrived 10 minutes later.
Great view of the locks, friendly staff, comfortable beds and room, fluffy towels. On site parking.
Loved the location, very clean
The room was a little bit smaller than I am used to
Central location
Rude owner - the pre arrival note requested to get in touch ahead of the arrival for access code, when called the owner refused to provide the details before check in time.He was also very rude in serving at the Cobbs cafe - instead of a declared 10% discount for breakfast, the actual discount was 1% (receipt retained) - he did not even apologize.
The location is perfect in that you can walk to every local sight. The town is perfect for a day visit and then to move on. I would not recommend staying the night as many shops close at 5 pm and the locals are not at all friendly and inviting.
Be careful as the rooms can be VERY tiny (see photo as half the room is a slanted ceiling)and greatly over priced. The website advertises apartment style rooms but what we got was small, cramped, and mediocre in quality for the price. Our most significant issue was that dealing with the site manager (Martin) was greatly frustrating. There was poor communication in our room booking (we had three rooms) even when we had a confirmation. Our arrival was met with rudeness and disinterested in professional service. At 5 pm the shops close. If you come to Fort Augustus, come for the day and stay in another nearby location. The Cobb cafe is connected to the overpriced inn (Loch Ness Gate House) and offered terrible service just like the lodging. The food is ok but the staff are all unprofessional and rude. I asked for the discounted price for breakfast as advertised on the webpage (see photo) and they flatly told me it was too late to be applied. This was during ordering the food.
Room comfortableLocation good
Breakfast at the downstairs cafe expensive morning staff not so friendly
It was clean
No staff, facing the back of the building, quite hard to find, the pictures that was advertised did not match our attic room.
It's clean
It was listed as a hotel on Booking.com but was just a room above a closed cafe with no management to offer assistance or care, so we were left bewildered to figure out how to get in and fend for ourselves, shameless, terrible experience.
It was in a good location with lots of little shops around.,
It is a small town things open late and close early so keep that in mind. We went to dinner at six at a local restaurant and by seven they had closed the kitchen.
The rooms were very clean. The location was great. Communication was good and check-in was seamless. I wish we could have stayed longer!
There was nothing I didn’t like.
Excellent location, comfortable and very well maintained
Location was good and check-in was easy. Shower and bathroom was clean and there was good water pressure in the shower.
The room was small, with a very low ceiling and window facing the car park at low level so there was no privacy without the blind down. The walls had zero soundproofing so it was very noisy in the morning and evening with the coming and going of other guests
It was a comfortable, cosy little room overlooking the canal locks. The check-in and check-out procedure was very quick and easy.
Everything was as expected.
Clean property and modern.
I received an email with the contact details for the property and a mobile number to contact the property but when I arrived I needed another mobile number to contact the property owner. I was lucky another person walking into the building who had the same issue checking in earlier shared the other mobile number or I would not of been able to access the property. It was very frustrating.
Avoid this place at all costs – they left my family on the street at night
Avoid this place at all costs – they left my family on the street at nightThis has been one of the worst travel experiences of our lives, and I strongly urge anyone reading this to avoid this property completely. The check-in window was from 17:00 to 21:00. Due to unforeseen travel complications, we were running slightly late. Since 20:00, I made several attempts to contact the property—by phone and message—but received no reply whatsoever. When we arrived with our baby daughter and my wife, exhausted after a long journey, we found ourselves completely stranded in the dark. There was a sign on the door with a phone number for someone called Liam, who never answered the phone. On the entrance gate, there were several lockboxes with four-digit codes. It would have been incredibly easy and basic customer care to simply send a message with the name of the box and the code. But they did not even bother to do that. Not a single word.We were left outside, at night, with a baby, and no way in.It showed a complete lack of empathy and responsibility. The area was isolated, there was nowhere nearby to seek help or shelter, and the staff were entirely absent and unreachable. We were left in an extremely vulnerable situation due to sheer negligence. This is not just poor service—it is inhumane and shameless. If you value your safety, dignity and peace of mind, stay far, far away from this place.
Location, central to Fort Augustus - convenient parking. Clean and modern room. Nice and light/bright. The heating worked well and the water was hot.
The room was a little tight on the window side - due to a large velux. The ceiling slope was awkward for my husband who banged his head a number of times. Not an issue for me. The lamp on this side didn’t work. The bathroom although brand new, smelt a little drainy in the morning.
