    Pros +

    • The extras were incredible, the heating was great and the room was immaculate. It was the best hotel I have stayed in England for many years.
    • Spacious room with great facilities Parking Great breakfast
    • Fantastic place just outside the village of Woodhall Spa. We booked a small suite (no.5) and the Space inside was excellent, Really cosy and beautifully decorated. the bed was amazing huge with a very sumptuous mattress. the other highlight was the onsite pub and restaurant which served absolutely delicious food, Cannot fault this place and will certainly be back soon

    Cons -

    • A minor quibble. A shelf under the bathroom mirror would have been nice.
    • Postcode/directions doesn’t take you to exact location
    • Nothing at all.

The cooked breakfast was good but the sausages were rather overcooked. The room was quiet but we had to search for the front radiator adjustment as the room was so hot.The venue was also very convenient for our stay and the town was delightful with a good bookshop.

The door operating mechanism kept failing us especially when we returned mid afternoon with no one at home. The cooked breakfast was served on a cold plate which in wintertime is silly as the food gets cold too quickly.

Lovely property. We couldn’t get in to start but the vendor was over in 10 mins to get us sorted out.

We would have liked some grab rails in the bath for my elderly mother but they do have a specific room for disabled it’s just we didn’t know to ask on booking. Do ask! They’re lovely people.

Very near the main village Woodhall Spa, didn't drive. Few hundred metres away from footpath and woodland. Recommended if you just wanted a few days in nature. Lovely staff, good quality breakfasts and checkin/checkout were minimum fuss.

Minor point - no laundry service, but I was in an unusual situation (clothes ran out after a retreat) and owner directed me to the right place to get it done.

Great staff, lovely bar/snug/restaurant. Comfortable stay. Great night’s sleep, wonderful breakfast.

Spacious suite with lots of extras. Great selection of movies with many recent releases and some old classics. Bed was big and very comfortable. Breakfast choice outstanding for a small venue. Had an evening meal which was by far the best food we've had in Woodhall Spa. Certainly worth booking a suite with it's cosy sofa and chairs to relax after a long day exploring

Room was lovely. Super clean. Stylishly decorated. Breakfast had butchers sausages. Hosts were very pleasant.

The walk into town but the weather wasn't great.

Our second visit.Top quality continental and cooked breakfast. Just what we like at a B+B. Excellent! Massive and very comfortable bed made for a great night's sleep.

The walls are a bit thin and a neighbouring room's loud, early morning TV was rather intrusive.

Comfortable room, individually/quirky decorated - much nicer than a bland corporate hotel.

I arrived about 8pm and found that no food was available (Tuesday evening) - I hadn't seen this anywhere in the info and after a 4 hour drive it was a pain having to go out again to find something to eat. This wouldn't have been a problem if I had known in advance, I would have stopped on the way to eat.

We liked the location ,as we had booked a table at The tea rooms. So it was great.

The room had everything that we needed.it was so quiet.Would stay there again.

The room was well.prese ted and friendly.

The bathroom was fine. But I am elderly and would have liked a hand rail to get in and out of the bath. So missed out on a shower.

Lovely area, the rooms were well stocked and comfortable

There was a damp musty smell in the room. Otherwise it was very good and clean

    9RichardsonPosted on: 10-17-2025

The Village Limits is an easily accessible location with nice thoughtful touches in the ensuite rooms. The food was excellent with large portions of quality well cooked food. The Village Limits is a relaxing location to use as a base for exploring the surrounding area. I would suggest that guests do study a map of the area so to familiarise themselves with the exact location.

    Nothing of note

Good sized room. Large, comfy bed. Quiet. Excellent breakfast.

We had a lovely suite, but our son had a smaller room next to ours and we could both hear each other in our respective rooms.

    Pebble driveway.
