Pros +
- Location and they allowed motorbike parking when requested on-site allow very difficult on large motorbikes.
- Great location in the centre of Southwold. A beautiful building with so much history and the room was comfortable and spacious for a building of this age. Amenities excellent and new, modern bathroom was a nice touch. We didn’t eat at the attached restaurant, but it looked very good!
- Didn’t see any staff, couldn’t access main house, room nice but quite isolated
Cons -
- The twin room (or double) had a fabulous huge bathroom but no shower (plenty of room for one), for twin room requirements (two male bikers in this case) a shower would be more practical.
- Understandable that there is no air conditioning but the fan provided was not for purpose on a hot summers day/evening. This is an old building so things do creak a little, which only adds to its charm, but if total silence is your thing then this may not be for you.
- Dinner and breakfast to be available

The ceiling! The Duke of York is an amazing room, very spacious, lovely fireplace. Hosts were friendly. Location was good.
Could go further on the environment theme by using larger reusable bottles for the shampoo ect.
Location for Southwold was perfect. The room was very stylish. Good quality bedding.Coffee cafetiere very welcome. The bed was comfortable for a single traveller.
I didn't find the bathroom at all functional. Initially it looked pretty but when using the bath or shower there was nowhere to put or even perch shampoo, soap etc. The bath is a rolltop so it wasn't possible to stand toiletries around the bath and no shelves or ledges. I was forced to step in and out of the bathtub to reach shampoo/conditioner. Because of the shower design over the bathtub the only option is to install a plastic curtain rather than a solid shower door. I don't want a wet curtain sticking to my wet body as I stepped in and out of the tub so chose not to use the shower. As there are no shelves I was forced to put my toiletries and make-up on the bathroom floor and on top of the closed toilet lid whilst getting ready. It's quite difficult to access the plug sockets so if you want to charge your phone whilst drying your hair the only option was either to unplug the bedside table lamp or pull the teatray unit away from the wall blocking entry to the bathroom. For me, if there isn't room for style and function I'd choose function in a hotel room.I booked that room as it was the only room available at time of booking so I was aware of limited space and I agree that it is doable for a single occupant. But, a couple? They'd definitely struggle.
Location
Garden room very warm as very small windows.
Excellent location close to High Street, pier and beach. Lovely old house. We had a great time!
Guests should be aware there is no reception desk in the property; entry is via a key safe. All went smoothly though as the directions are very clear.
The bedroom and bathroom were fine. I liked the special teas and coffees left out.
I didn't like the fact that I couldn't get anything warmer than luke warm water out of the shower and the circular shower curtain was a bit ridiculous to be honest. This was not worth £100 per night.
Absolutely beautiful hotel and local to town and the seaside, definitely would recommend and we would happily return again on our next trip to southwold
We had no problems atall
Good location, nice old building.
Steps up to rooms are a bit dodgy, when on the top step with luggage the door opens outwards which means you’re close to the edge of the steps. Although this is an old building the soundproofing is not very good. Could hear the television in the room below quite loudly until after 10pm then loud snoring which meant we had to sleep on the sofa for one of the nights on the quite comfortable sofa in the lounge.
Location, room, breakfast amazing
Stairs up to rooms
Nice clean room and i good location
Pillows could be better
The room was stunning, such a beautiful ceiling, great size and refreshments. The location is very central so perfect from that point of view. Would highly recommend it.
Unfortunately we weren't able to get breakfast the following morning, which was understandable given the person I spoke to said they had a hospital procedure, however surprised they don't have cover for any circumstances where the main people are unable to attend.
Beautiful large, clean rooms
Nothing to dislike
Self check-in exactly as described so no problems. Excellent directions for unloading and parking.
Breakfast and evening meal were exceptional, although a little expensive.
No bar facilities available an it was difficult finding a parking place for our car.
Earl of Sandwich room was very nice, the bathroom exceptional.
There was only one comfortable chairThe coffee pot only Hel one cup You can hear every move and noise from the room above.
Usual as self check in via a key box - and self check out, so I never saw anyone! But room was huge and spotless, facilities brilliant - so it worked well in a prime location in Southwold high street - I would highly recommend
Historic property beautifully furnished with high quality extras. Great location. Food in restaurant was excellent and staff friendly and welcoming
Great spot in the centre of Southwold. Less than five minutes walk to the beach and the main pubs. Great period features etc in room. The suite was no extra cost and had a large lounge too.
Nothing. All great
