    • The room was very comfortable and clean. The breakfast was lovely as was the decor throughout. There were umbrellas available for use but we didn't need these during our stay. The artwork displayed in the room and in the public areas was really interesting and tasteful. The hotel was tastefully decorated and clean throughout. There was free on street parking and within a short walking distance, a car park with very reasonable charges.
    • Generally on my trip to Blackpool I will only use well affiliated branded hotels because of disastrous previous B&B choices. On this occasion it was a spur of the moment trip with no availability in my regular hotels, in be known to myself it was fireworks display evening and everything was fully booked. Unwittingly I stumbled across the Park Royal which with its remarkable reviews and photo uploads I was convinced this would be suitable accommodation for my weekend trip. Foolishly I booked for 2 evenings. So impressed with the rates I opted for the slightly more expensive Superior room. Shortly after booking through a well known website, I started to receive text messages from the proprietor with a barrage of do's and don't and it's T &Cs that the booking site had not stipulated. Then a text asking if I was still coming. Very dubious but I had already paid so I was at a point of no return. When we arrived there was no where to park and looking at the down trodden street it was safer to park my vehicle in a secure parking complex which was quite a distance from the guest house. Any similarities to the pictures on the website had vanished off the front of this run down property. The sign is faded and covered in bird muck, no sign of any beautiful flowers in hanging baskets. On entering you have to fight your way through the overgrown plants all around the door and hallway, it's like the Amazon rainforest. Then there is a whole heap of junk placed around the hallway. First impressions where I have just stepped into Steptoes yard. I'm afraid it just went downhill from there onwards. The room was tiny, the mirrored furniture was smashed. The wallpaper was falling off the ceiling. A garden table and chairs plonked in the only bit of space left on the floor with more plants. The towels were grotty and like sandpaper. Still we were determined it wasn't going to spoil our break. I told myself to shut up and put up and to go and enjoy...
    • Brilliant customer service ? Walking distance to Sandcastle and only 15 minutes walk to sealife. Was quiet even though the hotel was fully booked so perfect night's sleep even witha 4 year old ? Couple of Parking places ght around the corner.Thank you for making our stay perfect.

    Cons -

    • The water pressure in the bathroom wasn't good and we were unable to find a steady/stable flow that wasn't too hot or cold.
    • Evening out, the place was in darkness and the key was faulty it took a while to get into the property. (No we don't drink,so that wasn't the problem.) Inside was freezing, it's October and no heating??? The bed was disgraceful, the bedding was cheap nylon with a sweaty lumpy duvet inside. On top of all this I was bitten through the night by what I can only assume to be fleas as the premises has a pet dog. I didn't get a wink of sleep and it was Baltic in there. You cannot physically turn on the radiator because it is covered by a wooden cover. Bythis point enough was enough we didn't get washed, brush our teeth or enjoy a relaxing cup of tea, it was too cold to do anything, we used no facilities whatsoever. We got dressed and normally I would just leave and put it down to experience and not return. Not this time I approached the proprietor and discussed our findings and I did question reviews because anyone who finds this place acceptable must be pretty down on their luck and grateful for somewhere to stay. Nevermind the 9.2 Exceptional scoring by the booking site. The little man was very nonchalant and couldn't careless. I requested a refund but the greedy little man refused, I only hope he has used my money wisely and paid his utility bills so his next unsuspecting guests can at least have some light to see where they're going and some heat to keep warm. The booking site did refund me there commission which was a minimal fraction of the price and if you're still daft enough to book here like myself the Superior room is the standard room and leave your socks on because the carpets are filthy.

We could not have been happier with our stay. The room was lovely, the bed was very comfortable and the staff were fantastic. We will be back again, without a doubt. Will be recommending to family and friends.

    Absolutely nothing!

Location was ideal, staff were friendly and extremely helpful and accommodation ticked all the boxes. Room offered all the facilities we could have needed and more.

No on site parking but there was reasonably priced parking at the end of the street less than 100 yards from the property.

    9KimPosted on: 8-13-2024

Staff were amazing, nothing was too much trouble. The property has a lot of personality which we loved. Rooms were clean, fresh and comfortable. Location was great and parking is close by.

I was extremely wary of booking a hotel in Blackpool as friends and family had warned me how awful they could be, I was so fortunate to have booked this hotel the staff were so welcoming and helpful!! The hotel is lovely. I stayed with three children our room was large enough for us all to be comfortable, it was very clean and tidy!! Would highly recommend.

The Room space was good, had 3 toddlers,17 year old and 1 Adult we all had a bed each and I shared with the youngest. So we all slept comfortable. also had a dinning table which was useful in the family room.clean towels and toilet etc. U can order food locally as no restaurant and less than a 5min walk to the beach and water park would stay there again. The gentleman at the front was so kind, friendly and understanding

Didn't like the smell of the detergent on the pillow (I'm abit OCD) smelt like someone slept on it but my 17 year old didnt see a problem with it. Maybe I'm just being a fussy. But would definitely stay ther again

The couple operating this hotel was exceedingly pleasant, amiable, and accommodating. They made extra efforts to ensure our comfort. The breakfast was outstanding and made to order. We will definitely return.

Excellent location , 5 minute walk near to pleasure beach fair which was ideal for our day and the pier.Lovely family room which accommodated 2 adults and 3 teenagers comfortably.Bonus that our room was ready way earlier than check in time and hosts welcomed us with a friendly smile and helped with any queries .

We have stayed in lots of hotels and B&B’s and this one is highly recommended . Even our teenagers said ‘it’s the best one we’ve stayed in’

The vibe of this place is amazing. The art, the whole feel of the place is just perfect. Beautiful clean place. Alot of love and care goes into it and it shows. Plenty of refreshments and small touches that made it feel like home. Had the best night sleep here, it's away from all the noise but close to everything you might want to see. The bed was very comfy

There was no working WiFi. We didn't have actual soap in the bathroom but there was lots and lots of body wash.

    10MaryPosted on: 5-7-2024

Anthony was very welcoming.lovely clean rooms. Good location.

    9MonikaPosted on: 5-7-2024

Very friendly and helpful staff, great location, clean and comfy rooms. Our son Alexander really loved it too thanks to homely and nice atmosphere. The breakfast was very tasty.

    5LynnPosted on: 4-19-2024

The room was a good size for 3 of us, beds were comfy, it was quiet.

The bathroom was the let down factor, the waste pipe from the sink leaked every time you ran any water, so we had to use the shower to wash our hands, also no hand soap in there either. We did report it the afternoon we arrived, but not sure if anyone looked at it as it was still leaking when we left, so reported it again.
