    Pros +

    • Location was brilliant (went to see show at London Palladium) and room was so quiet! Loved the decor and the roominess of the room. Well equipped with coffee, tea AND cookies (biscuits) - thank you very much!
    • The location was great. Very close to the Underground and we became very good getting around using the underground or just walking. The breakfast was very good, and we were even given a breakfast snack bag on one day when we left very early for a tour. The staff was amazing and very helpful.
    • The King Arms is conveniently located on a quiet street out of the hustle and bustle or Oxford street but just a short walk. The pub was delightful. The beds comfortable, the rooms roomy and fun, lovely large bathroom and shower.

    Cons -

    • A lift would be excellent but not possible to retrofit in such a lovely lovely building - not an issue for us but for anyone booking be aware.
    • The room size was small but compared to the location, staff and overall value - we were perfectly fine.
    • No elevators is one thing but the stairs are very steep and if you’re an older person or have any sort of knee problem you should think twice before booking a room here. I’m not quite sure I understand the breakfast break down or what part of breakfast that was included in the room. The kitchen doesn’t operate outside of breakfast hours.

I liked the uniqueness of the rooms. Good beer and cocktails.

    Location and staff

We are a couple in our 70’s and our room was 3 very steep and precipitous stairs, and going up and down with luggage was very unsafe. Not recommended for those who have difficulty with stairs. Also the key cards didn’t work and I had to go up and down 3 times; still didnt work. The barmaid gave me her key card.

Really friendly staff, great breakfast, quirky room and fantastic location.

Room was a bit dark when getting ready.

This was the most amazing place to stay. From the moment we arrived Daniel was very attentive. We went to Harry Potter the next morning and had the breakfast included with our stay. He had bags filled with goodies waiting for us to take! They were very well packed. Each day he discussed any questions we had. Darren, the chef, was super friendly and took good care of us in the morning. He also spent time talking with us since it was our first time in London. Our rooms were amazing. The beds were super comfortable, I wish I knew what kind of pillows they used, becuase its all I have been thinking about since home. Book this place and you won't be sorry!

This place was great! I have no complaints! Please give it a try.

I liked the location, and the room was really lovely. The breakfast in the morning was really good too! Very fun to stay above a pub.

Charming unique beautiful boutique hotel. The staff was wonderful and so helpful. Location was great . Easy to get to so many places nearby. Lovely street with shops and restaurants . We loved our stay .

We were on top floor with very hot days so AC wasn’t always cooling our room . We had to get help from staff a few times to get our room cool.

It had a lot of character. Each room is unique. Super cool boutique hotel. The location is fantastic.

I liked the rooms, the location and the staff.

The location was great, room was very comfortable and very clean. The bathroom was very large and beautifully decorated. Very helpful and friendly staff.

Well decorated room with stunning copper tub and lovely quaint furnishings. Great water pressure and heating option for the thermostat to combat sudden freezing rain in London during my stay. Breakfast was exceptional as I was offered the full English breakfast but instead chose something else off the menu. Staff are accommodating and friendly as well.

    Location.

Narrow steep steps to a very tiny room.

    8RogerPosted on: 6-1-2025

from initial communication with the hotel and answering all questions it could not be faulted, room was spotless and safe with key card entry to accommodation area. Location was central to everything we wanted to see and do.

Although not the fault of the premises it is noisy when there are a lot of people drinking outside, due to the age of the building i assume double glazing cannot be installed

Comfortable quiet room at the top of the building with one bow window and interesting furnishings, a nice bathroom with good shower, in a mostly residential neighborhood with cafes nearby. There was a nice tea selection in the room.

There are many steep stairs to climb to this room (the Study) though we were prepared for this and are thankful that we can still manage them at our age! One bedside lamp needed fixing, but this was a minor issue.

    Location and the pub downstairs!

    Shower didn’t drain well

Location and decor of Pub. Helpful staff that prepared room early for an early arrival.

Beautiful rooms, friendly staff, perfect location and lovely breakfast. I will definitely come back!

I always wanted to try staying at a pub…well I tried for 4 nights and it was a wonderful experience. A bit pricey, but very nice well decorated rooms, very friendly staff with really popular pub, and the rooms are extremely well soundproofed….absolutely no noise in the evening

    Nothing really.

The catacomb bar was particularly cool, and the staff were kind enough to give us platters & dishware so we could eat in our rooms despite limited space.

The bed was small and the room only had one desk, which was very small and had lots of stuff on it when we arrived. It's above a bar, so naturally it gets loud in the evening.
