Pros +
- The room the location the staff
- This was an amazing stop on our road trip. The facility was super nice, with on-site parking, large and spacious rooms, complimentary breakfast served in a basket right to your doorstep, and friendly people to talk to in the lobby. The garden view was just superb.
- A hidden gem. Fantastic value. One of the best guest houses I have stayed at. Lovely rooms and it has a really nice rustic feel.
Cons -
- The signage could be more visible when approaching from Dover; I whizzed past the left turn to the property at 50 mph and had to make a U-turn down the road.
- The bathroom was separate from the room, but each room had its own bathroom. This was a very small thing. This palce is worth every penny (and more)

Location, room, hospitality, breakfast included, everything just perfect!
Wonderful host. Location is fab. Rescue, ducks and chickens roaming free. Natural early wake up sound. :)
There was nothing. We disliked.
Nice to have a basked with continental breakfast at the door, very friendly host. The ducks and chicken walking around the house were also enjoyable to watch.
The wooden floors in the rooms are very noisy and creaking when you walk through the room.
Charming old house, large twin room. Nice common living room and garden. Possibility to store bicycles inside, in the entrance area.
Very friendly and nice hosts.
Too close to the road, if you re looking for a quiet place where you can sleep with a window open, here you d need a deep sleep
Countryside setting with a small vineyard, orchard and paddock which you can walk around. There is a nice communal living room to use. Rooms are a nice size with allocated bathrooms
Nothing. It had everything we needed
The location was perfect, quiet and relaxing. Bed was very comfortable and the breakfast was beautiful too. Very relaxed atmosphere too.
Everything was laid out clearly for my stay. Owner very communicative and informed me that sadly gluten free breakfast was no longer an option. She did explain her reasons why but it was still sad that my husband could eat and I could not. Room was very comfortable and spacious.
Lack of gluten free food.
Very friendly, accommodating staffEverything we neededGood value for money
Could of done with a few hooks and shelf in bathroom and another bedside table
Lovely breakfast, good location in the country. Caring and friendly welcome. Really lovely big room with views.
It would been nice to have a table lamp by the bedside.. but that is only a small thing.
The staff were super friendly and it was clean and comfortable with a very homely and warm atmosphere. Beautiful views over the garden and valley beyond from our room. And all at a fair price
Nothing !
Lovely big clean, comfortable room. Good views
It’s well appointed. My room was spacious and the views beautiful. It’s a great location for star gazing at night and sunsets. There was a wooden terrace to use for any meals of drinks ( bring your own other than a super continental breakfast) the owner really looks after her guests.
Shared tv lounge - no tv in my room but I preferred it like that
Had an amazing 2 night stay here with my girlfriend. Owner was very friendly and helpful. I was very impressed by the complimentary breakfast, a cute basket filled with breakfast goodies, left outside our door at 0800 even on the day we were checking out. If you are visiting Rye definitely book this place!. Thank you for hosting us..!!
Can be a little confusing when getting to the property when it’s dark. As on the map it was showing the property on the other side of the road when in fact it was on the opposite side. Took us a minute or two but we found it in the end. Apart from that all was swell.
We loved it that it was dog friendly. It was very welcoming. The bed was super comfy, I could have slept in it all day ❤️
The room had no TV. I did know that, but for me, personally, I would have preferred one. A nice selection of tea/coffee, but the cups were too small, we went out and bought 2 mugs.Bedside lamps would have been nice, so I could read my book. I would stay again.
Lovely twin room which I share with my 10 year old. We had to leave early and the owner was very accommodating and kindly prepared us a delicious breakfast basket earlier than the usual breakfast time.
Wildlife, ambiance, chilled atmosphere, breakfast basket!
Mattress in room 1 might need replacing soon…springs gone on right side/uncomfortable!
