    Pros +

    • The staff, breakfast, and cleanliness.
    • Very clean lovely staff could not do more for you very friendly and lovely breakfast
    • Cosy, homely, British atmosphere brought back fond childhood memories of my grandparent's beautiful house. It felt like 'coming home' when we came back from each day of outings. Lovely kind staff who delivered packages to our room as well as checking in on me and my son when we were feeling sick one day. Rooms very clean cosy and well appointed. Nice shower. Immaculate, charming breakfast room with a DELICIOUS full English breakfast included alongside a range of other nice breakfast options. Oatmilk available too! and cool artwork on the walls. Bus stop on several major bus routes into the center of town/UClan area, just outside the gate - Just a short bus ride (6-10 mins?) away from these areas.

    Cons -

    • A door on the bathroom would have been nice as I was traveling with my son, lol. Only a curtain. But there are spare toilets and showers available elsewhere in the hotel, so it wasn't the worst. A bit of counter space in the bathroom would also have been useful for toiletries.
    • The shower in the family room was a bit temperamental.
    • Had to negotiate three flights of stairs with a suitcase to get to my room.

The room was compact but comfortable.

Had to negotiate three flights of stairs with a suitcase to get to my room.

Clean, comfortable and value for money!

Stairs can be tricky with suitcases!

on arrival the staff where extremely helpful and pleasant. As we were at a wedding reception at another venue they provided us with contact details for a taxi company which was prompt and inexpensive. The breakfast in the morning was excellent, freshly prepared and a good choice of alternative/additional items.Very pleasant stay at a good price.

No real issues in this area.

Staff were lovely and the breakfast was great although breakfast room was cold.

Room 4 was very small, converted from the loft, so one bed had the joists sitting proud above it. It was up 4 flights of stairs, had no bathroom door (as no room to open one) and just had a curtain. Plug at the bed was being used for the lamp, so I had to unplug it to charge my phone. Kettle had to be set on the floor beside the TV as it didn't quite reach the windowsill safely and the desk wasn't close enough. Two of the plugs beside TV couldn't be used (one only went part way in so I was concerned about using it, the other wouldn't go in at all), so I had to unplug the TV to boil the kettle. It got very hot in the mornings as the sun heated the roof above and therefore also that room. No bathroom shelves to put your toiletries onto and the toilet rolls sat on the toilet cistern as no holder for them.

Proper hotel, nice breakfast, and good-sized family room, well presented

    10SebastianPosted on: 3-12-2025

The staff was lovely, very very mindful. They made sure we have a great breakfast offering us everything they had(they had a lot) from the traditional english breakfast, to sandwiches and all sorts of cereals. The room was very comfy, small but very nicely decorated and above all, very very clean(me and my wife work in hospitality and is unavoidable for us notice if something is wrong, but in this case everything was tidy and clean.)We enjoyed a lot even if it was only one night. Definately recomendable for the money. Great value, great place.

Greeted by the Lovely owner upon arrival who was very helpful and informative, she gave us our keys and also explained clearly regarding the code entry system, our rooms were exceptionally clean and plenty of tea and coffee, the beds were extremely comfortable, i would not hesitate recommending here and will also be returning.

    nothing it was fab

    6CallumPosted on: 2-17-2025

It is honest, won’t blow you away but if a bed for the night is what you are after then this will defiantly suffice.

Shared bathrooms, creepy floorboards and no blackout blinds.

    9MingPosted on: 2-9-2025

Clean and stuff is very friendly

A bit cold in the midnight, the cover too thin

    8ColinPosted on: 2-7-2025

Friendly staff, comfy bed, great breakfast

    7MargaretPosted on: 2-6-2025

Lovely staff, easy parking and very clean, The room was warm and the bed was comfy. It was a good breakfast with plenty of choice.

The room was a bit 'tired' and the shower was very feeble. (Probably better in warmer weather.) Updating these things would make a big difference as there is much to like.

    Decent

For £60 I would have expected it to be ensuite not a shared bathroom and toilet

    4DorothyPosted on: 1-18-2025

    Disappointing

My cooked breakfast fetch to table when my husband & I had just started our cereals
