The hotel checked me out without notice, re-sold my room, refused any refund, and ignored my complaints; the room looked
Room not as booked: Upon arrival, we were assigned a room in the basement, despite having explicitly booked a room on at least the ground floor. Only after complaining were we moved to a different room.Replacement room not as advertised:The second room was significantly smaller than what was shown on Booking.com — 9 sqm instead of 13 sqm (we measured it). Additionally:The Wi-Fi was not working. The elevator was out of service. The shower was broken. The bathroom had no proper door, only something resembling a cupboard door, offering no real privacy.Lack of support from staff: We reported all these issues, but at no point were we offered a new room or any practical solution.Unacceptable situation one day before check-out:We booked our room from August 31st to September 6tg. When we returned to the hotel on the evening of September 5th, our key no longer worked. We asked for it to be reactivated, which was done. However, once we entered the room, we found personal belongings from other guests inside. We did not touch anything and immediately informed the reception that someone else's things were in our room.Instead of offering assistance or an alternative solution, the receptionist ultimately took the key from us and did not return it, leaving us with no room and no help.We were also falsely told that we had already checked out, which is completely untrue.I want to strongly emphasize that on September 1st, we left the hotel temporarily but absolutely did not check out. We kept the room key with us. The man at the front desk explicitly asked if we were checking out, and we clearly stated that we were not. This exchange should be visible on your security footage. We left that day because, after two full days, we still did not have a functioning shower, and the bathroom setup — with no proper door — gave us no privacy whatsoever. We also have photos and videos documenting all of the above issues and would be happy to provide them as evidence if necessary.
We liked the location (5-10 min walk to subway; cafes, pubs, food,express-groceries nearby, walking distance to Notting Hill and Hyde Park). The neighborhood was beautiful and felt very safe. All of the staff were super friendly and helpful. The hotel—despite being old and worn—was very clean. While we were there, the old-fashioned room keys were swapped to a card system. We learned that this place has new owners, and they are working on renovating and updating the hotel. While we would not have minded to walk up stairs, especially since we were on the first floor and did not have much luggage, it was nice to be able to use an elevator at the end of a long day of walking around the city :-)
Currently, this hotel does not have an option for breakfast. While an electric kettle and a few packs of tea and freeze dried coffee are provided, the rooms do not have a fridge to store any foods (such as specialty milk) that might spoil or keep drinks cool. A mini fridge in the rooms would make the stay so much more comfortable. However, the cafe Guillam Coffee House is a nice option only two blocks away. The mattresses and beds are not great, but ok for the price we paid. While we were there, the bedding was swapped from a sheet/blanket combo to a comfortable duvet. Unfortunately, since it was pretty warm, we almost preferred the former ;-)These were only little inconveniences- overall, it was good value for the price we paid. If the prices don’t go up too much due to the upgrades, we will be back!
The location is very calm and friendly and well commuted.
The pressure in the shower was really really low and it was very hard to take a shower.
The location is fantastic – right on a quiet garden square in Bayswater, just a short walk to Bayswater and Queensway tube stations. It's easy to get anywhere in London, with Hyde Park, Kensington Gardens, and lots of restaurants/shops nearby. For the price, it offered good value as a simple base for sightseeing. The room had the essentials (bed, private bathroom, TV, tea/coffee facilities), and the 24-hour reception was handy. Staff were generally polite and helpful when needed.
The room was quite small and basic, with limited space to move around or store luggage. Cleanliness was okay but could be better – some areas felt a bit dated and in need of a deeper clean/refresh. The bathroom was tiny, and facilities are minimal (no lift issues during my stay, but I've heard it can be unreliable). It's definitely a no-frills budget option, so manage expectations if you're looking for comfort or modern amenities. This keeps it fair, helpful for others, and concise – Booking.com appreciates specific, balanced feedback like this! If your experience was more positive or negative (e.g., very clean or issues with noise/bugs), let me know and I can refine it.
Comfy bed and a working shower!
Incredibly basic, very run down building. You can hear every noise made in the building at all times.
