The day i stay, around hotel have site construction hard to find the entrance of the hotel.In the room has a lot of dust, Fortunately, the room has an air purifier.

Loved the location a price but they only run the heat in the spring and you can’t open the window. They were kind enough to bring me a fan but it still got hot in the room.

It was a surprise to discover that a quite expensive hotel has such a poor wifi connection. The connection was lost on several occasions and the bit rate was so low that is was vertically impossible to make new reservations on Booking.com or do simple bank transactions.

The location was super. Next to JR Sannnomiya, Hanshin Railway and also Hankyu Railway.The convenience store was next to the hotel. Also though it is near the station, surprigingly it was quiet. Many restautants and cafes near by.

I booked a double room, The review said it was quite large but to our surprise, the bed was put on the wall one side. It was very uncomfortable for two person sleeping in one bed as on the wall side, you can't get off the bed wihtout disturbing the other. Twin room was too small for us with a bit of luggage. So we moved the bed and rearranged the layout with hotel permission and it was OK. for 11 nights stay, it was no other way.

Prefer shower stall to bath tub in the small toilet.

It was so convenient to everything. Bus stop from KiX, Sannomiya Station. Lawson and Daiei were next door.

The room was tiny.

The rooms were clean and comfortable. The hotel is located right next to train/subway station and is within walking distance to many shops and restaurants (there is also a Lawsons right next door). The breakfast here is tasty with lots of options and there are lots of complementary amenities including skincare and teas. The staff were extremely attentive; they provided us with complementary umbrellas when it rained and were super kind to store our luggage for a night after we checked out as were were getting the bus to Arima Onsen.

There was nothing we didn’t like about this hotel.

It was very close to a lot of restaurants and train station but don't get confused as it is a couple of stops from where the shin kobe station. Very handy having the laundry on the 9th floor. Automatic check-in.

The hotel is starting to show it's age. Also we had a large massage chair in a very small room.

the cost performance was very poor. Room was plain and highly over priced. facilities and service level is just business hotel level, while price is high-end hotel price level. the worst thing for me though was that they still have rooms where smoking is possible. we certainly did not wish for one, but ended up in one. the whole floor had such bad smell. in the room we couldn’t even open the window, which was screwed closed, so ended up sleeping very badly in bad air quality due to previous guests smoking in the room. quite incredible in 2022.

All the construction around the property prevented me from finding it easily

Overall the hotel is good, nothing exceptional but I can't complain about anything

Everything is fine but everything could be improved. Like almost all hotels in Japan, you pay 30 euros or 100 the room is the same, the bathroom is the same, the breakfast is the same
