Pros +
- The property is located in center Fira with full Caldera views. Once you leave the public way you are transformed into your personal experience. Granted, as other reviewers mention, each private terrace has three units on them so you there is the possibility of one ore two people passing through your terrace to access their unit. I had a Jr. Suite with a private plunge pool that was the last of the units so this was not an issue. But to be honest, I rarely say anyone else around! Great home base for exploring the island but still having restaurants, bars, mini-markets immediately accessible. When day tripping became too much, I stocked the fridge with wine beer and Ahmad olives and snacks and spent the day enjoying the view and the personal pool. Was a fantastic break. The owners are lovely, and the staff very accommodating. Would recommend to my friends.

- The hotel had a very nice view of Caldera. It had a nice large balcony in front, perfect to spend some quality time. The assistant manager who greeted us was extremely supportive and responsive throughout our stay (he gave us his number, so was very easy to reach). The room quality and cleanliness was acceptable. The location was nice if one prefer to stay in a lively area. The front side of the room was all glass, which gives an amazing view from inside the room.
Cons -
- Whilst you cannot deny the stunning location the rooms and facilities are very basic and in need of some extensive work. It is advertised as a suite, but is far from it. Lamps not working, fridge leaking, and bathroom is basically falling apart with cracks and pieces falling off i.e. the towel holder fell off the wall nearly hitting one of us on the head) and the toilet is also barely hanging on (as it is a suspended). Twice during our stay there was no hot water, and a/c is barely able to cool the room. There is also an annoying green light that you are unable to switch off (think it is part of the air con system or something) that we had to cover as it lights up the room. The pool is quite dirty and on our last day was unusable.Overall not great value for money.
- The ~10mins walking path from the main road was stoned paved way with occasional stairs, making it very hard to carry large luggages. The hotel was hard to find, reception was invisible/inaccessible to the guests, and most of the time unattended (and no one picked up the hotel phone listed here). Hence, check-in experience was not smooth.Free breakfast started at 9:30am, too late IMO. We didn't have a chance to avail our free breakfast opportunity because we didn't want to wait that late before we go out exploring. Each floor had 3 rooms side-wise, sharing the same balcony (which is also the common walk way). So, privacy was an issue.Very limited support after-hours. So, for any room amenities, needed to wait until the next day. Most of the iconic pictures of Santorini are from Oia, which was far from the hotel (located Fira).
- The start time of 9:30am for breakfast means you'd need to skip it and not fully get what you paid for in order to start your day early and avoid the crowds. Our shuttle transfer was also 1hr late and we were left stranded at the ferry doc with no communication, and there was no compensation for this.

Beautiful location and stunning sunset, ocean, and caldera view! The staff were friendly and assisted with all our questions and requests, including accommodating for a late checkout, and having a porter carry our bags from the nearest taxi drop off point to the hotel. Breakfast was also delicious!

