something that can be improved, the time schedule of apartment daily cleaning (seemingly unpredictable), and the way to find and locate the gate of the place upon arrival. I needed to call. Overall, in any case very nice.

positive:- The swiming pool area is really nice- privat parking- Spacious and they clean the apartment every day- Very nice beach in walking distance - You get beach towels, but you have to ask for them.

Negative- Provide the beach towels at check in. For every person it will be clear you should not use the shower towels.- There is a very nasty damp/moist smell inside the apartment (they know this issue in their apartments, but cannot solve it. You get a spray to get better smell, only helps a bit) - We didn’t got the booked apartment on the first floor, instead we got ground floor. - Terrace is not really private. - You have to ask for a drying rek to dry the bathing suits outside. Inside it won’t dry due to high damp. - Price of 150 euro per night is too steep. - terrace door is difficult to close/open

The apartment was clean and had everything you need for a longer stay, kitchen, lots of space inside, outdoor terrace, beautiful grounds, staff were very friendly. Plenty of parking space in the car park. Dogs are accepted for an additional fee

The breakfast is poor, the products are not fresh, lacked taste - the only drawback

- the rooms are great- very comfortable beds- pool with sunshades

- no place to dry pool towels and swimsuits

The property itself was very nice and well look after. Facilities were good.

Please read - known thieves operating here.During our stay we woke up at 5am to a man who had broken into our apartment. The locks on the sliding doors were in quite poor condition. Following this we had called the police who explained to us that they knew the man who had broken in as he has been breaking into apartments at Quinta de Santana and stealing from customers regularly. The police had been to the same area of apartments around 3 weeks ago. During this time the accommodation had still been renting out these apartments, have not changed locks or improved security in any way, as well as taking money from paying customers knowing the risks and dangers they are placing their customers in. When I spoke with the staff they offered us 1 nights free accommodation or 2 free breakfasts following this traumatic event. I pushed them for a full refund which they did give us, but seemed very unhappy about it. They did not apologise or admit fault in any way. This event completely spoiled our 2 week trip to the Azores; both myself and my partner are traumatised by the event.

Nice surroundings, big garden and pool.

Apartment got broken in by locals, had to sort it out with the local police. Thankfully, they were able to retrieve the most valuable items, but my headlamp got stolen. They should definitely improve their security.

The apartment is large, quite quiet and has a view of the garden.

We were very bothered by the humidity and the smell of mold, which we were unable to ventilate in any way.

The booking.com room was a two beds appartment which was on the upper floor, it is very large. with own entrance. Adequate catering equipment provided. Large clean white towels.

It was dusty. The curtains were dusty, the sofa bed covered with white fluff, the floor felt dusty. The apartment was quite large and did not feel like it was mopped, I am allergic to pollen and hand a hayfever fit as a result. The shower pressure was very poor I had to remove the shower head off to get a some water. The microwave door did not work properly. The external property was not swept, including the pool, lots of dried leaves everywhere. Old furnitures and equipment even, functional.

Its located in a nice and calm place. It’s very well maintained, it’s looks like a garden. The houses are cute and spacious.

The only thing I have against it is the mold smell. Be sure to turn on the dehumidifier as soon as you arrive

the Hospitality of Mr Joao and the hard work and his criativity to make the place look good and better everyday its amazing ....besides the beauty of the Portuguese Island , the exotic places we visited....coming back to our room was a delight...and an amazing place to see surprises on everycorner of mr john property

Very nice garden and the apartments are big for a family

Location is close from Ribeira Grande and the beaches but the immediate surroundings are not very nice.There was a smell of humidity in the apartments and the linen.

The apartments were clean and had everything we needed, the grounds were beautiful with a nice area for children to play, the staff were very friendly and the room was cleaned every day. Plenty of space to park in the carpark.

Beds were quite uncomfortable.The pool was beautiful but had too many chemicals in.

Nice, big pool in lush and green gardens. Very large area with bananatrees, orange trees etc. Also a playground for the little ones. Parking for everyone behind gates. We stayed in a big appartment with two bedrooms and a kitchen/living room. A big terrace and semi-private garden (semi-private because open for everyone, but every appartment had their own limited space and I saw no one going into our part in our 9 days there). We loved our stay here.

It could be nice just to be able to buy and ice cream or a soda/beer on premises as nothing is within walking distance.

The garden is beautiful.

The room has mold smell..The aircon does not help as the air coming out also smells mold. The mosquito screen in the living room patio door has a hole on the side which we did not realise. A cat came into the apartment and did not want to leave. She seems to know the apartment well. The fridge has rusty stain in the surface. The freezer has ice built up. The kitchen cabinets also smell mold. The sofas are dated and also smell mold.

Good option if Ponta Delgado is booked full for the May festival.

A very sick receptionist checked us in, she should have stayed home. The coffee was horrible, should have guessed it as Everybody was drinking tea. The charge €10 pp for breakfast. Breakfast was decided in seating groups, we were the 9.30 group and not much was left available. The apartment and pool are very nice though. The area not so much, more industrial area, no restaurants nearby, but if you have a car it is only 17 min to Ponta Delgado.

Nice apartment in the garden, well equipted, even if it was cold, the climatization heats the apartment.

The property is beautiful. Very nice landscaping - amazing plants and flowers. Also super adorable cats on the property belonging to property management.

Everything was great, as long as one is careful when driving the car off the property through the gate.

Super friendly staff. Fantastic housekeeping (I was very impressed). Large, clean, comfortable apartments. Good beds. Good air con / heating. Nice clean outdoor pool, open all year round. Even though it isn't heated, my kids still enjoyed a refreshing swim. Lovely gardens. Friendly cats. Our room had a fridge freezer, microwave, kettle and toaster. You can request a small portable oven from reception at no charge. Check-out is until 12:00, which was really helpful! This is a really great place to stay.

The apartments have sliding doors instead of windows (which is great!), but some of the locks didn't work that well, and probably need adjusting. The coffee machine is located in reception, but it would be better in the room. The hotel would benefit from some indoor facilities. They have a big room, which they hire for events with nothing really for guests. There is a pool table, but unfortunately they have no balls or queues (we asked at reception). These are all minor things. This is a great hotel, and I would recommend it.
