Pros +
- Really friendly & welcoming owners. Great room that had everything we needed, including comfy beds. Breakfast was yummy & a great start to the day. Fabulous location for the immediate town & getting out & about exploring. Would definitely recommend it.
- The owners were great. Freshly cooked breakfast to order at a time to suit us. Room was straightforward but spotless.
- I was pleased that the duvet was wider than a single, as it didn't move around and fall off me in bed. The bed was comfortable, the radiator worked well, and I slept well. Despite a noisy bar below on Friday night, the room was quiet and I was not disturbed. The shower had shampoo, conditioner and soap, with good towels, and I had my own toilet facilities outside the room. The hosts were friendly and welcoming.
Cons -
- There were no written instructions about my room, hotel timings, or fire precautions, apart from a diagram on the wall. On arrival, I wasn't shown how to open the back door when it was deadlocked at night, and no written instructions beside it, and I was unable to open it on the first morning - there was no other way out. I was concerned that residents could be trapped in the event of a fire. The shower was in a corner of the small (single) room with no extractor fan, and there was no towel rail. The toilet was placed sideways on in a very narrow room, with barely enough space to accommodate my knees when I sat on it. On the second morning I was unable to get breakfast at the time I'd requested as the owner didn't appear, and didn't answer the phone when I rang. This made me anxious because of the free parking restrictions and because I wanted to leave in good time. When the cooked breakfast came (late), the beans weren't hot, and the tomato barely warm. Both mornings, I would have preferred a pot of coffee and milk for two cupfuls, rather than a large mug of instant. There was no opportunity to share my concerns about the back door with the owner before I left.
- Nothing it was excellent
- No allocated parking ....although Can park in square opposite between 6 pm and 9am . We needed window open so a bit noisy outside but understand it's a local obviously popular pub.

Good location, easy parking and friendly staff
A lovely traditional pub with rooms above in a nice quiet square. Great hosts, Jill was brilliant and made us a packed lunch as we couldnt make breakfast. Comfy beds and all very clean. Great Guinness and brilliant food.
The whole experience was fantastic . Very friendly staff - good accommodation - food ( Breakfast and Dinner) really good value for money.Great thank you to all the Staff - a great place to stay - would recommend it to anyone
Nothing it was excellent
The hotel staff were very friendly and welcoming, especially Jill. I had everything I needed in my room, and some extra little touches made the room very comfortable. Would definitely recommend this hotel as a lovely place to stay for a nice break in Devon.
Breakfast was good. Bed was comfortable

Lovely building, lovely staff/ owners, room was great , very comfortable bed and pillows, great drinks tray and all facilities you need in the bathroom
Nothing to dislike
Really lovely Landlady who looked after my daughters. Comfy room and good breakfast. Superb value and will definiitely be staying again :-)
Breakfast excellent.Location centre of Holsworthy, so a bit noisy, but expected.Room had all that you could want. Hosts were brilliant - thanks
Ensuite would have been nice, but for the price, not expected.
Good English breakfast and flexible so when we asked for something different for our daughter they happily helped.Also.. not over the top in portion size. Enough to start the day.
This is not a 5 star hotel and if thats what you expect you are not going to get it. Just good functional accommodation. I do suspect that they may need to think about adding aircon one day. I have been in a number of older hotels recently and upstairs .rooms only work in summer with the windows open (and being on the road that makes it a bit noisy until the light traffic calms down). Didnt bother me but might upset some.
Very friendly and helpful. The triple room as lovely and extremely well stocked with what ever you could need! A good room in a good location
Convenient, central location. Great breakfast. Comfortable bed and great sheets.
Nothing not to like
Jill was kind, understanding and helpful. The location is delightful; quiet, friendly and safe fore a traveller on their own.
Booking.com. didn't check with location regarding a specific requirement but told me they had approved it. Poor service from Booking.com which would have resulted in a bad mismatch od facilities to requirements had Jill and Ashley not been so obliging.
Very friendly people, Rooms clean, Breakfast was lovely. Overall a brilliant place to stay
Breakfast and the rooms
No Wi-Fi
Loved and clean. Friendly owner
Nothing - perfect stay
Room was very bright, decorated nicely and was clean, shampoo soap etc in the bathroom, hair dryer, tea and coffee. Bed was extremely comfy. Great location in the centre of town and the hosts were really lovely and friendly AWESOME BREAKFAST
We stayed in the family room and there was a constant noise (maybe a fan or something) that you could hear, but it didn't stop us sleeping
The Kings Arms is located in the centre of town with parking close by. Lovely pub with great ensuite rooms. Hosts made us very welcome & the Breakfast was delicious. Thank you