The view was beautiful. The breakfast and staff were delightful. The bed was comfortable, but felt small.
Getting to the property with 85lbs of luggage was a nightmare. It was a very long walk down lots of stairs. Had we known how difficult it would be to get to the property we would not have booked it. If you don’t have heavy luggage this would be a non issue. The pool was very small but it was heated. It did smell a little. We needed up booking another room elsewhere and keeping both because we wanted several days to slowly bring luggage to a hotel closer to the road. The pool was not very private. In comparison to pools at other places we stayed this trip, the pool was tiny and not private.
Beautiful view , comfortable bed
Quite difficult to get to by foot . No water or coffee pods ( for the Nespresso machine ) until we asked .
Spectacular view and lovely upgrade to have pool. Clean and tidy. Great having porter to help with bags. In the heart of it all but quiet for relaxation. Breakfast good with amazing views.
Air conditioner poor and didn’t really cool down room. Shower splashes water into rest of bathroom floor. No porter available when leaving. This property has fair few steep stairs so not for those with knee or leg issues.
The room was lovely and the view spectacular.
The pool was warm like being in a hot tub and was often dirty. The staff member who met us and brought our bag to the room was lovely but the owner could have been a little friendlier on reception. Don’t order anything extra with breakfast. I asked for a second glass of orange juice as the first one was half full of ice and had been watered down with sparkling water/sprite. He told me I would need to pay for the second glass I said ok assuming it would be normal. Another glass half full of ice and sprite arrived and I was charged €8 ?.
Caldera view from the room/balcony was fnatastic.
Getting to the hotel from the main road needed a decent amount of walking over an uneven cobbled path with a good few stairs; so, getting the luggage to the room and back can be quite hard work. To make it even worse, the path was a bit smelly and unhygienic with donkey poo! Room itself was a few levels down from the reception, with no lift, but I suppose that’s the norm for most caldera-view hotels. Balcony and hot-tub/pool area was not private. Breakfast was fairly basic, asst manager Panos was quite friendly and helpful, but the owner had an arrogant, and possibly a tinge of racist, attitude while serving breakfast. Not something expected from a highly expensive, supposedly ‘luxury’ establishment. So overall, wouldn’t recommend this hotel.
Great view and location, friendly staff, Room cleanliness, Breakfast was awesome
Since we had an early morning flight - we had to carry all of our luggage by ourselves to the TAxi stand - many stairs to take - if travelling with lot of luggage - this is a problem
The view is absolutely amazing you can’t beat this location. Panos is a delight nothing was too much trouble to ask for.
Rooms could do with some updating but it was still a great stay!
Location is fantastic and the service is excellent! We couldn't of been happier with our stay.. The room was quiet, with a fantastic view that we will never forget. All furnishings are of a high standard and the service was excellent!
Nothing it was perfect!
The view was stunning that you can never get bored. The staff were friendly and helpfull. The suite is in the city center so everything are easily reachable, yet the place is quiet and provide privacy.
It'a a bit challenging to get there from the bus terminal when you have a heavy luggage.Everything else were good
The view
The air condition need a deep clean and the toilet holder is broken. My partner ordered my breakfast and they did not cook it then when I arrived they refused to cook it because I was late. Don’t understand why they can’t cook it first without me there while my partner already there fire the breakfast time
There are an increasing number of iconic tourist hotspots around the World that are now suffering from mass adoration; Amsterdam, Venice, etc. Unfortunately Santorini must be near the top of the list. Prepare yourself for wall to wall crowds. But I digress. When you think of Santorini, you see picturesque cliff top views of cruise liners in the Aegean Sea, cute houses, restaurants and bars, cascading up precipitous slopes and magic sunsets. Some hotels and apartments in Santorini think that if they provide this view, and many do, that they can claim to be luxurious. The Kratiras View Luxury Suites fall into this category. They definitely have the luxurious views but that is where luxury ends. We did have one of the cheapest rooms without a private pool. It is either a private pool or no pool. The management seem to think the view will compensate for everything so why bother about the petty details like the door handle is on the table when you arrive, the key to the safe doesn’t work, the hairdryer falls apart, the table lamp doesn’t work, the air conditioning unit is old and barely keeps the day time heat at bay (we hate to think what it was like during the recent 40 degree heatwave.) The view also comes at a price. Between 2pm and 7pm you will need to keep the suite curtains fully closed to block out the heat and glare of the Western Sun because there is no effective shade. The ‘suites’ themselves (really a room) are very small and compact with a double bed pressed against a wall. Small desk and chair, fridge, small table and 2 chairs, although a table and chairs are also an available on the small patio. The two adjacent suites are open to your patio so there is absolutely no privacy in your room. Most suites have very small pools or spas, the middle ones on the upper two floors have neither. So if you want a pool, make sure you request one, but remember that Western sun, you may get boiled rather than cooled.

Amazing views, even better than pictures. Floor to ceiling windows as the front wall of the room, giving you a view of the ocean, amazing! Didn't feel rushed to leave the room because of the great view from inside. Panos,I believe is his name was great, met us at taxi drop off and carried luggage to hotel, which was quite a way with winding streets. He was always very helpful with everything. The room was great, bed super comfortable and great shower with good water pressure. Will definitely stay there again!
Location is great and staff friendly and amazing
Only small things - could use more flowers and greenery, but these really are none points and nothing that stops from a great holiday
Spectacular view! Panos was truly one of the best hotel hosts we’ve ever had. Always happy and smiling and ready to help with anything!
The view was amazing.
The room was not clean. You have no privacy in the terrace. The other guests are coming to your terrace to be able to go to their rooms. The breakfeast was very poore for the money that we paid. We alwais have to ask for water ar breakfeast.I will never come back.
The view was awesome...
The air aircondition the first day isn't working very good and they don't show be so worry about it.
