- Wonderful staff/owners!!Clean, comfortable rooms and the location cannot be more convenient when traveling by train.
Cons -
- No lift
- Saturday night noisy, Sunday quiet
- If you can’t deal with a lot of stairs - there isn’t a lift - but I was totally happy to nip up and down them - so not a negative for me.

Very nice staff, let us keep luggagr storage after check out. Very understanding owner. Close to train station. Quiet at night. Went over and above to keep us comfortable
Location was perfect for the Manchester marathon and food and drinks and transport
Saturday night noisy, Sunday quiet
The welcome from Simon and Sarah was fab - total felt cared and considered as a guest. The room was fab - nice and spacey with 3 rooms. Access was available either through the bar/lounge or direct street access. Room was beautiful and clean - of course there is a wee bit of noise of from outside - but it is City Centre and the free eat plugs and double glazing sorted that out. Thoroughly recommend.

Two nights for dinner and a theatre show. Hotel bar is really very nice. Hotel, for what it is, is acceptable. Clean and comfortable. But very basic and not soundproofed. Really quite noisy throughout the night.Small touches such as artwork, bedside tables, biscuits and tissues would make rooms better. But won’t solve it being in a loud location.

Noise from trams
The appearance of the building. The welcome from both Sara then Simon.Simon's thoughtfulness in offering me a change of room AND help with my suitcase for the day of my departure, even though it was very early. The proximity to the station - and views.Just one curious thing was the power unit for the shower was outside the screen - but that just made it quirky ?The pattern on my ceiling from the ceiling lights was wonderful!
Location of the property is amazing! Not even a 5 minute walk from picadilly station. So close to the city centre but far enough out you don’t get the noise. Check in and out was so easy. Room was lovely and clean. Perfect for a night in Manchester to go see a concert.
We had the the room with 4 beds, it was spacious, very decent sized television, decent sized ensuite. Loved the windows round the curved bit too and being central makes this place prime! It's 2 min walk from the station. Owners were so polite, friendly and inviting! Would recommend and I will be returning when I come back to the city!
Basic but clean and comfortable, staff really nice and helpful. Not all rooms are ensuite so bear in mind when booking, staff kindly gave us ensuite upgrade for same price as there was luckily one available :)
I liked the room, nice amount of space and comfy beds! Not too noisy of an area either despite it being above a pub/bar
The layout was a little confusing but you could get used to it
We love how close it was to train station and the good place we left our suitcase with them for 2 day wonderful staff but the only problem was the lighting as it was dark great place too for my brithday thank you
Staff were helpful. Gave tips on where to go (pubs and food) post arrival which was nice. Close to Piccadilly station (go down the ramp with shops and turn immediate left). Room was small but had a shower inside (unexpected bonus). Pub downstairs was really nice. Recommend the shin digger for something local.Tea and coffee facilities in the room; just had to manoeuvre the kettle to a plug in the room.
Little bit of a paint smell in the room. Could have done with a small bedside table but understand why there wasn’t one due to lack of space.
Great location, friendly staff and has a charme of past times. Yet the room hasn't been cleaned (under the bed) and several rooms shared one toilet and one shower (both even in the same room), so as someone showered I had to go down to the pub to find a toilet :) but other than this , all good.
The bed was comfortable with quality bedding. Large sink in room. Coffee and tea options in the room with the added bonus of having oat milk. Lovely thought
I knew I was only going to be at the hotel for about 6hours so booked the cheapest and didn't realise it was a shared bathroom. There was a shower in the room but would have preferred a toilet instead.
Right next to Manchester Piccadilly Station, very accessible to other places in Manchester. My friend sprained her ankle, staff were lovely offered help and provided ice. No lift was available just stairs. It was easy checking in and out. The room was clean, the bathroom was clean. Overall had a lovely experience! Loved the decoration of the pub downstairs, wish i could've spent more time there.
Clean, comfortable and quiet. No sound coming from outside, which surprised me due to the location being so close to the town centre and the railway station. Which enabled me to have a great nights sleep.
Great location right next to the station. Staff are lovely. Nice bar downstairs
