Breakfast was excellent BUT 9:30 to start should be from 8:30.. lots of early walkers want breakfast earlier..

Great location with good views across the marshes from the room.

We thought 9.30 was a little late to start serving breakfast.

breakfast room also the dining room, not too noisy as we both have hearing issues,,,,lovely enjoyable atmosphere when we dined in the evenings, staff very friendly and couldn,t be more helpful.Food was excellent. choices good .....everything we liked it was a great idea having separate entrance for house guests. Also Car Parking ..... excellent facilities. and thanks to the young man who moved his motorbike for us to park easier.

Perfect location, food was excellent, the room was spacious and we had a great view of the sea.Will definitely return in the near future.

Would have preferred a shower cubicle as opposed to a bath

Loved it was right by the beach and a short walk into town.

No where to sit and enjoy a drink as a resident, its a very popular restaurant bar and you need to book to get a seat, no separate area for residents to enjoy a drink closed by 9.30pm. I realise they may stay open longer during the summer holidays but the weather was glorius and they are missing an opportunity to put a little more money in the till, no fridge in the rooms so we could get a cold drink late evening.

Fantastic inn/pub. Manager is very nice and remembers all his guests. Really enjoyed the room very clean and comfortable and the location is great!

Excellent location,opposite the beach and looking back across Southwold common. Great room, very clean and well equipped,comfortable bed and added bonus of patio. Excellent breakfast and dinner and very friendly staff. Would definitely recommend and return to

I have stayed her many times. So nice to see standards maintained, its as good if not better than my first visit many years ago. Breakfast great.

I love to position on the way to the harbour..... but its a fair walk into town.

Reasonably priced B&B in Southwold. Only one not under the ownership of Adams! Easily accessible for our walking holiday and available at short notice. Nicely appointed room at the top of the house.

Unfortunately running under winter hours. Means breakfast not served till 9:30 am, not best for getting started on the next leg of our walking holiday. The shower was a handheld affair over the bath, which was freestanding within the room. Luckily the water pressure was low so we didn’t cause a flood.

Lovely, quiet, warm room. Amazing views over the dunes, sea and marshes. The superior room is definitely worth paying extra for.

The roof lines on the kitchen were a bit scruffy

Excellent location, very friendly & helpful staff and delicious food. My room also had a sun deck which was great for soaking up the sun during the day and stargazing at night under that huge Suffolk sky!

The pillows on the bed were a bit flat.

Great accommodation with our own sun terrace. Lovely people. Great breakfast and evening meal.

The room was perfect and the balcony was so nice to sit and have a drink and look at the views.

They hadn't told us that the pub closed early on the day that we arrive! also the collection of our room key could have been tricky as they were going home! This should be in the details of checking in.

The room was warm and clean.Breakfast was adequate as was dinner. Staff were accommodating and friendly.

It would have been nice to have a small travel pack of cotton wool and earbuds but equally the body wash and shampoo were nice. Restaurant toilets could have done with more regular cleaning.

Very good breakfast as it was a little different to other places. Nice to be served and generous portions.

Excellent peaceful location literally across the road from a quiet beach, and a short walk from the centre of Southwold. Staff were very friendly and helpful, and food was excellent. Room was clean and modern. Would highly recommend.

Great food and location, comfortable room. Only downside was the poor soundproofing between rooms.
