    Pros +

    • The view of the courtyard was nice.
    • When I got to the hotel after a 4.5 hr train ride the door was locked. It was pouring rain and I wasn’t too happy. Finally I went to the real estate office next door when they let me call the hotel. At first the answering service picked up.
    • Loved the feel;friendly, fresh, inviting. Free wonderful breakfast, snacks and drinks. We had a room that opened to the garden. John set up the fire pit 2 nights in a row for an evening fire.

    Cons -

    • It was too hot. There was hair on the bathroom floor. The hot water only lasted about 8 minutes. Not a good drink or breakfast selection.
    • When someone finally answered the phone they said they would be back in 5 min which I thought was crazy. There was no robe in the room as advertised and to get coffee I have to show my room key to the 7-11 across the street. Very disappointing.
    • The room was a little down at the heels. The bed fabric was tired and spotted, the desk chair was damaged. The bathroom door was a sliding door that was difficult to move and afforded little privacy.

Nice sized room, comfortable bed, nice breakfast and refreshments included. Great restaurant next door.

The room was a little down at the heels. The bed fabric was tired and spotted, the desk chair was damaged. The bathroom door was a sliding door that was difficult to move and afforded little privacy.

The location was fantastic and Nico and the staff went above and beyond for us. I had to go to the hospital and nico and staff were so helpful with that. Is my go to spot when in the area.

Clean and well appointed; nice bath facilities; bed was good; coffee and drink bar came in handy, especially all the different milks. Common area decor was very appealing, even in the courtyards. We appreciated the friendly host, John and good communication from Nico.

One window in the bathroom let in a lot of light.

The guesthouse is in a quiet location in a pretty residential part of Georgetown. The whole of Georgetown is within easy walking distance. The hosts were really welcoming and helpful. The room was excellent with everything that you would expect. The garden areas looked really nice but November wasn't the time for sitting outside!

The breakfast was a little better than the standard hotel buffet breakfast but a hot choice (other than DIY boiled eggs) would have been nice.We mostly used the Metro for getting round DC and the closest well connected station at Foggy Bottom was a 20 minute walk away.

Super friendly, wonderful location, clean and comfortable room.

generous space, open guest kitchen with many options for breakfast. An excellent restaurant, Aspero, right next door. A market directly across the street. Utterly charming neighborhood.

my only negative: Room 5 is close to the kitchen, where the espresso machine is right up against the Room 5 wall. The buzzing of that machine goes right through the wall like an alarm. It would be nice, too, if the windows could open.

Loved the one bedroom suite room, it was spacious and comfortable. Very cute backyard that was quiet and nice if you wanted to relax. The staff was very nice. Very nice location with lots of little places to eat nearby.

Appreciate the little kitchen in the front with nice snacks, but the bagels and bread in the morning were a bit dry.

We loved every little detail in the guesthouse! Both indoor and outdoor spaces were beautiful, clean and spacious and we felt extremely comfortable! All the amenities were great and we liked the cosy vibes during breakfast time, which was excellent! The neighborhood and general area was dreamy – stunning like a painting and definitely the most beautiful we saw in Washington! The staff was amazing, answering all of our questions from the very beginning and helping us with everything throughout our stay.Thank you from the bottom of our hearts – we truly hope we’ll be able to come back someday!Sending our warmest greetings from Greece!!!:)

Although the neighborhood is the most beautiful in all of Washington, it was a bit of a walk — but that wasn’t a problem and didn’t stop us from having a wonderful time!

Great common space, excellent coffee, very good breakfast. We had huge bathtub.

This was a friendly, inviting place that was in a lovely neighborhood. We were located within a half mile of the metro and used this to get around. Coffee, fresh fruit, water, and snacks were available 24/7. This was close to many great restaurants and the stay couldn't have been better.

We had a wonderful stay in this extraordinary little guest house in historical Georgetown. We enjoyed the quiet neighborhood and liked the breakfast very much.

Very nice property. All was comfortable. We had water and other drinks, small snacks and fruits at our disposal all the time which was especially pleasant for our kids.

A little bit more variety for breakfast could be nice. We stayed just few nights so it was OK.

Fantastic location. Great room, staff were amazing and always helpful. Plenty of clean towels every day. Lots of choice at breakfast.

Our room could benefit from some TLC perhaps a lick of paint. It wouldn’t prevent us from coming back though

This hotel is really cosy and the staff made you feel comfortable before even stepping in the door. We really enjoyed our room and since we were in Washington during a heatwave we spent some time just relaxing with the AC on. The breakfast is good and self-service and some items are available throughout the day such as coffee, tea and other beverages. I woke early because of jetlag and it was nice to be able to go down and make a cup of tea before breakfast officially started. Free water bottles was also really nice. The staff is super friendly and helpful. Although we were a bit sceptical at first, the keyless system worked really well and was programmed so we could let ourselves in when arriving late. There is also a Market across the street open late where you can buy snacks or prepared meals.

We had the room just at the top of the stairs and the door was quite thin which meant I woke up every morning when the staff started to put out breakfast and you can hear the loud beeps from your neighborhoods lockpad on their door. Our shower head was leaking, which the manager got checked out really fast, but the could not fix it right away which led to a constant dripping sound in the room. We solved it by closing the bathroom door but this made it really hot and humid in their without the AC. None of these were dealbreakers and we really enjoyed our stay.

Good continental breakfast options. Free snacks and drinks available all day. Great location.

Our bedroom adjacent to the garden so people could look into our room.
