Pros +
- The cleanliness of the hotel, the wide and deep pool - the kids loved it. Pizzas cooked in a wood-fired oven.We really liked the Belarusian lady at the reception, she tried to help a lot, she was positive.
- Very affordable. Good breakfast selection and helpful staff.
- Well run hotel, pizzeria & restaurant with good kitchen, proper place for a perfect sleepover.
Cons -
- 1) Location - unless you rent a car, you can't go anywhere outside the hotel. The highway runs right in front of the hotel. It's hard to get to the lake. Buses run late. You have to stay at the hotel. We only managed to get to Perugia by taxi one day.2) Restaurant Service staff - they were rude to customers. We really liked the Belarusian lady at the reception, she tried to help a lot, she was positive.
- Nice pool. Easy parking. Close to Castello Borgia where we attended a wedding event.
- The room I stayed in was old, bed was uncomfortable, lines worn, also not very clean. Bathroom small and old. Something from the 70s best analogy would be an old Motel 6. The town seems to be a local vacation spot, big lake - the customer base appears to be older Italians who have been going for years.

The location was key as I was attending a wedding up the hill.

All the staff are friendly and AC works very well. It was hot outside when I stayed so that was helpful. I liked the breakfast, there were many options to choose from.
It is a bit difficult to get to if you don’t have a car. Shuttle car costs €30. No issue if you do have a car.
Spacious. Clean . Family run business
The hotel was a good value. It had parking and breakfast included. It was well situated between Sienna and Assisi. Nice place to rest for the night.
The hotel needs to be updated. It could be that they have started the process already but the room we stayed in was closer to the 1980's than 2024.
Good hotel, great value for money.Friendly staff, clean rooms, good food.
If I have to come up with one ting: Only the pool was a little dirty on the edges
We came with 2 teenagers for the vacation .The swimming pool was great, and also we had dinner in the amazing restaurant that serves delicious dishes at a fair price .
The breakfast was not good, dry bread, no vegetables at all that we used to eat .. some cheese and dry cakes. The hotel is not available to the beach and there is no beach around .. only kilometers away...The room is basic , don't expect more than that...
The staff were very friendly and helpful, they even collected us from the station for no cost. Looked after us as if we were their friendsFood was also amazing
It is a little out of the way. Probably best if you have a car but was no issue for us as we were well looked after by the owners
Friendly owners, pool area good.Large car park so easy to park motorbikes.
Our room was unfortunately too hot as there was no air conditioning or fan in the room.
The staff was welcoming. the pool has a good size and the location Was near the town by car.
Wonderful outdoor wooded walk (covered) to our spacious room with a balcony overlooking the pool and lake (and main road). Food was wonderful, plentiful, and a reasonable price for dinner. Good communication with the hotel beforehand as well.
Bed was a bit hard but realised afterwards we had chosen the Murphy bed instead of the main one.
The room, location, amenities (pool, bar, restaurants) are all individually fantastic, but the main reason I would come here again is the friendly staff. Gianni, the owner, is the man who knows everyone and will assist with anything, he is the main reason I will be coming back in future.
Clean
Very noisy cleaning staff, very old hotel, walls are very thin so a lot of noise come through
Air con very effective and lovely room cleaner. Continental style breakfast. Plenty of cake. Would have liked black tea. Hard working staff who were very helpful with tourists information and organising taxis.
Could have had a bottle of water in the room for our arrival.Information about the hotel (restaurant opening times, pool times etc) could have been provided in room to save keep asking at front desk Exactly the same breakfast every morning.
Nice pool
Located too far from Passignano. Dreary room
The facilities were really clean and the staff were wonderful and very very helpful.
Would have been nice to have a kettle in the room - but apart from that it was a very comfortable stay.
The staff were exceptionally friendly and helpful. Let us stay in our room additional time, opened the restaurant early so we could get ready for a wedding. Really lovely. The place is quite rustic but was still very clean and perfectly fine for what we needed.
Great room, friendly staff. Delicious food.
