Pros +
- Nice boutique hotel, fun rooftop for a late night drink. Cute restaurant. Pretty decor. I would stay here again!
- Staff are very attentive, everything is super clean and the food is amazing
- The pool, rooms, lobby and entire hotel were exceptional. It was so beautiful and everything was clean. The staff were helpful and accommodating. My only complaint would be the location, as they were doing construction in the roads working 1-2 km around the hotel. This meant that it is almost impossible to find a route to the hotel and you needed to cab or drive to get anywhere from there.
Cons -
- We booked last minute the deluxe king room with bath and got there and they couldn’t accommodate us the room so we got a two storey suite instead. The stairs in the suite were a bit scary because there is no railing, so nighttime trips to the washroom were dangerous. Would have preferred the room we had originally booked as I was looking forward to enjoying the larger sized terrace and a bath. The hotel did their best to accommodate us so I still enjoyed my experience. I would stay here again!
- I like everything! I’llSuggest some yoga
- No loungers or beach chairs by the pool. The bedrooms have some hangers for your clothes but no drawers or shelves so you live out of a suitcase.

Good design, cool layout
No loungers or beach chairs by the pool. The bedrooms have some hangers for your clothes but no drawers or shelves so you live out of a suitcase.
From the music, to the staff, to the atmosphere of the decor and the cleanliness. I can't pinpoint what I liked best about this hotel. The rooftop was beautiful and great during the sunset with the DJ playing. And I lived that there was a bar on the rooftop, too. Not just with alcoholic drinks, but also with natural juices. The bed was very comfortable and the complimentary bottle of Mezcal was the perfect touch. The room itself was beautifully decorated, with a calming sense to it, a lot of natural lighting and very very clean. There is complimentary parking right outside the hotel, which is a huge plus when renting a car. I will absolutely be back, I really really enjoyed this place!
There's nothing I didn't like.
Amazing rooms, clean and stylish. Despite some mixups in the room I had booked, they made sure to compensate so that I was happy with the outcome.
I read the other reviews about the loud music on weekends, including Sundays, but did not expect it to be as loud as it was, no earplugs could cancel it out, the whole bed was shaking. But it stops at 11pm. If you are out partying anyway then all good! But if you want an early nights sleep then Friday-Sunday is not for you.
We recently stayed at Hotel Xkeban in Tulum, and while our overall experience was decent, it didn’t quite meet our expectations. The hotel’s facilities are beautiful, with stylish and well-maintained interiors that make for a comfortable stay. Our room was nice and comfortable, but unfortunately, the bathroom wasn't as clean as we had hoped. The restaurant area remained quite dark, which made dining less enjoyable. Additionally, the front part of the hotel is still under construction and is unpaved, which detracted from the overall atmosphere. It’s clear the hotel is still a work in progress, and although we had an okay time, there are a few aspects that need improvement to elevate the experience. we truly appreciated the attention and service provided by Excequiel, who received us, unfortunately we saw him again when we were checking out.
One morning, we went down for breakfast, only to find that the kitchen was unavailable because all the chefs had decided not to show up that day. We were left with access only to the bar, and fortunately, their selection of healthy juices was good. Otherwise, we would not have had any food options available, which was problematic as my wife needed to take medication.During our Sunday night stay, my wife was dealing with a health condition and was hoping to rest with me. However, we were surprised to discover that the hotel hosts parties until 11 PM on Thursday, Friday, and Saturday nights. This was not clearly communicated when we made the reservation. When we mentioned the issue, the staff pointed out that it was included in the terms and conditions, but we felt it should have been made much clearer. The noise was unbearable, and we ended up leaving the hotel until 10 PM despite my wife not being in the best health. To make matters worse, when we went downstairs, there was nobody at the bar or at the reception. The pool area is nice, but we were not informed that the hotel is pet-friendly, allowing dogs to swim in the pool. While this is not an issue for us, it would have been helpful to know in advance, so we could have made an informed decision when booking. These issues impacted our stay, and we feel that better communication and management of certain aspects could have significantly improved our overall experience.
Beautiful! Clean. Lived the cloths steamer in the he room.
Traveling solo thought this wobe a good place to make friends. But I was the only person staying there. Not walkable.
Modern yet rustic style. Spacious rooms and wonderful decoration. Staff was very friendly and helpful
The rooftop is gorgeous. Stylish and lovely view. Pool is small but perfect size in my opinion and can be used as jacuzzi
No elevator
The only nice thing about the property was the room, it had AC and the patio/balcony was spacious. The floor in the room could’ve been more clean as there were dead mosquitos and other insects sprinkled throughout.
