The location is next to business street, but it is not noisy during night.

Very big room at a very attractive rate

Check in guy couldn't care less about his job, and the room smelled.

Unacceptable behaviour. Denied check-in with confirmation code.

Extremely rude staff. Informed no rooms available. The manager denied existence of our booking, after showing him confirmation code. He said "booking.com es loco" (Booking.c is crazy). Asked us to leave. We were travelling on two motorcycles just before dark... I suspected they were Xenophobic, acting strangely, so started a conversation on Google... Responded after half an hour and told me there was a room available for a higher price. Unacceptable behaviour. I would not recommend you waste time unless you have a back-up option and can withstand being turfed out onto the street.

Terrible staff

Rude staff. Unhelpful and insulting! This property is 30 minutes Drive from Tulum

No good aspects remarkable.

There was no hot water, the cleanliness was no good, no blanket offered for the cold night, there was strange people around the building.

Good value and close to Coba pyramid and cenote. Experience more of the authentic life away from the tourists.

One room was OK. Second room had ants and stains on the bed. Toilets are really old and should be changed.

If you can avoid it. During the night we saw 2 big cockroach in the bathroom, and the smeel was terrible...There is no laundry. Wi-fi and air condition was ok but our host was not really frendly. The localisation is far from Tulum (20min by car). The swimming has a green color...

very clean and large room, everything about the room itself was great

the shared areas are very run down. Another review mentioned a shared kitchen, but that doesn’t exist. the pool is unusable but not signed as such.

Bad

As soon I arrived the receptionist said he didn't have my booking, despite I have several messages from them since I reserved the room. Furthermore the payment was processed before my arrival and I showed him the receipt from hotel and the debit in my account. So for me to stay there I have to pay again in the reception my own booking that was previously paid.upon check out he said he had my booking but he didn't gave my money back.

The pool was dirty and not kept up. Had a bar area with no drinks to offer had to go somewhere else for food. Back area not Kept clean and the power went out in the am and ac stopped working due to short of power and not a fan in the room to keep us from getting hot.

Really dirty hotel, they know absolutely no English so communicating was difficult since they had no service and the wifi doesn’t work we couldn’t translate. As soon as we walked in we could see mold on the walls and bugs eating it.. there were spiders and spider webs in the shower, floors were dirty. We left about an hour after checking in because it was so gross..

IT WAS DISGUSTING!

If 0 was an option, they would get it. The state of the entire hotel was absolutely disgusting. From the entrance, through to the room. Our bedsheets were dusty, our toilet had no seat on it, we found a dried up dead worm on one of the towels and all three were ragidy and stained. They didn't know we had a reservation, there was no wifi in the rooms and no area to sit and use wifi anywhere else. The clerk was extremely rude when we went to check out only hours after getting there and charged us $600 pesos just to leave. You should take this place off your site.

Clean rooms, hot water, kitchen, fridge, pool, airconditioning, the woman who worked there was kind, good price for this super expensive region.

Water pressure could be better, Wi-Fi could be better, pool could use some maintenance and lounge chairs. Tv didn't work.Lighting could be improved.

We had a reservation without any problem and spent a whole day sleeping after s long trip.

The hotel staff told we had "incident" or problems. I would like to investigate what was that 'incident" if we haven't even left the room, used a TV or other devices with high volume.

Big room but as a solo female traveler I did not feel comfortable in this hotel. All of the staff were men and I didn't like how they looked at me. If you're a group of people it should be fine but I wouldn't recommend to solo female travellers.

The staff was very nice, but that didn't make up for it.

What a disappointment. There is a king-sized bed and two bath towels, but that's it! No fridge, no glasses, no soap, not even a toilet seat! The pool was also questionable.
