    • The breakfast was really good and everywhere was so clean. It was great having the room cleaned each day! It was a late booking and were so pleased that there were rooms available. The email after we booked was clear and concise.
    • Great price, nice large rooms. Easy access to city center.
    • Good location, plenty of parking and regular buses into the centre of Canterbury. University hall room but with en suite

    Cons -

    • The water in the bathroom was very hot and also the serving spoons at breakfast had been under the heaters and so were really hot. Needed to get a serviette to protect my fingers, these were the only things... everything else was brilliant. Thank you.
    • No coffee at breakfast because machine was broken. Sure it’s fixed by now
    • Photo seems to indicate a TV but there wasn’t one. Mattress very hard.Bed small for an adult

Good location . Room very basic. OK for a short stay. Bus stop adjacent which really helped getting to the City Centre

I paid for an upgrade to a double bed from a single. The room was spacious, clean, and comfortable. There were shower, shampoo, and conditioner in the shower room.Fairtrade (bonus!) tea, coffee, and milk sachets. The Dolce Vita cafe for breakfast was a short walk away. The breakfast was good for the price paid - yoghurts, cereal, toast, filter coffee, tea, and a basic cooked breakfast. I would definitely stay again.

I was first given a key fob for a single room, so I had to go back to query my upgrade. Staff were able to change me to a double room when they checked my booking. thankfully. The cooked breakfast was very overcooked and not hot.I guess everything is precooked for the beginning of service, and the servery area is a certain heat.No other choice of eggs, apart from scrambled eggs, which was solid and cool.

Good price, the breakfast is included , free parking

    The room facilities are basic.

The room is located within University of Kent campus which was convenient for attending an academic conference held in the University. The overall experience was OK but could have been better. The best aspect of the service was the reception staff who were quite helpful.

The surrounding of the hotel is very dark and scary at night. The hotel was not within a reasonable walking distance from Canterbury town centre.

Breakfast was fine, service was excellent.

The beds were uncomfortable and one of the team had issue with drainage in the shower

    8AutimumPosted on: 9-16-2025

Breakfast was really nice, a good choice, and included in the price. The rooms are adequate for the price paid.Parking was available at no extra cost and within walking distance from the building.

We had cleaners bang on our door at 10 am, although the checkout time clearly stated 11 am. Only one of them (5 in total) spoke or understood English. I was staying here with my autistic son, and we were staying for the day to clear out his room. So this much noise from people who were very difficult to understand definitely set us off on the wrong foot.I've stayed here twice before and had no issues whatsoever, so I'm not sure what happened this time. The lady at check-in did her job, but was either tired or uninterested. I don't think I saw her smile once. She forgot to give me the parking permit and seemed annoyed that I came back to ask for one. She was, however, very diligent in doing the work. Again, this has not been my experience here before, when I found reception staff highly efficient and friendly. The last thing I wanted to mention is the lack of lifts in this place. After coming here for a little over a year, I haven't found a way to enquire about accessible rooms yet. Last but not least. Although there is access to the kitchen, you would have to bring your own pots, pans, utensils, and cutlery if you wanted to make your own meals; nothing is provided.

The room a reasonable size with all basic facilities. Parking included and good breakfast.A chance for my husband to revisit the university he attended.A peaceful environment outside the busyness of the main town.

Bed not brilliantly comfortable but ok!

Excellent breakfast. All staff were very helpful.

Probably the bed. A bit hard, but then this is student accommodation and not a hotel

Good breakfast. high ratings on this as the hit all the expectations for the cost. Value for money, clean rooms, kitchens if you need. location is in campus if you need to stay at the university its super convenient and an obvious for business or visiting family and friends.staff very helpful.

The property was clean and spacious.

The heater was not switched on throughout my stay.

    4SandyPosted on: 9-8-2025

The location was convenient for where I was visiting for the day, the rest of the experience was pretty depressing.

I arrived after the check-in time but my room wasn't ready and I was told that I'd have to go away and return in an hour. I didn't have an hour to wait. The check-in staff clearly didn't care and didn't seem to do anything to try to resolve the issue. I waited in the hope that it would inspire them to accelerate things. In the meantime, more couples arrived and seemed able to check in without any problems, we asked if we could swap to a room that was available whilst the cleaning was finished, that was apparently not possible. After generally making a bit of a nuisance of ourselves to try to improve our prospects of getting into a room quickly, we were told that the cleaning team had been messaged to see whether the room was actually clean, after 20 mins they said that it was and that the delay was due to the computer not having been updated on room status. The room was ok but very warm and with a very hard mattress, functional enough shower room although the extractor fan didn't work so it steamed up quickly. The cooked breakfast was industrial, quantity rather than quality.I appreciate that we had booked to stay in student accommodation and was therefore expecting no frills, I hoped for better though given that the price was more expensive than local B&Bs offering better rated facilities. Oh well, win some, lose some...

Room was clean. Checking in and out v easy. Free parking at weekend.

Very hard mattress. Limited choice for breakfast

    3LiuPosted on: 9-8-2025

The room is clean. The securities staff who led me to the room was very good.

It charges for a 3-star hotel, but the services are barely any. There is no reception and no services. When calling, there might be someone answering but it is just like answering students not customers.

Good sized rooms, very secure, communal area/kitchen clean and well equipped
