Pros +
- Friendly greeting and room was small but comfortable and more than adequate for my stay. The boiler had broken down that day but an electric fire was provided which did the job of keeping the bedroom warm. The bed was comfortable and duvet was lovely and warm.Towels were super soft and nice and bedding was nice and white.
- Appreciated upgrade. Room comfortable and staff helpful.
- This is an excellent, family run hotel in a very characterful building ideally located for Barnstaple town. Rooms are spotless and very well equipped. Breakfast excellent. Proprietors extremely accommodating.
Cons -
- Breakfast could have been better bacon and egg bit overdone and dining room was cold ( obviously due to boiler issue ) the room was cold but again no one can predict the boiler breaking down.
- Carpark was small and across the road.
- room overlooked a busy road junction so some traffic noise

Small single room, but nice & clean, pleasant staff, good breakfast, close to town centre
room overlooked a busy road junction so some traffic noise
Very comfy room and bed ,breakfast lovely plus beautiful homemade jams And marmalade. Within 5 minutes walking of the town. Brilliant hosts.
Aced it with the gluten-free breakfastLocation quiet and convenient.
Nice classic building. Welcoming hosts. Good breakfast but didn’t have time for the pastries to be cooked. Steep stairs.
I liked it but my daughter said that her attic room shower was a boiling hot dribble, which was tricky.
Very friendly helpful staff, welcoming and pleasant-no problems at all. Superb facilities throughout.
If you're in one of the top rooms, there are a LOT of stairs to climb-and you have to be careful when turning around not to whack the beam across the ceiling. There is quite a bit of noise from the bikers whizzing around outside at night.
Amazing host! Very friendly and helpful Very relaxing stay! Will book again !
More sugar in the tea station
Staff were very friendly and accommodating. The room was also lovely. The wifi was good which was useful as the hotel stay was for business. Would definitely opt to stay again if I was looking to stay in the area of barnstaple.
Easy check in and accessGreat facilities Free breakfast was so great and made my day a lot easier!Lovely room- no issues whatsoever.
Exceptionally clean. Friendly welcome ! & helpful instructions. I loved the pillows. Wish I knew where you got them!
Loved the old windows but draughty when sitting near them to watch TV. We thankfully didn’t require a lift . Less able older people might
-Really enjoyed the full English breakfast :) -Room was clean and had everything I needed-I had a good stay overall and the staff were very friendly and welcoming-
- There was a lot more traffic noise from the street than I had expected.-Struggled to find parking initially and would have really appreciated some communication about where to park prior to staying -Room was well equipped but very small
Fantastic value, great breakfast, the room was spotless and very comfortable.
Spacious, clean and comfortable room, friendly staff, excellent breakfast.
Close enough to town to be able to walk.Buses nearby..Breakfast, plenty of choice. My double room on first floor was lovely.
Net curtain would have been nice (room on first floor at front).Hadn’t realised there were so many stairs to higher rooms.
Lovely traditional b&b, friendly, comfy, lovely room (they weren't full, so we were upgraded), & great breakfast. Good location near centre.
Lovely old building, really warm welcome, super comfy bed, fab breakfast and really cool dog
Nothing to moan about.
Staff friendly and facilities OK including food.
No real complaints but would point out that it's really a B and B and shouldn't be advertising as a hotel (am I understand an upgrade is being considered?).
Good location, very friendly and helpful ownersComfortable bed
Small shower cubicle, Doorbell to gain entry to the hotel front door could be heard through the whole building so latecomers were ringing the bell as late as 11:20pm at nightOnly 1 hour breakfast time slot
