    Pros +

    • The kind staff.
    • The location and history of the hotel.
    • Great location and overall you get what you pay for.

    Cons -

    • Can't think of anything.
    • Rooms were unclean, dirty wine glass on nightstand... Told the front desk I wasn't staying there and cancelled the remaining days. They have never refunded me for the nights I did not stay there. Recent positive reviews are fake.
    • Over the course of the stay (1 night) two fire alarms went off and there was a gas issue. Alarm went off at 2am, and there was no clear indication from staff if evacuation was necessary. I was surprised they allowed the stay to go ahead due to the issues.

    Location

No hot food, shower dripped. Toilet paper holder torn off wall and not repaired. Floor squeaked with every step. Not to mention the 2am fire alarm!

Excellent location. Friendly staff. Barman Ben was a star.

The annexe room was very basic but it was fine for a pot-stop stay.

Terrible. We had stayed in this hotel twice before and are stunned at its decline.

Everything. Room was tiny, buggy, dirty, noisy, damp, far from any hotel amenities. Totally unacceptable in every way.

    Did not have breakfast

Room was cold and had no hot water for 1 day. When the manager was informed about the issue we were told to be patient and eventually the radiators and hot water would be sorted however when we came back 3 hours later the problem wasn't resolved. When we complained again he more or less told us it was our imagination. Eventually he gave us an electric heater. That couldn't obviously go into a bathroom and still no hot water. The morning we were due to leave the hot water came through.. No apology was made and no mention of refund or a kindly gesture like a bottle of wine or free drink.

Very pleasant staff and good location

Very basic accommodation, not regularly cleaned.

Excellent location — right on Dunkeld’s main street near shops, cafés, and the cathedral, with buses to nearby villages. Just a 5-minute walk to the River Tay, where we enjoyed scenic lunches and dinners. The hotel restaurant itself serves both breakfast and dinner. Easy walk from the train station.

Rooms are on the smaller side, and the Wi-Fi connection is weak unless you’re in the lobby

Good location for Highland Games, manager offer complimentary breakfast because we had to wait for a twin room

No TV, lots of noise, no ledges in shower, bathroom fan squealed

    The waitress in breakfast room

At reception, we were informed that reception would close at 18:00, and after 23:00 (when bar closes), if any emergency occurs, “you are at your own”. Scheduled breakfast at 7:00, but only 7:40 someone was there to start breakfast. Not so good experience.

    Excellent breakfast and coffee.

The room was a little bit cramped but we knew it was an economy chalet so that's fine.

Location was really good, the staff were all amazing, so caring and attentive

Very creaky type hotel, which is understandable but impacts a good nights sleep.

    Location and staff

Dates, small room badly needs modernised

Staff, location and food were great and bed was comfortable.

I understand that it was a budget option for a room but a lot of items in the room was broken. Curtains were hanging off, lamps were broken and wouldn’t turn on, hairdryer was broken, soap dispensers were either empty or broken, bin in bathroom was broken. There was only one coffee sachet in the room. The general cleanliness was quite poor. The grounds outside were in need of maintenance, dog poo bags lying around, doors hanging off on the annex building as well as a fire escape door hanging off on the hotel. It wouldn’t take a lot to improve the outside of the hotel, it just needs some maintenance and TLC.

Staff were lovely, very friendly and helpful, good location - close to shops and restaurants and nice walks

When we booked, I had specified twin beds and the room was upstairs in the main hotel. when we got to the hotel, the receptionist asked if we wanted king size or twin beds ., I confirmed that I had booked twin beds (was with my sister) , receptionist said that the room had a king size bed and she would move us to a room with twin beds. Turns out the room with twin beds was a small chalet outside the hotel, very small shower and there was no soap for the wash hand basin and the shower dispenser was empty. I requested a refill which was supplied quickly, staff always responded quickly to any request. There was no shower curtain so when using the shower, there was a lot of water splashing onto the floor. We used the towels to mop the floor so we needed to get them replaced - left towels on shower floor to indicate this. When we returned after being out all day, towels were still lying there and room hadn't been hoovered. When we asked the manager about this, he said that they didn't normally do those rooms unless we have left a hanger on the door requesting this. Checked and there was no sign of the hanger (previous occupants may have taken it ) and there was no reference to this in the welcome sheet in the room. Breakfast was not included although I had selected B&B in the filter when booking the room.

The location was excellent for me as I signed up to take a battery of classes for the Niel Gow Fiddle Tune Festival and all of my classes were held in one of the conference rooms in the hotel. Plus, this hotel is very conveniently located to all of the other events that went on during the festival, so much so that I didn't need my rental car at all as everything was reachable on foot.

    Location is very central.

Food in the restaurant was poor , restaurant was also cold. Service was slow.
