We really enjoyed our time at Fresco Water Villa. The hotel is big and well maintained while remaining relatively close to the main attractions in Sigiriya. Definitely recommend for anyone looking for a blend of comfort and being in the middle of nature.

Pool, location, hot shower, generous, friendly, and helpful

Nice hotel. Pool was very pretty. Rooms were large and clean.

Food wasn't great but definitely edible so we preferred to venture into centre of Sigiriya for evening meal. I had a neck and shoulder massage which wasn't very good - again maybe look for a dedicated spa in the center. The hotel was a bit far out of the center requiring TukTuks to go anywhere but not a big issue. Be sure to keep windows and doors close or you'll be sharing the room with Geckos (which is obviously to be expected for the location).

The Pool was great and wonderful and they maintained the pool very well.After some tome i found out that there is another pool in the opposite to the hotel and it's also a part of it.It was a great experiance

It would have been great if the reception staff were more helpful in terms of recommendations in the area.

Room was nice and clean. The pool was spacious for the number of guests present and it appeared to be well maintained. Food was very good too. If anything, the variety of food in the buffet could be improved.The staff and management were very supportive. Soon after our arrival they provided us with a complementary fruit platter, which was quite nice. We requested an extra chair for the room, and it was provided in a minute.

The pool was gorgeous and we loved having a morning and afternoon dip. Our room whilst large was in need of a good coat of paint and the air conditioner needed replacing, it worked but made a rattling noise and the fins were broken. The breakfast was good, lots of choice.

The hotel was just a bit too far from anything if you wanted to wander out in the evenings for dinner. It was a tuk tuk ride anywhere.

The first day we were provided with a room in the old building. The room had some of the facilities not working and seems to be under maintained. On complaining, the second day we were provided a room in the new building which was much better. The ambiance was good and not far from the restaurant. The breakfast was good.Celebrating Lankan New Year with the guest on the 13th morning and presentation of songs during dinner time by the local artistes were some of the praiseworthy points. Officer in the front office Mr. Samalka was found to be very accommodative.

The room provided on the first day was not up to the expectation. Room was lacking some basic requirements. Some of the facilities not working and under-maintained.

Pool was amazing, room was clean and had lots of space. Staff organised our tuk tuks for our early start and the distance from the main town was not too bad - less than 500 lkr tuk tuk price. Overall loved it and will stay here if we return

The staff in the restaurant were a bit off and the restaurant was awkward to know when they were serving food. It's okay as there were very nice places to eat in town.

It has big swimming pool and room sizes are perfect. Each room has a spacious balcony. Breakfast was good but costly compared to similar other facility.

Room and balcony doors need to be shut always as otherwise monkeys might lift your valuable goods.

The villa is covered with full of nature.

They did not give the tooth brush, floor sandal.

First impressions hotel lovely, pool really good and bed very comfortable. Also staff excellent.

It isn’t a 4star hotel probably a 3at best. Staff try to clean in their limited time but needs full overhaul and deep clean. Dangerous items such as hairdryers without grill, faulty plugs. Enjoyed holiday but Oak Ray company need to invest

Great location very near to Sigiriya and nice pool. On site staff very nice.

Hidden charges, made us pay 10% ‘service charge’ that was not advertised upon booking. Not acceptable. Rooms were also more than half the price to book on the day versus the month in advance that we did.Rooms very outdated, bathroom stank heavily of damp as no ventilation. Staff on the front desk very rude - first have seen in Sri Lanka.Breakfast was OK. Didn’t eat dinner as we went to Wihara and Coconut Shades restaurants which are 2 minute walk away (highly recommend both!).

The hotel was nice and near to the Sigiriya rock so it was easy to get there before the sunrise. Our room was big, we like the separate toilet and shower rooms. Breakfast option was good and the staff were really nice and friendly.

It was an overnight stay so we didn't have time to enjoy the hotel (and the pool). One minor thing, check out was 11am but at 9.30am two staff were knocking on our door with cleaning stuff ready to clean the room, which was a bit a let down as we still had plenty of time.

Nothing. Was approx 2km from the city centre, however only a very short tuktuk ride away. There were plenty of restaurants and stores nearby in walking distance.

Good value for money, close to Sigiriya and with a decent pool. Food was good and staff were excellent, Ishan was particularly helpful at mealtimes! Would recommend.

The bed could have done with a mattress topper and the room was starting to show some wear and tear.
