Pros +

Location was very convenient to everything. We really enjoyed the private patio. Overall the location was quiet and the room offered everything needed for an enjoyable stay.
Was within walking distance of most of the great Newport Mansions, but was on a quiet cul de sac. Very romantic.

Cons -

The bed and pillows were terrible uncomfortable. Suggest bringing your own pillows or even a mattress topper. The owner sent a lot of emails with info that could or should be posted on their website.
