Pros +
- Comfortable big room with friendly staff the breakfast was fab and the 11am checkout was ideal to pop to swimming before leaving.
- Very disappointed
- It’s a beautiful old mansion with a lot of history. It has a lovely swimming pool, sauna, steam room and jacuzzi which we made use of during our short stay. It is very handy for Edinburgh airport, just a short drive over the bridge and we were there in 20 mins or so. We were also able to charge our electric car free of charge during our stay.
Cons -
- Did try charge me £17 to get into the swimming poolAnd then extra for towels .. until I questioned was this not ment to be included ( wich it was ) Dinner was over priced for how basic it was.
- Superior room was dirty, dust all over the bathroom and living area. Masking tape round the window frame. No bathrobes and slippers as advertised. Couldn't turn heating off in bathroom, stains all over the carpet previous guests name card left in the room. Chairs stained. Alarm going off early in morning. Breakfast was overpriced, hardly any good left and not a lot of choice. Waited 20 mins for tea and then has to remind staff we hadn't been given it. Poor overall and not as described
- The only complaint we have is the service during dinner. We sat for around half an hour before we were asked for our orders. We asked for more drinks but they never came. After asking twice again we eventually bought them from the bar ourselves. When the food did come it was really delicious. We can’t comment on the breakfast as we left early for the airport.

Spa facilities goodClean. Staff very nice.
Bedroom was too warm but the weather was very cold outside so I suppose the heating was on full but did not waste our stay will be back
It had good facilities and was a quiet area
Our room service was done, when clearly not asked. Even there after our room was left open, wasn’t closed fully and we had valuables left in the room. It’s a shame. We reported this to the receptionist, they apologised. It was unfortunate every customer checking out had an issue, every customer.
Swimming pool, good breakfast
Unfriendly staff, broken window latch in room, cold air coming through the windows, dirty carpets, old decor, told to leave my dogs in the car if using the swimming facilities, can’t be left in room
The location was ideal, and the accommodations were both aesthetically pleasing and meticulously maintained.
The dinner menu offered a restricted selection, and the culinary quality was comparable to that of a casual cafe, which did not align with the price point.
Comfortable room with all that is needed
Breakfast was disappointing as many empty dishes at 9am
Room was fine but dated. Breakfast was well laid out and buffet style, but like any buffet, a bit on the cold side.
Did not have a kettle in the room for the tea and coffee provided, but this was quickly sorted by reception once i pointed this out.
Lovely big room & comfortable bed & leisure facilities were great
Cleaners never refilled my tea tray
The health club was lovely, nicely decorated and a warm atmosphere. The room was large and spacious with a huge comfy bed.
Having read mixed reviews I was unsure what to expect but sadly was disappointed. To begin with, the hallway to our room smelled unpleasant, slightly smoky. Upon entering the room and opening the curtains I noticed cigarette ash on the window sill. One of the bedside lamps was missing a bulb but realistically we didn’t necessarily need this. There were no towels in the room but we were quickly provided with these after letting reception know. The heating hadn’t been on and the room was freezing, however having read recent reviews about the room being cold I brought a portable heater and thank god I did! We would have been extremely uncomfortable if we didn’t have that to heat the room up. Lastly, the dinner experience was very poor. We had a table booked for 19:15 and were given a menu when we sat down. It wasn’t until 45 minutes later when another table nearby was complaining about waiting 40 minutes for their drinks that I informed them our order still hadn’t been taken. 45 minutes of sitting with nothing. We placed our drinks and food order at the same time. We then waited roughly another 15-20 minutes to actually receive our drinks. A couple that arrived a while after us received their drinks and food before us. The restaurant was not overly busy so we were confused as to why everything was taking so long. The (young) staff were very friendly and apologetic but there was a severe lack of structure, organisation and experience. After waiting so long, the food was further disappointment. The fish was mushy, dry and tasted like it had been frozen. The burger also tasted frozen and not restaurant quality at all, the bacon on the burger was rubbery and burnt at the edges. The worst part is the cost for food of such poor quality- we were £52 for 2 mains and two alcoholic drinks. We were extremely disappointed with the food and couldn’t even finish it. Had stayed here as a birthday overnight stay and it was sadly a let down.
Very clean and rooms were good size
The road leading to the hotel has no lighting when dark
Breakfast was nice other than I had to ask for fried eggs as there were none out and there was only 1 piece of bacon out.
The restaurant in the evening was awful and we certainly did not enjoy that experience. When we sat down there were only another 2 tables occupied who were well through their meal, so it was quiet. We ordered drinks straight away but sadly had to keep asking for these a further 3 times, we were told each time they were on their way. Another table came in 15 mins after us, ordered drinks and these were served while we were still waiting !!! After nearly half an hour the food arranged, which was decidedly average, my sons peppercorn sauce was inedible, it had split and when poured it was butter that drizzled out. At this point unbelieveably the food was here before the drinks, hard to believe considering it was a glass of wine and a can of coke. Eventually 5 mins into being served our meal we received the drinks.I had read a very similar complaint on line but just thought this must have been an exaggeration however I can now confirm it was not.I would not recommend this restaurant should I be asked and in fact the experience put a real negative spin on what would have been a really nice stay with yourselves which is such a shame.
The best thing about it was the health club next door. The pool was nice and so were (most) of the staff, bar one middle aged man who questioned us in a weird way when asking to borrow some towels, which made us feel like we were doing something wrong by asking. We stayed for dinner one of the nights and it was lovely (highly recommend the fish and chips).
Our door handle was broken on our room and kept locking us out, so we asked to change it as we were staying there for three nights. At first tried to offer us a twin room which would’ve been no good to us but eventually put us in a better place, which we were grateful for. The shower curtain was mouldy in both rooms, one of the coffee mugs had obviously been used and not replaced and it was just a disappointing stay in general.
It was cheaper than other 4* hotels. Bed was comfy.
Room was freezing, no radiator or AC or any kind of temperature control, but the room had big windows from ceiling to the floor. Very old fashioned furnitures and there were dents on the wall. Sink was broken, bathtub had colouration. Probably never got renovated. Shower gel bottle was not even half full, almost ran out. They didn’t fill up the toilet paper, had to ask some at the reception. Walls are paper thin! Can hear everything!! The door noise cancelling to the corridor is nonexistent, there was basically a gap between the wall and the door, almost could see through it.
Amazing stuff, always helpful. Spa and gym area was clean included in the price of your hotel stay so you can use all the time. We are definitely come back there
Clean and comfortable
There wasn't any milk in the room. I didn't ask for it as I was in late. I had a hot chocolate at night, but couldn't have a tea or coffee in the morning. A herbal tea might have been an alternative but there wasn't any. It wouldn't however stop me going back, but would probably check as soon as I got there.
Audrey on reception, always a warm welcome. She is the face of The Keavil
As there no lifts, assistance to get your luggage upstairs, would be helpful.

Bathroom floor of room was a bit dingy and looked like it could do with a good clean/redecorating, but apart from that the facilities were good.
