Location! Ideally located in the Fontainhas area with a short walk to Panjim city centre.

Floors were very dusty.

Location was good, rooms were clean

Limited Breakfast options, hot water in the bathroom was not sufficient, limited toiletries. Not worth the price.

I liked the unfussy, unconventional, grand old room - it had great atmos. And the rooftop is fabulous, as was the breakfast and extremely helpful, friendly staff. They went above and beyond to help.

Jacuzzi didn’t work, hot water was fickle, had to call the electrician thrice in a 5 day trip to get fans fixed, then the lights conked off, and then one entire wall had no electricity supply

The location and inclusive buffet breakfast were lovely. This stay was at the end of my trip to India, and I love that the breakfast was flavoursome and without a lot of heat. The room was spacious and clean. It had nice windows/doors overlooking the street with a full balcony. Facilities were as described, working air-conditioning, ceiling fan, tea facilities, mini fridge, kettle, television, table with chairs, walk-in shower, towels, and shower washes.

The room I stayed in had a very overpowering lemon citrus smell. After leaving the windows/doors open for an hour, the smell was still very strong and overwhelming.

This is a gem of a hotel in the centre of the old part of Panjim. The staff are very welcoming, helpful and friendly. Our room was beautifully decorated, bright and airy with the most comfortable bed I've ever slept in away from home. The hotels location is absolutely perfect. We strolled through the charming streets of Fontainhas, surrounded by numerous eateries and coffee spots. We would definitely stay here again in the future.

Very well equipped small hotel in the old Quarter of Panjim. The feshly cooked Indian breakfast was really delicious. Highly recommend.

The shower area was blocked and the water did not drain for very long so not pleasant while bathing

The location is good. Everything is walkable in Fountainhaus. The hotel is okay, it was clean. It looks nicer in the photos on the website.

Hotel staff was okay. We were given 30 mins late check out after requesting which was nice. Found it disappointing front desk wasn't welcoming. We were ignored every time we walked in or out - I even looked at them and said “hi” and was still ignored.

The management. Loads of nice staff but they seem not know what to do or how to run a service business. And eating breakfast in the reception area is bad!!! The photos of the hotel are fake - especially the exterior photos!

Great location in the characterful part of the city (Fountainhas). Staff really helpful. Nice selection of toiletries in the room.

We found it noisy during the night (not traffic but noises from machines or something in the hotel) so unfortunately didn’t sleep well on either of the 2 nights we stayed.

The Suiite was beautiful and I would recommend it. The bed was the most comfortable bed!Reception was not grand as depicted. Very cute though!

The breakfast was not great and the bath tub did not work! But I still enjoyed my stay non the less because the bed was comfortable!

Good location to visit old quarters.Decent Indian breakfast (they also have toasts and jam).

They clean the corridors at night and make a lot of noise so you cannot sleep!

It was fine, great location, decent place, nice building. Thought the staff could be a little more polite and attentive, but no real complaints to be honest.
