    Pros +

    • We had 4 rooms booked and had the entire villa to ourselves and the villa staff were very accommodating - even our very late arrival (after 12 midnight) . Location is fantastic- right on the beach- rocky but you can walk along the rocks to sandy stretches . The Villa is walkable to attractions in Mirissa- including coconut tree hill and lovely little coves where we snorkelled with sea turtles. Short tuktuk ride to the main beach restaurant/ Bar strip which is lively during sunset/ evening.
    • We held a yoga retreat here and it really was the perfect venue! Really stunning property with wonderful staff, and so much space even though all the rooms were occupied. Slept like a baby with the sound of the ocean and we practiced watching the waves :)
    • Loved the friendly staff, great location and large rooms.pool was also wonderful

    Cons -

    • Everything was as advertised- we didn’t have any issues.
    • Nothing to dislike
    • Some of the wooden furniture has termites in them. There is a weird smell as you enter the property which sort of lingers around.

Beautiful property. Beach front. You can't swim on the beach though like most beaches in Lanka. Wonderful breakfast. The staff can't be seen anywhere but are always there.

A beautiful colonial villa in Mirissa for some much needed calm and relaxation. The rooms are spacious and clean, the lawn and pool are great to chill by with the sound of crashing waves in the background, service is very good and food served is also great. The location is a bit away from main Mirissa so you'll need a tuktuk or scooty to get in and out easily (unless you don't mind walking 30min), but depends what you want - if you need close access to main Mirissa then it's far, but if you want to stay away from main Mirissa then it's the right distance. Tuktuks are easily available where the staff will order for you - they often gave us better rates!

Great location…. The room was spotless and the staff friendly and accommodating. We stayed for one night but wished we had stayed longer. Will definitely come back

    Nothing to report

Villa Atulya is a charming property with a great view across the Indian Ocean.

The property could be better maintained. For example the curtains in our bedroom were significantly stained and dirty, it would have been a simple fix to put them in a washing machine. The staff were very sweet and kind but could benefit from more training as they got orders mixed up and wrong.

Beautiful garden, decor and building. Rock pool nearby where you could bathe when tide out

What a stunning place. The accommodation was 1st class and the view of the ocean fabulous. Loved the colonial style furniture and decor was very tastefully done. The food was very tasty. Isham and his team looked after us so well always with a smile. Special place.

Could have provided more sun loungers and umbrellas for shade. Also board games which would have been appreciated as the weather turned and it poured with rain for most of our stay.

The location is peaceful. The property is nice with a rustic feel. Large rooms with a good view , a nice common balcony. The pool was clean. Staff was accommodating but there was a language barrier and requests were not fully understood. The beach is rocky, good for a stroll, can't swim.

Limited breakfast and exorbitantly priced menu.

Bed and pillows were comfortable. Bathroom big. Location was good, the beach had a little lagoon which was perfect for my kids. Cot provided was comfortable.

I had lunch and dinner at the property and food were really expensive compared to other hotels I stayed in Sri Lanka. A plate in other hotels were around $1200 and there was almost $3000. For dinner in the menu said chicken drumsticks and it was a shape of drumsticks and did not taste like chicken at all. Breakfast was ok. Each time we ordered a meal they send a bottle of water without me asking, ( I thought it was complementary) I found out at the end on my bill. You can’t add things on the order that people did not ask for it and charge without letting them know.

Nice old style house with interesting antique furniture and modern art on the walls. Nice pool and pleasant garden

The staff were very discreet, sometimes too discreet, however if you needed someone you could press the service bell and a member of staff would appear. The breakfast was Ok , nothing special and the food could sit uncleared on the table for many hours . We stayed three nights and despite the leaflet in our room which said that room would be serviced on day two this never happened

    Rooms were amazing

Somebody was playing high volume music at midnight and staff didn’t intervene

Amazing place close to the beach and the place is made of traditional furniture and materials. The food was also very good

Room service is a little bit slow, you need to order everything a long time in advance.

Gorgeous villa, right by the beach. It’s not for swimming in but lovely to take a stroll. Staff were friendly, accommodating and even organised a little birthday cake for my partner which I really appreciated. Food was delicious, well prepared. We even spoke to the chef and got to say thank you for the yummy crab dish. Giant rooms, plenty of space and all round good atmosphere. Will happily return again

    Can’t think of anything

Watching the endlessly crashing waves- from the large number of seating options Quiet and tranquil atmosphere at the property Outstanding breakfast options Lovely helpful staff

The pictures were not accurate because the resort is better than shown on the photos. Nice welcome, good staff and beautiful rooms. Sea very close but a fence divide the property from the beach. Good food. Nice swimming pool, simple but pleasant set up of the common areas.

The pictures were not accurate because the resort is better than shown on the photos. Fence (a door can be open) cutting the sea off the property. Narrow access road not very well displayed. A bit expensive compared to the hundreds of accommodation available in the area, but good quality for money

This hotel is steeped in Sri Lankan history. It looks like an old colonial mansion equipped with antique furniture. All the rooms overlook a magnificent garden located just in front of the ocean... amazing. Our room, at the ground flour, was equipped with a canopy bed. There was a personnal garden and the bathroom was open to the externalThe personnal is very kind and attentive.

Only the wall socket in the bathroom, to connect the hairdryer, didn't work properly and some stains on bed linen
