The location is perfect. There is convenient parking right on site and it's within walking distance from everything in the Newport harbor area. Our room had a harbor view, and we saw an amazing sunset right from the room.

The staff was super friendly. Large roooms with mini kitchen. Very clean. And the head chef is famous- competing on Gordon Ramsey’s Hells Kitchen in 2025. Excellent menu.

This is a quaint hotel in an excellent location in Newport. The hotel felt like you stepped back in time but we enjoyed that about it. If you want super modern, this is not the place for you. The breakfast and tea time were excellent.
Breakfast was great. The location was walking distance from Gansett Cruises (great tour) and the room was quaint and comfortable. There is also a rooftop patio. You have to climb to the 4th floor to access it.

The view was amazing!
Nothing!Did not stay at the Wyndham due to all the reasons checked. I was placed in the annex building which had NO PARKING and would have to travel back & forth to main building for any amenities which was impossible with toting two children and luggage.
I love the location the most you can see the water and Newport bridge

The location is perfect for anyone wanting to park their car and walk the strip. Everything is close. There is so much to see in just that area. The hotel restaurant over looks the water. Everyone was very kind at the hotel.

Good location for easy exploring on foot. Host is genial and helpful. The inn is clean, comfortable and inviting.
This was a great B&B experience. Even after reading reviews online, not always sure what to expected. My biggest thing is cleaningless and I was completely satisfied on that side. It's an older house, very well kept and super charming. Great location too!
the area, the house was decorated well and was cozy, the breakfast was well-prepared

Front desk clerk is amazing! He helped us adjust our stay based on a family member illness impacting travel plans.
Indoor pool is great, especially when the weather is not great. The cleanliness, patio, and restaurant also make this hotel our top pick in the area.
The location and the room option I chose was very spacious.

Very centralized location for my needs- daughter's orientation at University of Rhode Island
Meh. For the price I would have expected more. This felt mid/average but not worth $--- for a single night and a decent hot breakfast should have been included at this price point.

The recent renovation is both great looking and functional.
Room as well appointed and very clean. Very good breakfast as well. Location was very convenient to downtown Newport.
The rooms were clean and there was a lot of space and tables in the breakfast area.

The area is nice near the Cliff Walk. (although one building is on a busy street). The room had a sitting area. Rooftop hot tub and fire was nice but I had to walk across a parking lot to another building.
Awesome location, esp because you can avoid the chaotic and expensive beach parking. Super nice staff, very clean. I¿d stay here again!
Location to the beach, not so much to Downtown

Top Tips
- Reserve rooms 60-120 days ahead for Newport Folk (early July), Newport Jazz (late July), and the Newport International Boat Show (September). During these events, hotels often sell out downtown inventory and last-minute rooms are rare.
- From late spring to early fall, ferries operate between Providence or Bristol and downtown Newport (Long Wharf), with travel times of 30-60 minutes. The ferry drops you within walking distance of Thames Street, which helps avoid paying for limited hotel or lot parking.
- Many converted mansions and 19th-century inns have only stairs or narrow staircases. If mobility or heavy luggage is a concern, request a ground-floor or elevator-access room in writing.
- Downtown meters and public lots are enforced in summer. On-site hotel parking or valet typically costs from $15 to $45 USD per night; confirm the exact nightly rate when booking or consider remote lots.
- Hotels on Bellevue Avenue or near Cliff Walk are generally a 10-25 minute walk from Thames Street and tend to be quieter overnight, avoiding late bar noise near Thames. Hotels close to Thames Street are typically a 2-5 minute walk from bars and may be louder after 11 PM.
- Hotels in Middletown and Portsmouth often list lower nightly rates compared to downtown, with drives of about 10-20 minutes (5-10 miles) to central Newport outside peak traffic. This option is useful for budgeting or when downtown is fully booked during festival weekends.
- Several small inns and seasonal resorts close or reduce services in mid-winter, especially January to February. If traveling then, call properties directly as you can often find 30-60% lower rates but may have fewer dining or amenity options.
- Hotels on Ocean Drive, Goat Island, or Gurney’s offer direct beach or private beach access. Downtown waterfront hotels have harbor or beach views but generally limited sandy beach access.
- Large hotels advertise business amenities and often provide corporate Wi-Fi. Many small B&Bs do not list internet speeds; ask for a wired port or speed test if you need consistent upload or download performance.
