Pros +
- The location is great, just outside the city with a great view. Free parking. Beautiful historical building, furnished with taste and style, yet equipped with all modern amenities. Very quiet and dark at night for great sleep! Clean room and common areas. Very spacious bedroom and bath. Incredibly friendly staff, always available, smiling and with useful suggestions about itineraries. Scrumptious breakfast with everything you can wish for, both warm/salty and cold/ sweet options.
- Staffs were very friendly.
- Dining room staff particularly enjoyable. Especially gentleman who had traveled to New York. He helped with wine and food selections, and gave us tips on italian food
Cons -
- It seemed high when the return ride fee was $25 Euros from the Hotel to the Train Station. The driver( a Woman) seemed just came out of a Sunday gathering. No receipt was provided. The car was not marked as a Taxi.
- The taxi to the train station 25 EU
- The bed was not very comforable. The matress was too soft and slanting to the middle. Also the airconditioning was not working properly, but luckily it was not too warm at the evenings/nights that we stayed at the hotel. There is no elevator in the hotel, so luggage needs to carried up the stairs. But reception staff is willing to help out with this. It is a pity that you can't dine at the hotel (you can have a drink though), but there are lots of nice restaurants in nearby Belluno.

The staff was really friendly and helpful. We obtained a booklet with nice places nearby to visit from the reception. Which was handy because it was rainy in the dolomites so we were looking for other activities than hiking. The breakfast was really good and we loved the good and friendly service provided at breakfast, e.g. offering us timely a second cup of cappuccino or tea. You can sit outside on the patio with a great view on the dolomites (and the front garden of the hotel).

Everything was great.Room - size, bed, decoration. WifiBreakfast at the balcony.
The beds were really comfortable! The gardens were really peaceful! It was fun to stay in a beautiful old historical building. The staff at breakfast was exceptional! There was a gentleman there that was over and above, and made our mornings just perfect!
I may have misunderstood the booking… But I thought there was a shuttle or transportation to the center of town. We were there on a weekend and buses don’t run on a Sunday. Wow we don’t mind walking, it would’ve been helpful to have the option of transportation to and from the train station.
Restaurant staff were amazing! Firendly and helpfull on whatever we needed their assistance for - unlike the reception staff. The hotel is amazing, the rooms are classic and in style. Restaurant is perfect for the money spent. Very friendly and helpful staff in restaurant - they even solved our language problems with other local businesses.
Super value for money. Authentic and rustic design, charming villa in a quiet neighborhood. Better than in the pictures. Comfortable beds. Plentiful and tasty breakfast. Would definitely come back!
The bathroom can be tricky for bigger people, but wasn't a problem for us.
4th or 5th time here and staff and surroundings are very nice. Nice meeting the Maitre d'Hotel again with excellent service as usual. On my top ten list of Italian hotels.
I wish they fix the door to the room for next time we stop by..... :)
The breakfast was very good. The rooms we were moved into were nice (we were assigned an annex room with a loft, which was at 30C even with air conditioning) but the new rooms still were over 28C with air conditioning. One of those rooms had a beautiful view of the Bellunese Dolomiti and the town.
In the annex room, the air conditioning was not functioning, and, if fact, was filled with mold and mildew and the fins were all plugged. We showed a video of the crud to management because we thought breathing in this stuff was unhealthy, and they switched our rooms. We think the property needs to focus on maintenance to make itself a top flight destination.
Nice renewed room. Historical place and very beautiful. Staff was perfect. Thanks!
Nice place to visit, very friendly staff, breakfast, and location. Very nice. see you again. Grazie
Beautiful hotel with very friendly staff. Great restaurant and super service , really pleasant staff everywhere and in particular in restaurant. Great food and choice at breakfast. A delight.
It’s a cozy stay with kind, friendly and helpful staff.Great location.Wonderful breakfast.
Amazing stay, amazing room and beds. Very peaceful, great restaurant, superb breakfast.
The shower was not as hot as I like it, but they did try to fix it. my only feedback.
The Villa is beautifully decorated. The staff was friendly and helpful but not overbearing.
When we came, the main gate wasn't open so we had to park the car on the parking lot in the back but that wasn't a big issue since it is close.
Good breakfast, friendly staff and comfortable rooms.
People at reception. Room size. Silent
Bathroom, heating system
Very elegant room.
Poor access from the parking. Had to walk outside in the rain. No service. Had to carry my own bags. Hotel had no curtesy umbrellas.... Asked for a room with bath tub in my reservation just to find out that there was a €100 supplement at the time of check in. Outdoor garden area can use some TLC
Good
The elevator did not bring us to our room floor but rather it left us in a intermediate floor and then we needed to go downstairs with the baby stroller. Not very well thought.
