The hotel was well situated.

Our hotel room. No 10 had a double bed which was pushed against the wall as the room was too narrow. This made it difficult to get in and out of bed.

Clean room with excellent facilities. Water crisis in town managed well either bottled water made available. Excellent location with easy parking nearby.

Room a little small - to be expected for single room

Great location and very friendly staff!

Room wasn’t clean enough. Inside the room was very hot, no AC and ventilation was bad even with the window opened. Wifi rarely worked and got disconnected very frequently.

Location is perfect, rooms very comfortable , lounge area very nice, staff very friendly

Nothing to dislike

Perfect location for visiting Tunbridge Wells - but be sure to get a room on the quiet Pantiles side, ideally on a higher floor, which offers a gorgeous view. The hotel exudes charm and our superior double room was the largest we've stayed in for ages.

Not a 'don't like' as we can't judge the restaurant since we didn't eat here, but the menu did look oddly 'pub grub' (lots of burgers, fish and chips) which seemed a mismatch. The smell of cooking oil did linger rather around the first floor kitchen.

The location was perfect, additional cost for parking. The room was clean and the breakfast was lovely.

The small double as described was the smallest we've ever been in....you can only get into the bed from one side....not ideal. The breakfast was good however having an upgrade to add breakfast for a set price would have been better as it's expensive when you buy individual items.

Avoid like the plague.

1.Arrived at 6.30 pm. 3 staff doing nothing nothing no-one offered to take my bag.2. 6 flights of stairs 72 steps up in the gods. No warning of this.3. Smoke alarm continuously flashed red directly over bed 24 hrs/day.4. Room too small so no door to bathroom.5. Room too small so no room for bedside table.6. 20mm gap under room door very hwelpful if a fire is started,7. Bathroom tiny.8. Top of headboard dusty.9. Complained to the hotel. no apology or offer of compensation.

Location was central and room/bed comfortable. Water was hot.

No feeling of warmth or welcome on arrival. Refreshments seemed mean given the price of a nights stay. No biscuits/chocolates and cheap mismatching mugs. Not what I would expect from an expensive hotel in Tunbridge.

location of hotel to town and local car park was excellent. Don't expect much from hotel, basic facilities in rooms, single glazing on windows so cold and noisy at times.Breakfast can be purchased in restaurant on ground floor, food good, staff friendly, but useless for any queries with rooms

hotel has 20 rooms spread over five floors and no lift (this should be mentioned on website as the stairs are narrow and steep and a nightmare to take luggage up).No heating in bathroom and windows in room would not close and rattled with the wind coming through - totally unacceptable so had to pay for room upgrade but staff very inefficient in arranging transfer - nobody returned calls, had to be constantly chased.Hotel in need of total refurbishment / upgrade - restaurant / bar very good and serving staff trying to do both jobs, but failing at the hotel side of things.

The location was good.

The room was extremely small, with two large windows facing another part of this hotels walls only feet away that went straight up. We could actually see the a bit of the sky with our noses pressed against the windows looking straight up with a delightful view of a service staircase, a huge galvanised ventilation pipe. Bathroom was a challenge to navigate, how they got a tiny shower cubicle, sink basin and a toilet in there is beyond me, if you were leaning over the sink brushing your teeth, the shelf was beneath your chin, impossible to wash your hands! Various lights not working, and this broom cupboard was dark due to its location. No breakfast although, the original booking says it was included. I paid just shy of £200 for 1 night with no breakfast and all the above for my wife’s birthday, they asked me to make a request prior to arrival, so I asked if they would wish my wife a happy birthday when we arrived, that didn’t happen. I think it was at that point, I began to sense this wasn’t going to go well. Your basically checking in at a pub bar in the middle of their restaurant, there is no reception as such. Furniture crappy and tatty, when we went downstairs to check out, the manager asked “checking out”? I said yes, can we pay for the parking to which he replied, “want a receipt” I said yes, he said thank you, and walked off! No “how did you enjoy your stay? Was the room to your liking? Or thank you for your custom! My wife almost scolded him for being rude, but we just wanted to go. Very very disappointed with the service, the condition of the hotel and contents and based on the room size, I would fairly value the cost of 1 night to be in the region of £30/£40 excluding the poor service from the manager. If you stay here, AVOID ROOM 14. It’s just shocking.

Lovely large room. Piping hot water. Lovely and warm. Crisp clean white bed linen. Tea and coffee making facilities in the room. Great atmosphere. Perfect location on the Pantiles. Good food!

I like everything!

StaffEvening mealComfy bed

Room 12 and near the noisy kitchen fan (but they did warn us and it was turned off at the end of service in the evening) so be aware.

7SamPosted on: 12-17-2025

Nice location and room was big

Needs better soundproofing. Quite noisy from outside and rooms next door.

6StevensPosted on: 12-15-2025

Where it was Every thing we wanted was on the door step

No hand rails on lower stairs fan out side our window early until late pleased it was not through the night

9CraigPosted on: 12-13-2025

The staff were friendly and attentive. The food was freshly cooked and plenty of choice. We stayed in the suite. Breakfast was really good. The bed was sooo comfortable. The shower was powerful and hot.

There isn’t anything we didn’t like about The hotel. The one thing to be aware of is that the hotel is set over three main floors and there is no lift (to my knowledge).

9MaureenPosted on: 12-12-2025

Lovely location and very attractive rooms. Good facilities

Lack of lift meant I was pleased I didn’t have a lot of luggage! Very old building which means soundproofing may be an issue with noisy neighbours. No problems in my stays.
