Pros +
- left after 20 mins
- Perfect location and friendly staff. Good breakfast too. Will return.
- Good location, excellent beds, bathroom spotless well catered for. Pool table and seating area very good.
Cons -
- noise from road didn't even stay there in the end
- The beds are extremely soft and the bathroom needed some attention: soap dispenser was unstuck from the wall, lying on the shelf and the soap bag was empty. The middle directional shower did not work at all. And the taps were covered in precious guests toothpaste. Such a shame as the rest was great.
- Booking in manager poorly trained, neither welcoming nor professional. Further training required.

I stayed for 2 nights then liked it so much that I tagged on this extra day. The bed was extremely comfortable, the room kept snug and warm. I had French windows leading to a huge pub garden which meant it was so easy for my dog to go outside. The staff were amazing from reception to cleaners. Everyone was attentive and friendly and I felt very much at home.
My only niggles, quite small really, were that there was something peculiar about the plumbing. The water, maybe from showering or flushing the loo on the floor above, wooshed down noisily and it even looked as though my loo was being flushed. Irritating at night. Also, it was very hard to open and close the French windows.
room, dinner, breakfast were all great value for money. Food was tasty. Service was great
Breakfast and dinner were excellent as were all the staff.
Very basic and room (29) was tired. One window did not open. Toilet seat not functional (reported). Wardrobe door could not be opened at night as very noisy. Importantly although there was an emergency number for problems at night unless you had a mobile telephone then you could not contact. Main lighting very poor and needs light on desk/dressing table. Headboard damaged. Bottom of bed was ripped. Soap container above basin not functional. Only hard chairs to sit on.
Full English was very nice, however on the second morning the continental selection was poor, no croissants or fresh bread rolls to select. One particular member of staff in the morning was extremely rude and we felt she did not want to provide any customer service.
Continental improvement and certain staff to attend customer training. The kitchen service in the evening was very very disappointing, pie crust was inedible! Not value for the money.
Good location, clean and friendly staff.
Bedroom didn’t have a main light!
Neatly placed on the side of the bypass only down side is you could miss the turn if your not careful . Rooms are very warm and very comfy beds
Staff were very friendly and helpful. Lovely clean rooms. Food was very good and excellent breakfast with plenty of choice.
Nothing really, although shower was very hot and unable to get to a better reasonable temperature
very clean. warm welcome. comfortable room.
smoked bacon
Parking was easy.Beds Comfy
Food wasn’t great.Shower was a bit tricky as standing in bath which was small size.
Location and helpful staff
Another guest smoking in the next door room
Facilities were good
Front door to reception was locked and no one was answering the buzzer.
Great location for work.. free parking..comfy pollows and bed..pub on site serving decent food. Great value stay
Unfortunately I had a external door with no handle and obviously broken with parts on the floor which didn't give the best impression The toilet cistern would randomly spurt water, noisy when up stairs flushed it seems
Not overly impressed with the food. Breakfast “continental was fine” Full english seems to be hit and miss. We have stayed at St Leonards many times as a stopover when visiting family to break up the journey home. Full english has been great and not so great, a bit more consistency is required I think to ensure a full breakfast is perfect every time.
The main meal in the restaurant once again hit and miss. We had Steak the first night which was fine but the chips were some cooked nice, some a bit black, some over done and hard, the chef or cook should ensure they are all presentable and edible, as for the onion rings, TWO onion rings in a small bowl, taking the hit and miss I think. Second night Steak pie mash and broccoli, no complaints, third night we decided to eat out. No complaints about the room but the TV could be better if your able to apply your individual netflix, or prime video to it which is allowed when travelling, terrestrial tv is pretty poor nowadays.
We had the half board deal, food was excellent with a wide choice for both evening meal and breakfast. Staff was pleasant and helpful. Room very clean and comfortable. We will be using again and recommend as great value for money.
Room good and bathroom good.Nice hotel and great value
Breakfast could have been hotter
Good choice of breakfasts. Friendly and efficient service.
Noisy, busy road. Nowhere to go for a walk.
Staff were friendly. Rooms clean and spacious. Bed comfortable. What's not to like
Could do with a little maintenance on the exterior
