Pros +
- We enjoyed the exterior of the room because it was a Hobbit Hole inside the hillside - we had visited Hobbiton the day of our stay so the unique design was fun and relevant to our NZ adventure. Thanks so much!
- it was the experience for us as our kids wanted to sleep in a Hobbit hole.
- Fun place to stay, very convenient location.
Cons -
- We arrived at the motel after dark to find a lengthy note explaining where to find our room. We found our lodging which was cold and smelled of mildew. We appreciated the space heaters and electric blankets. The tv channels were minimal & no internet.
- I sort of expected it as i read it in the reviews and because the accommodation is built in the ground and there for quite some time the air in the home is quite damp. The Fridge was not ideal and not working great and the stove did not work. We wer provided with only one roll of toulet paper for 5 people 2 days. We did get more when asked.
- The living area set up with the bed, TV, and couch was challenging. I feel like the set up could have been better.

Quirky place to stay, fun vibe
Carpet on the floor and humidity in the air makes the room smell a little musty
We stayed on a boat! No idea how they got it there but great fun!Very close to all the Waitomo caving centres and village pub/restaurant/cafe/shop.Lovely welcome when we arrived, really comfy bed and beautiful birdsong to wake up to.Also a friendly pig wandering around outside!
I suspect it might be cold in winter and does have an old boat smell (which I actually rather like but some people have commented on negatively).
you don't get to stay on a warship very often, was exactly as described and met our expectations, had everything we needed, given the limitations and age of the ship they have done a great job of providing a comfortable and functional space
This was a very unique experience as our room was in the back of a plane. There were other guests in the cockpit but we did not hear any noise. It was spacious enough for two people with a double bed and bunk beds. We only stayed one night which would probably be enough as the bathroom is quite tiny. We loved the experience.
The whole park could probably do with some maintenance and painting as it is looking a bit tired. For such a unique place to stay it should be taken care of better.
Best location to the caves, surroundings are very nice, very clean room and friendly staff
Great place, we stayed on a real boat from the war, it was clean and comfort, it was nice to read the story of it in their showroom, the room had everything we needed, would recommend!
Boat is uneven but understand that's what it is.
We tried another room on our second night here, was very similar to previous one, good thing is this boat room has better even surface compare to the one we had the night before, a bit smaller but suit to a couple. we found a black pig outside by the boat and it is so friendly.
Unique rooms from converted boxcar, to airplane to ship and even a Hobbit house. Quiet and beautiful. Reasonable and comfortable. Bathrooms were top notch. Not a lot of dining options nearby but the two they had both had great food and reasonably priced at the US exchange rate.
Stayed in the boxcar. Steps and ramp when we're extremely slippery when wet causing a fall. Just a few bruises.
The location and the the cave rooms were awesome
My family and I purchased one night in the cave room. The room itself was really nice. The outside of it looks like it's out of Hobbiton. However, the odor on the inside of the room and in the main lodge itself are not pleasant. The room smell can be described as a mildew, musty, and old smell. My wife is pregnant and became nauseous from the odor immediately. We opened the windows and turned on the fans. We gave the room two hours to air out. When we returned, the odor was still present. At this point the office was closed and it was getting late. We booked another room at another local place and I informed the Woodlyn Park we would not be staying at the room and explained my reason with the smell. The on call receptionist, Jim, explained that he would have switched our room if we called before leaving. I explained the odor was too strong for my wife and the other rooms would most likely have the same odor. He stated he would check the room and decide if we could get a refund based on if he could detect an odor. When he called back, he stated he did not detect an unusual odor and the smell is normal.I told him from looking at previous reviews, multiple other people complained about the odor. He stated in the past they had issues, but that they mitigated the issue with a new ventilation method. The room doesn't have a ventilation system from my inspection, other than a normal exhaust fan in the bathroom. Jim decided a refund would not be issued for the unused room. He would only pay back the small cleaning fee charge because we weren't utilizing the room.I wouldn't recommend this place to stay if you have issues with mildew smells.
overall it was a fun and unique experience, especially for the kids who absolutely loved exploring the park and having so much space to roam. The bunk beds were great, the amenities were basic but solid, and everything was very clean and tidy.
That said, there are a few things worth noting for future guests. The plane is split into two separate units—we hadn’t realised this from the booking and assumed we were getting the whole thing. The listing could be clearer on that front, especially as our kids were really excited about sleeping in the cockpit, which wasn’t part of our booking. Both units have separate entrances and while we didn’t hear the other guests much, it was a little disappointing given the expectation. There was also a strong smell in the room, likely from the sewage system, which did move through the space. It didn’t ruin our stay but was quite noticeable. Lastly, early in the morning we could hear rats running across the roof. There are traps in place and they’re definitely not getting inside, but it’s something to be aware of—especially if you’re a light sleeper or easily disturbed.
The plane was quirky and fun and the scenery was lovely
The smell of the toilet in the plane was bad , and did not feel very clean
The smell was horrible: something had died and there were so many air fresheners you could taste the air. Definitely to be avoided if you are sensitive to smells. We stayed in the tail end of the plane - very cramped for 4 people. The kitchen is not adequate for proper cooking - didn't even have a knife. There were possum scampering on the roof during the night to add to the ambiance. I would not stay here again and would not recommend it.
Loved the atmosphere , Loved the uniqueness , Great location , quiet , lots of outdoor space , close enough to local attractions , only 15 mins from Otorohanga. Lady in office was lovley and helpful , online help prior to check in, brilliant.Fantastic option for something different for the kids , adds an extra adventure to the holiday. We stayed in the boat, unit 2 (Britanica). Water pressure was great, very warm room (stayed last weekend of March), plug in fans & heaters provided. Kitchen had everything we needed for 1 night away. Fridge is a decent size. The beds though, were the most uncomfortable I have ever slept in. I know beds are very personal preference but even our 4 year old complained. That's the only negative for us.We would stay again, and choose a different unit, in hope the beds are a little more comfortable. Inside of the unit very clean & tidy. Well presented with furniture & decor to suit the theme. Outside of boat is very run down, could do with a decent wash and repaint to really make it welcoming. We reccomend staying here for the experience.
Novelty to stay in a boat.
Had to move accommodation twice because of dead animal smell and then leaking roof.
I stayed in the tail section of the plane, I wanted the cockpit but it was ready occupied, please be aware that the door into the plane is very low, I have to admit, I did hit my head once. The bed was super comfy. Great novelty place to stay.
There was a very funky smell. It was a musty damp smell, like the place hadn’t been aired out, after being damp. But leave the door open for as long as you can, it helps.
the concept
driveway has ruts & slippery large rocks ...door seal leaking ,no flyscreens ,mozzies the size of a thumbnail , spider webs ,the shower consisted of a small plastic head & 1 lever tap ,very little water flow & small rack from the $2 shop hanging from it ,vanity rotting at bottom ,oh yeah ,a shower curtain.the fan in lounge room didn't work ,stained walls ,kitchen door hanging off.cheap chinese outdoor setting , it would be easy to find a classic one.this carraige is located next to the driveway and motorhome carpark.not relaxing at all.-tried to add more photos
It was such a great property for kids. Each of the units were super private. We stayed in the Train Unit and the view was lovely. There was a surprising amount of space internally as well. It was also really close to the Waitomo Caves. The hosts were so accommodating and check in was super easy. We can’t recommend this property enough!
We loved all of it!
