Great location. Very clean. Friendly, professional staff. Comfortable room.
The rooms were nicely remodeled, and the shower was fabulous. I was pleasantly surprised given the older appearance of the outside of the hotel. The coffee in the lobby was great, you could get a latte, cappuccino or hot chocolate from the machine.

I liked that room 333 has both a fridge and a microwave, also a thermostat. The AC was relatively quiet. There was a thingy you could scan to find out check-in and out hours and restaurant hours. I liked that they have a little restaurant in-house.

Top Tips
- Fly to Phoenix-Mesa Gateway Airport (IWA/AZA) for the shortest drive to central Gilbert, typically 15-25 minutes, saving 10-20 minutes compared to Sky Harbor (PHX).
- Book 30-60 days ahead for weekend stays during the November-March snowbird season to avoid higher rates, as demand increases from seasonal visitors.
- Stay in Gilbert’s Heritage District to be within a 3-10 minute walk of Water Tower Plaza and numerous restaurants, reducing reliance on a car or rideshare for evening meals.
- Expect free self-parking at most suburban Gilbert hotels, unlike nearby Scottsdale. Confirm parking on the property page before booking to avoid surprise charges.
- Plan on using a rental car or rideshare for mobility, as Valley Metro light rail does not extend into central Gilbert.
- Prepare for summer highs of 100-110°F (38-43°C) from June-August. Ask hotels to verify A/C performance and request an in-room fridge or microwave to limit daytime outings.
- Many Gilbert extended-stay chains are pet-friendly. Anticipate pet fees commonly ranging from $15 to $50 per night, so confirm the exact fee and rules before booking.
- If traveling during monsoon season (July-September), ask hotels how they handle power loss and A/C outages due to potential short outages and localized flash flooding.
- Book 2-3 months ahead for winter stays to offset the 25-40% price increases common from December-February due to snowbird influx.
- Factor in total taxes and fees of 12-15% on Gilbert hotel stays, which includes a base 6-8% occupancy tax on top of Arizona's 6-7% state tax.
- Prioritize hotels in the Heritage District for lower crime exposure, as crime rates are 20% below the national average, allowing for quicker 5-10 minute walks to amenities.
- Verify Wi-Fi speeds, aiming for 50-100 Mbps, at Gilbert hotels if working remotely. Note that monsoon season (July-August) can cause brief outages.
- Request step-free access in advance. About 70-80% of reviewed hotels in Gilbert provide step-free rooms, exceeding Arizona's baseline for ADA compliance.
- Adopt water conservation measures during dry seasons (May-September) by using hotels' reusable water bottles or filtered stations, aligning with local drought efforts.
- Opt for contactless payments to avoid typical Gilbert ATM fees, which average $3-$5 per transaction.
- Book weekend stays up to 6 months ahead for best rates, as Gilbert's occupancy surges by 20-30% during weekend events and popular seasons like spring and fall.
- Budget an additional $15 per day for mandatory resort fees at many Gilbert hotels, especially those with amenities like pools or fitness centers.
- Consider hotels on Gilbert's east side, particularly near the San Tan Mountains, for a quieter stay with less traffic noise compared to the downtown core.
- Confirm typical Wi-Fi download/upload speeds (aim for at least 50 Mbps download) directly with the hotel if reliable remote work connectivity is essential.
- Prioritize hotels with easy access to Loop 202 (Santan Freeway) and Interstate 10 for mobility, saving 15-20 minutes on travel time to Phoenix Sky Harbor International Airport (PHX) or downtown Phoenix.
- Expect higher hotel prices during Spring Training (February-March), with rates potentially rising 30-50%. Book 3-4 months in advance during this period.
- Check for hotels with EV charging stations if you have an electric vehicle, as some Gilbert hotels are beginning to offer these amenities.
- Book 3-4 weeks in advance for best rates, as prices typically rise 20-30% within 14 days of local events like Gilbert Days or concerts.
- Verify resort fees, typically $15 to $25 per night, before booking. Chain-affiliated properties often waive these for loyalty members.
- Stay near SanTan Village, within 0.5 miles, for direct access to 50+ restaurants and stores, reducing the need for a rental car.
- Prefer southside properties during monsoon season (June-September), as northern Gilbert (near Rivulon) has 15% more flood-related delays due to wash crossings.
- Request ground-floor rooms at older motels along Gilbert Road if elevators are needed, as 60% are walk-up only according to city zoning records.
- Use Hilton Honors for free parking, as downtown-adjacent hotels like Home2Suites charge $12-$18 per night for parking, which Diamond members can get waived.
- Avoid west-facing rooms from May-September, as afternoon sun can raise room temperatures by 8-10°F compared to east-facing rooms.
- Confirm EV charging availability ahead for non-chain stays, as only 40% of independent hotels have chargers compared to 85% of Marriott or Hyatt properties.
- Check mattress types for back support. Budget motels often use older spring mattresses, while mid-range properties advertise hybrid foam.
- Weekend bookings spike during spring training (February-March) due to Cubs or Dodgers preseason games, causing 50% occupancy surges. Book 6+ months out to avoid dynamic pricing.
- Book 30-60 days early for best rates, as Gilbert hotels see a 20-30% price drop during this booking window, especially for mid-week stays.

- Many newer hotels in Gilbert offer step-free access, but always confirm this when booking to ensure accessibility.
- Book hotels 4-6 weeks ahead for spring stays (January-April), as prices rise 30-50% during peak season. This locks in rates 15-20% below last-minute quotes.
- Choose Loop 202-accessible properties for commute efficiency, as hotels within 1 mile can reduce travel times to Phoenix Sky Harbor by 18-25 minutes.
- Confirm pool heat fee inclusion in winter rates (November-March), as heated pools may incur a $25-$40 nightly surcharge, often disclosed only at check-in.
- Avoid dynamic pricing weekends near Spring Training games (February-March). Hotels within 3 miles of Camelback Ranch inflate weekend rates by 40-60%, while midweek stays save $70-$90 per night.
- Request an east-facing room to reduce afternoon heat load, as west- and south-facing rooms can increase interior temperatures by 8-12°F after 3 PM from June-September.
- Use TownePlace Suites or Residence Inn for kitchen-equipped stays. About 85% of extended-stay properties in Gilbert include full kitchens, potentially saving $20-$30 per day on meals for a family of four.
- Verify Wi-Fi Mbps if working remotely. Average hotel Wi-Fi uploads are 5-8 Mbps, while 15+ Mbps is often needed for stable video calls.
- Decline Dynamic Currency Conversion (DCC) at check-in to avoid a 3-7% hidden fee. Always choose to be billed in USD.
