Pros +
- Location only
- Good
- The hotel is beautiful in every way: location, cleanliness, and staff, room, although I disapproved of the fact that the entrance to the room leads first to the dressing room and bathroom, then to the bed, it doesn't matter as it's a nice thing to do, Breakfast is small and somewhat varied, but it serves its purpose.
Cons -
- No formal reception, checkin process is cumbersome and rooms were noisy and had bugs
- - the staff are untrained- they forgot to clean the room for 24 hours and my stay only for 3 nights mentioned that the turn over is not enough and miss communication happened between the staff- very expensive for such services provided- their employees obviously in harry they knocking doors ( with do not disturb sign) at 10:30 a.m to ask when you will check out despite of their policy the check out at 12 pm. - unfortunately they rounded my vacation for their unprofessional behaviors.
- The bathroom smelt really unclean I was so disappointed that the lights on the hotel outside weren't working. We walked past the hotel in December 2024 and I said to my husband I want to stay there next year and it looked amazing. I was gutted that on the actual day ( a year later) the lights weren't working. Just my luck! Small thing to most but I was gutted.

Fantastic hotel with exceptional staff.Reception staff are amazing, they are welcoming. I like room service, and how clean they are, high speed Internet Room size fair enough, bed, pillows so comfortable. Bathroom big enough. The BoTree location is great. Everything is nearHighly Recommended, and for sure I will come back again

+Location is close to oxford st. And Metro station+The hotel is new (2 Years old) and the room is very clean and furniture is new. +They arranged an anniversary gift for us in the room. It was nice from the hotel and staff. +Water and Soft drinks were complementary in the mini bar.
- After I confirmed the booking they shared an email that “all our rates are subject to a 5% discretionary accommodation service charge.” And after I contacted booking support and the hotel , they said this is an optional tip for the staff. I have refused to pay while checking out and the staff were understanding. -Prices should be less comparing to room size.
Location is great staff are friendly and the rooms are very modern
Rooms are small although I booked a double duplex room it was fairly small and value of Money was too high for a room of that size
Very stylish and lovely rooms
We didn’t like being asked if we’d like to pay surcharge while checking out. It wasn’t a cheap hotel plus we’d left money in the room due the maids. Never had that at any hotel before. Felt a bit put on the spot as in lobby.
Where to begin ? the room was amazing ! I the design, the amenities; the little details which shows how much they care about their guests ! the personalised card with cupcakes ? and the heated floor ? wow ! The Bed was very comfortable too; so cozy . The little amenities pouch with everything you might need ! the extra towels and drinks I LOVED my stay ; the staff are amazing and helpful too ! this hotel is a vibe and few meters away from Selfridges and Disney Store.
Fabulous interior decoration in the common areas and the room was very stylish. Great location, nice people.
The service was not to the standard you would expect for such an expensive hotel, waited such a long time for coffee at breakfast, water glasses not filled once during two breakfast sittings, asked for tea bags to be brought brought to the room and received 2 tea bags, luggage which did not belong to us was deposited in our room part way through our stay, room was described as a suite with twin beds but was not a suite in any sense of the word and did not have twin beds despite me asking twice for the room to be set up as a twin, this was not done. We were woken at 2am one of the nights by very loud pipe noise which I had to call to check whether it was a fire alarm it was so bad. I paid £800 per night and it was a really a very big disappointment for that price.
Absolutely stunning hotel with the most attentive staff. The rooms are beautiful and incredibly clean, the underfloor heating was bliss. So well designed and amazing service. The minibar and snack selection is great and a unbelievable extensive room service menu! The food didn’t disappoint!!The member of staff looking after us was so attentive. The location of the hotel is very convenient.I can highly recommend this place and Louisa who checked us in, as well as all the other staff looked perfectly after us.The attention to detail is wonderful.
It was all excellent
Location was excellent
Reception set up is unusual but the staff were lovely ☺️
The location is perfect
The rooms smelly it doesn’t have a window despite i was looking for a room with a window you can open there’s no fresh air which’s the more important so you will smell ppl who stayed in the room before you.I asked The reception was not cooperative they confirmed that the room with a window plus i asked for a towels it took them two hours to send itSo i used my old towels.

Great location --- tucked back off of Oxford Street and leading nicely into the Marylebone neighbourhood -- and surprisingly quiet. Nicely furnished rooms, quiet and comfortable. Good brand of shampoo / conditioner / body wash / moisturizer (Jo Loves), and the room was stocked with a very good quality of clothes steamer, hair dryer and full-on Dyson hair styling kit. Two very excellent quality dressing gowns were supplied. We also received a complimentary bottle of wine as it was our first stay, which was unexpected, as well as a stock of free Halloween-themed sweets. Nice touch. The whole hotel is also well stocked with fancy umbrellas and shopping bags, appropriate for marching around on foot in the neighbourhood and collecting your treasures. I did take advantage of the 24-hour gym as well, which had everything you'd need for a good workout (variety of cardio equipment, weights etc). Did not eat at the hotel as had made alternative plans.
There are some little 'hidden charges' to be mindful of. Nothing crazy, but one may find it annoying if you expect only to pay the exact amount of the booking 'as advertised'. For example, to make up the sofa bed for my daughter was an extra fee per night (understandable but wasn't entirely clear when booked), and they do apply a discretionary service charge to the bill (again - understandable and I have no issue paying for good service).

I got scammed
The manger offered us a complimentary breakfast due an issue on our room, when we checked out the receptionist forced us to pay for it !! Because It wasn’t mentioned in the system I called them many times after I left Uk to double check with the manager and refund the amount unfortunately they keep ignoring me by saying we will check and get back to you ! I lost the hope the amount will be refunded I stayed 3 times with them and this one is the last It's a terrible and heartbreaking feeling to be scammed by my favorite hotel in London.