I liked the fact that when I wrote to the hotel staff after booking with questions my questions were answered politely and immediately. Not all hotel staff answer which I always feel is rude and shows they don't care about guests. I liked the fact we had a room with three single beds as that was absolutely important for us as a mother and two grown up daughters and the reason we booked the room in this hotel. The staff we encountered were friendly. The room was warm and as it was cold outside we appreciated the warmth.Despite being in a central location it was quiet. The curtains kept out the light which was good as we like a dark room. Internet and wall TV worked. The location, as has been mentioned in other reviews, was excellent. We felt the location was safe, the staff honest and we enjoyed our stay as we used the room only to sleep in as most people do while in London. As such I would recommend the hotel further.
Imagine a box with three single beds in it and a tiny desk. That's it. That's the room. There's no more space! If you open up what looks like a wardrobe there is a shower, toilet and washbasin. The shower had a fixed head so your hair will always get wet whether you want it to or not. There was no plug for the wash basin and the shower room definitely needs renovating. We booked the room because it had three beds believing it to be a certainty we would get that as we had typed three beds into our search on booking.com. We were told by the hotel staff however that it was a preference they would try to offer not a choice nor guarantee. This we understand and we did indeed get three beds. Thank you for this. I would however not want to take the risk again as if we had had one double bed and a single it would have ruined our holiday.
Reception staff excellent...friendly and efficient
Room was tiny and bed very narrow though comfortable enough
The location is perfect to explore the city The hotel has 24hr reception with friendly staff therefore I felt safe and the room was comfortable and had everything I needed
I liked everything
Location was OK, safe in the room .
Size of room, tooooo small !!!Size of bathroom, was it a poorly refurbished closet???Size of actual closet only with three (3) hangers for three (3) persons !!!???Check-in time (no earlier than 15:00 pm) and Check-Out time (no later than 11:00am) are so inconvenient !!!!There was no lamp on top of the sinlge bed in a three bedroom room !!!
Great hotel. Room was small but I knew it would be. Very clean and very comfortable. Good value for money. I will book again.

Very good location for touristic trip.Excellent service at reception desk.Comfortable 2 beds.
Small room and bathroom.Only few facilities : old chair and half-table.Difficult access to the left-luggage room.
1. Free luggage storage2. Kettle in the room with teabags3. The building and street looks great on the outside, green surroundings (park not accessible to guests, don't get fooled)4. a small closet with a safe and some hangers5. beds were comfortable
1. The MANY pictures of the park on the listing are MISLEADING. We booked mainly with the seemingly beautiful park in front of the hotel, a big plus!! Because of the multiple pictures of the bench in the park with the hotel on the background. When we found out its LOCKED, we asked the receptionist (a blonde woman, who was barely helpful during our stay) how we could access it, she told us plainly we could not. That it was for residents only, despite the pictures taken INSIDE the gates. No expressions of understanding and apologising for the inconvenience, it was really sad we couldn't be where we'd imagine we would hang out often next to the hotel.2. Coming into the hotel was awkward, because of the silence and cold air, seemingly ’random’ men by the elevator who turned out (different men) came to fix the toilet and added a 'lock' to the window.3. Since there was no park to enjoy (other parks in the neighborhood similarly were LOCKED) you might think the rooms were anything good. It is rundown: the floor in the hall creaks badly. The room was SO small that we couldn't open a suitcase. No coat hangers on the wall. Had to move the beds in order to have SOME space to move and still, the room felt like a little cage, with a beautiful view taunting us everyday for the fact we got tricked.4. The shower we avoided. It was really hard to get to a balance between scolding hot and freezing cold. The shower head was weak, gross curtain and the shower cubicle very small.5. The bathroom door, wasn’t a door. It was separate pieces that could not be locked and not entirely closed.6. The toilet seat was broken and hanging on one hinge + the hanger-on door. We got someone to fix it, so at least there's that. Flush didn't work well and wasn't resolved.7. The staff (except for the dark haired woman with glasses and man that checked us in 31/10/25 3:00 pm!
Great location, friendly and helpful staff, and the room was comfortable. It was exactly what was needed for a quick business trip over.
Average
Bit dated and run down, also incredibly hot for some reason, had to sleep with window open in november
All basic amenities provided. Room was spacious, clean and bathroom and shower were working. The location was a big plus as everything was within walking distance. Good if you have an active day out. Appropriately priced
The shower plumbing looked a bit dated but it worked for me at the end!
The location is amazing.
The internet was not good enough, it was constantly kept disconnecting and the room was not thoroughly cleaned
Convenient location, reasonably priced, clean.
