    Pros +

    • Comfy bed
    • Idea property with close proximity to the university, rooms are clean and comfortable with plenty of space. Despite being next to a main road and above a pub when in the room no noise can be heard. Much larger then Expected Strong water pressure I’m 6ft+ and there was plenty of room in the bath
    • Very comfortable and clean, also quiet as room away from fairly main road. Double room given but I used as single. Perhaps a little bijou for 2 as only one sitting chair. Tea and coffee facilities..no decaff but minor point. Instant hot water at wash basin as well as shower. Good storage very good value for money. Up too early to use breakfast facility but looked good to me at reasonable price (£9 for full EB). Probably one of the best hotels at which I've stayed..(am 87!)O

    Cons -

    • No call to say wouldn't be breakfast option I paid for, kitchen was under maintenance. Bedding was dirty and the room clearly wasn't properly cleaned, the radiator was filthy as was the toilet but staff were polite and friendly.
    • The only downside was the hot breakfast wasn’t as nice as expected given the usual quality of food
    • Bit of a ? healthy walk through hotel to room at back. Think if you were disabled you could book early for more adjacent room. Minor moan re decaff but guess on a return visit would ask on booking.

Convenient to University. Nice staff. Clean sheets and towels and carpet. Beds comfy. Big Tv. Convenient with bar and parking.

I knew on booking it would be basic but booked as wanted to be as close to the uni as possible. Generally needs a bit of tlc in rooms. Fine for a night but not longer. Lamp shade missing, no lamps would turn on. Stained toilet, although looks like rust. Paper peeling away in cupboard. Marks on walls in bedroom. Material on headboards worn away. Chair visible dirt on material. Bathroom sink didn’t drain. Just fix these and would be fine. Staff are great just the rooms needs fixing.

Someone was shouting outside in the middle of the night ! Obviously nothing to do with the hotel.

The staff were very welcoming and made the whole stay really personal.

Room and bathroom were a bit shabby but still clean and comfortable.

Right location. Near buses taking you to town. Near to University. Within walking distance of main campus.Convenient having a bar and kitchen if you don't want to go into the centre to eat. Although you are within walking distance of the avenues whish have bars and restaurants.Staff were pleasantl and helpful. Rooms basic but clean. Beds comfortable. TzV and complimentary tea and coffee. Bathroom clean and functional.

    Nothing major.

Clean and tidy - pleasant staff

our room was a little noisy from below

Parking in front and back of hotel

Long walk to rooms as it’s up and down stairs

    7HarrietPosted on: 1-6-2026

    Cosy and comfortable beds

Carpets and bathroom rather dated. radiator stuck on max

    8SusannaPosted on: 1-4-2026

The bed was very comfortable, there were tea and coffee making facilities that were replenished once I’d used them, the bathroom was a very good size with an efficient shower. The location was also very good and the price was excellent.

The room was far too hot even with all the windows open and it was impossible to turn the radiators off.

Great location and relaxed but professional environment. Ate lunch and breakfast here, both excellent.

    Nothing, everything was spot on.

    5DominicPosted on: 12-17-2025

The staff were great, very helpful. The location for visiting/collecting my son from Uni could not have been better. My only issue was the windows in the bathroom could do with a blind (I know the glass is frosted) and the room itself was hotter than the surface of the sun and there was no way to control the temperature.

The heat in the room was intense.

    4AngelaPosted on: 12-13-2025

The bed linen & towels were clean.

Toenails on the carpetSmell of cigarette smokeStained toilet Noisy extractor outside the window

    6MichellePosted on: 12-8-2025

The staff and food were very good.

The bathroom was awful, tiles over the tub were hanging off, the bed was so hard we didnt sleep

    10PatPosted on: 12-7-2025

The only issue I had was that the room was too hot. The radiator in the bathroom was red hot and I couldn't turn it off. I had a window open and it didn't help. I didn't sleep well as a result

    8SimonPosted on: 12-6-2025

The property was nice and in a close vicinity to Hull. We had a bath and shower in our room and a comfortable bed. Had some home comforts kettle tea and coffee and enough space to hang your clothes.

Felt the room could have done updating with a touch of paint.

    7BevPosted on: 12-2-2025

    Location and staff.

    Some meals served luke warm.

    6KayPosted on: 11-23-2025

Location and overall cleanliness. Staff were generally friendly and helpful. Price was good.

Rooms too hot and thermostat didn't work. Some plumbing issues and needs some updating. Quality of breakfast didn't match what was advertised.