DO NOT STAY HERE. The entire staff left me there (I was the only short term guest apart from one guy who sort of lives there) and evacuated everyone (in anticipation of Hurricane Beryl) in the staff and left me stranded. I was due to check out on 7/4, and everyone was sent home at around 10/1030am. No one made sure that the guests (aka me) were safely evacuated or checked out and they kept my ID from checkin and no one around to help me get my stuff back. I have no idea what kind of “professional” hotel doesn’t ensure that all guests have checked out / been evacuated and keep their documents. I called the hotel phone number, no reply. MIND YOU, this hotel is in La Veleta which is about 2 miles from the center of town and 4 miles from the beach area access, you cannot bike around here, all the streets are clay and 0 taxis go near it. It’s in a weird hidden street and 0 atmosphere, 0 services. There was construction going on throughout and no one communicated that loud drilling/sawing/music playing would start at around 7am daily. I would say to you, do not stay here. They do not care about their guests or their business. I contacted booking.com because that is a super dangerous situation and no one should feel like I did and go through something like this when you’re on vacation. Imagine standing with your luggage in the lobby area and screaming out for anyone and 0 people are around? I was able to find the nice guy who is a guest and seems to live there but he doesn’t work there. He couldn’t get a hold of anyone either. I would never recommend this spot to anyone and would advise you to stay closer to town and closer to the beach, or even a hostel. NOT SAFE AND NOT OK.
Breakfast was delicious. The rooms were comfortable and well designed. The staff was polite and always ready to help. We needed an additional invoice for extra stay due to the cancelled flight. The hotel reacted immediately and issued everything we needed. We communicated even via Whatsapp without any problem.
We stayed at a room directly under the roof and there was a techno party one night on the roof top. We had no chance to sleep that night. On the other hand, we knew the hotel throws parties. So there was nothing to complain about. Just be aware that if there is a party on the roof, do not plan an early get up next day :)
The property has a really nice design and really nice rooms.
The music from 11:00 AM/ 12:00 PM (in the ground floor bar and on a daily basis) until 11:00 PM (in the rooftop bar from Thursday to Sunday). Some of the staff was rude
amazing furnitures and style. the hotel was amazing, clean and stunning, feel like immersed in a natural world. and the food there, was litterally delicious! What a breakfast!
Great beds and Nice and cosy rooms
Very loud Music all day long
The staff was always helpful, food in the restaurant was nice, the room was good. Everything was clean, they gave robes and a basket with a beach mat. I think it's suitable for younger people who want to party on the roof every night. the shampoo and soap in the shower were really nice smelling. the overall design is really beautiful and the care for details is something very noticeable, seem like they're still working on improving it and I really think it has a lot of potential.
Wifi and cellular reception in my room were terrible, so I couldn't do laptop work from the hotel, which kind of suck. My AC was noisy (good that I had my earplugs), and the road to the hotel was not paved yet (like many places in Tululm), which made it a little dark and unsafe at night. Music was too loud most of the evenings (my room was just under the roof) I felt the choice of music during weekdays could be more spacious and chill rather than party like.
Beautiful Pool and restaurant areas. Our room led directly to the pool, unfortunately it was a bit too chilly to use. The outside Terrance had ample comfortable seating and was beautiful.
Room was noisy in the morning as people rolled their luggage over the slotted wood floors past our room starting in the wee hours of the morning. No place for luggage in room
Clean, comfortable, beautiful set up
Rooftop was under construction; rental bikes were in a bad condition (broken chain & breaks didn’t work properly)
Really amazing hotel ? The big bedrooms, the decoration style, the swimming pool, the rooftop, the DJ with good music, all is perfect ?The staff is very nice and reactive! One of the best hotel I've done so far!
Nothing special.
Good hotel if you're coming for Zamna Music festival - the hotel is just 10 min drive from the venue, but be aware that hotel has its own parties, so resting before or after the festival might be challanging.
Hotel is absolutely not flexible, when it comes to changes - we had to arrive one day later due to flight cancelation and the hotel at first did not want to change our reservation or offered to change but charge us for all nights we were supposed to stay. Reluctantly they agreed to change the dates and price, but that was never reflected in our booking. Upon our arrival the receptionist of course was not aware of these changes and arrangements, and we had to explain everything all over again. The road to the hotel is terrible - no asphalt and covered in clay, so if you're coming by car, be ready for some off-road driving. Finally, the hotel leaks when it rains, so be aware.
