Pros +
- What a nice find loved my stay at this historic manor house with beautiful grounds and facilities also in a great location between several bays .
- Location was very secluded, with the grounds being nice to explore including the menagerie of animals (Emus, Peacocks, ducks, etc). Our room overlooked beautiful gardens and open countryside. Staff inc. owner were very friendly and helpful. Very conveniently placed for visiting Ilfracombe, Moretehoe and Woolocombe. Evening meals were taken in local establishments (pubs and the Depot).
- Wonderful welcome. Fabulous staff. Very clean room. Well decorated.Lovely garden with birds and really fun place. Felt really welcome.
Cons -
- Access to the property down Trimstone Lane is exceedingly narrow - take care!
- Would have liked better hospitality tray for the price paid. Normally you get a variety of teas, hot chocolate and some biscuits .Very difficult road to get to the property. Was nice as a holiday place but I think it needs doing up some more compared to other places stayed.

The room was ok apart from snail on inside of window frame. Peeling paint on the outside of the window in the bedroom. The bathroom was horrid, old fashioned, cracked wall paper, rusty bath . Having had to stay in the next village in a newly refurbish pub with four lovely bedrooms and smart modern shower rooms, lovely breakfast and evening meals for £120 per room per night including breakfast we feel were were completely ripped off. Booking.com state 'no refunds for booking' however as we paid on a credit card we shall see what transpires.
It states it is a hotel, however it was not made plain on the Booking.com website. we were informed that the restaurant wasn't open in an evening and they stated they only did afternoon teas. The lounge and bar area was dark, the window was into the reception area . It is not a hotel it is ROOM ONLY. We were misled. We left after sleeping one night at 8:30am we couldn't get out fast enough. We had paid for two nights ... The locals call it "GRIMSTONE MANOR" it was certainly GRIM....the bar was shut with grills over the counter.ONLY one other room was occupied . This was the second worst hotel we have stayed in on Booking.com . The other hotel has just had a refurbishment. This one needs one as well. I shall never book and pay before inspecting the room and speaking to the hotel direct about food etc...
The surroundings and the ambience of the building were superb. We particularly likes the wild fowel enclosure and gardens.
The overall management of the hotel was clearly lacking. The rooms were shabby and our room was damp and mouldy . There was an evedent lack of staff resulting in poor maintainance and cleaning of all areas of the Manor.
Setting of the hotel was great.Hotel had a lot of character
Access road to hotel car park, very tight, could do with being widened.Generally hotel needs decoration uplift.
Quirkiness and the old world charm of the hotelGames RoomSwimming PoolBeautiful building and gardensThe Peacock and the other birds.Rhianna was very welcoming and looked after us well.
Our room was a bit outdated but still very comfortable.
Lovely location, added attraction was the wildlife.
Only cooked breakfast offered, no mention of an alternative, eg continental breakfast.Tablecloths needed to be ironed. No daily room service, although fresh towels were suppled when asked for.
Staff Very friendly and nothing to much trouble when ask.Had a lovely room, comfy bed with cooking facilities.
travelled in big group as a boxing club. everyone had teenagers staff made us more then welcome. and could not do enough to help us with our stay
nothing everything was great

really quirky place , an old farm house in the middle of nowhere but within 5 minutes drive of Woolacombe. beautiful garden and grounds. the pool games room and bird sanctuary with emus and peacocks were really good on site facilities. Traditional devon farm house style decor but very clean and extremely comfy bed. The stay exceeded our expectations and we were really glad we went for this hotel.
the decorating and bathroom could do with a slight refresh but it really wasn’t a major issue.

The onsite animals, views and breakfast room. Decor of rooms was also lovely despite the level of cleanliness.
Most rooms had cobwebs and spiders including bathrooms and housekeeping missed cleaning several rooms of people in our group for the next day. Housekeeping needs to improve drastically.
Beautiful location,Amazing views, close to all main places like Ilfracombe, Woolacombe, Lynmouth etc.Games room, swimming pool gym… facilities were awesome.. we just needed couple of days more to enjoy the property fully.
We didn’t have any negative things to point out really.
We loved this manor the staff were so friendly and kind . Like stepping back in time great history to the place too. The collection of rescued bird life was a treat to behold from peacocks emus turkey and many more. If u want modern then this is not for u and because of its location your own transport is a must if u want to venture further afield and recommended as local transport can be expensive. Transport especially needed as there is no meals in the evening and getting food in from takeaways almost impossible as too far. But we managed and had no regrets . The pool was a bonus. LOVED IT
My only qualm was no evening meals . Maybe a small supermarket or tuck shop on site could be an asset for guests and self caterers Also the long country lane is quite far from the main road so if u need buses not ideal for those with walking difficulties . But loved it anyway.
good location, bed comfortable, clean, good breakfast and very friendly and helpful staff
it would need some updating
