About

This 4-star hotel is in Southwold town center, 656 feet from the beach. It offers free parking, two restaurants, a butler service and free WiFi throughout. The Swan Hotel compliments many of it's original 18th century features. All bedrooms have a Nespresso machine, 40 inch smart TV, a wireless speaker and a mini bar. Some rooms feature Apple TV. All bedrooms in the main building have four poster beds and garden rooms have their own private patios and a view of Southwold Lighthouse. Please note that all garden rooms are separate from the main hotel building, and found at the rear of the property. The Swan Hotel also accommodates two on-site restaurants, The Still Room and The Tap Room, which showcases Adnams’ beers, brewed less than 164 feet away. Our Brewery is a working business located at the rear of the hotel. Southwold high street features a range of local independent shops and the hotel is ideally located for exploring the town and surrounding area. The reception team can book tours of Adnams Brewery and Distillery for residents, as well as other local attractions. Please note group bookings of over 5 rooms will be subject to a special cancellation policy.

    • We had a wonderful stay at The Swan, the room was beautiful and comfortable with really interesting features and designs. The staff were very friendly and helpful and the location is perfect for exploring Southwold and the Adnams tours. The carpark was easy to find and walk through to reception. I would definitely recommend the restaurant, cream tea and the bar too! Great stay, perfect little escape for a cold, wet February!

    Cons -

    • Nothing! Loved it all!

Friendly staff and a comfortable room. Chelsea in the reception team remembered and welcomed us with a big smile as it was our second visit. We also liked the food in the restaurant. The hotel is in the centre of the town. Shops, a bookstore, and the beach are a few steps away!

    Nothing!

This is an excellent traditional hotel in every respect with amazing staff in the heart of a traditional seaside resort not seen today. The hotel embraces you whatever the weather is.Car parking a real bonus .Southwold and the Swan are a true British escape in today’s world

Very good location. The room was well kitted out.

Lack of ventilation- couldn’t open the windows in the bathroom & hard to adjust the heating.

Beautiful location. Wonderful staff & very comfortable accommodation

Well located, friendly staff, very comfortable and clean. We asked for a room with a bath, and got one. Thank you.

The welcome and reception and porter staff were polite, helpful and friendly. The room was wonderful, clean, comfortable with many extras.

The fact we couldn't stay another night as they hiked the price up sadly.

This was our third time staying at the hotel, we loved it again. We were thrilled to have an upgrade, birthday sweets and bottle of gin. Very special birthday thank you!

An enjoyable stay in a comfortable and attractive hotel, beautifully decorated for Christmas Excellent breakfast

Staff generally good but occasional lapses in service.

    Wet friendly staff

Had dinner in the main restaurant on the Saturday night! Sunday morning I felt extremely poorly

Love the lounge and restaurant rooms - so warm, cosy and yet contemporary (a rarity I find with English hotels) - the food and ambiance in the restaurant is amazing and having tea and scones in the lounge by the open fire exquisite. Peaceful night’s sleep in the very heart of a beautiful seaside town- and awesome English breakfast in the morning in the restaurant. Highly recommended hotel and restaurant (we will be back again for the amazing steak ). Best place to stay in or around southwold no question.

Room was too hot - tried turning down the heating and sleeping with the windows open but it remained stuffy unfortunately- suggest it’s turned down a notch or two! Also for the money I was surprised 1pr 2 of the chocolate bars in the room weren’t complimentary. Otherwise everything is exceptional.

Great hotel with great service , the staff are excellent and helpful. Bedroom was lovely and location close to the sea and local pubs is great. Food first class esp breakfast. Great shower and nice touches in the bedroom.

The hotel has an issue with Wi-Fi which affected the room TV but they did get it fixed the next day. Only complaint on the room is the bathroom floor is very cold , shame underfloor heating wasn’t added when it was refurbished.

Excellent location, friendly staff and nice restaurant.

We had a garden room and some of the lights didn’t work making it feel a bit dark. Also, (nothing the hotel can do about this) the brewery next door starts moving barrels about at 6.30! - so no need for an alarm

The hotel was lovely & I had hoped to stay in there but we had a garden room. The room was lovely & warm & nice little extras as we were celebrating a birthday.

The Adnams brewery is located right next door , which id very handy but rather noisy, especially early morning.

Beautiful hotel in great location on the Main Street in Southwold. We had a garden room which was set at the back of the hotel. Would love to return in the summer months to enjoy the patio overlooking the garden.

    Nothing!

Staff were incredibly welcoming, informative, personable and helpful. The entire hotel was clean, with a relaxed but highly maintained feel to it.Was the perfect fit to a lovely weekend away. Both Adults and kids felt welcomed and full of smiles.

    10JohnPosted on: 11-28-2025

Comfortable, welcoming with an excellent breakfast offering. The staff were extremely polite and respectful. We could only stay for one night, which was added to a 70th birthday celebration on the Saturday but wish we could have stayed for longer. Parking was in the hotel grounds. We also managed to fit in a tour of the Adams brewery.

The single glazed windows meant that on a cold night they were awash with condensation. We assume this was due to the building being listed?
