Road noise can be annoying to some. Breakfast is bare bones.

I really like the view from the bedroom and the upstairs sitting area. I liked the colors of the property. The bedroom was clean but the smell was terrible. The staff was nice but not very helpful when I asked to change the room. They said they couldn’t smell the smoke smell in the room. I’m glad it had breakfast even though it was very simple. There was juice, water and Coffee. Bread ham and cheese to make sandwiches, boiled eggs, Nutella and jelly for a toast, apples and yogurt.

It should be fine if you drive to the location but it gets complicated if you go in a bus. It’s hard to move around if you don’t have a car. Walking distances are long and dangerous walking on the main road. There’s not much in that area. You can get a bus but the bus is not consistent on their schedule. The bus will come about every hour and sometimes wouldn’t show up in longer than 3 hour. A lot of people smoke in that property. There was a bar under my bedroom and all the smoke smell came in the bedroom. I just can’t stand the cigarette smell. It was suffocating. I closed the windows but either way the smell didn’t go away for the 3 days I stayed in there. I requested to change the room. They sent the front desk lady and she said she couldn’t smell anything and there’s nothing she can do. I ended up staying my last night in my friend’s hotel about 30 minutes from this location.

The location is just perfect. Our room had an a amazing view of Lake Como, it was clean and comfortable. There is a restaurant downstairs with really affordable prices. Overall our experience was great!

The view from the room was really nice. A small balcony with chairs to to sit on. Just outside the room is a veranda with comfortable chairs and tables where you sit underneath the vine, surrounded by plants where you can enjoy the view with more company.The bus stops in front of the hotel so to reach it from Como is really easy.For our purpose the hotel is in a really good location. Short walk to the stairs which take you towards the lake.I also liked that the room had airconditioning. The staff was really helpful.Breakfast was good.

The room faces the lake so we had a good view of the mountain. It is affordable and the staff are friendly.

The room is noisy due to the noise coming from cars on the road just right next to the room. It disturbed by sleep because cars start to pass by around 4:00-4:30 AM, so I always wake up in the wee hours. I would suggest that they should put sound insulator. Guest should also use earplugs.

It was close to where I needed to be.

It was a dump. My friend’s room was full of bugs. In the middle of the night the old fan was making noise. She pushed a button ant the cover flew of, the blade cut her thumb to the bone. When we reported it the next morning the staff did nothing other than not charge us for 2 cappuccino. My shower had to be rigged with a plastic garbage bag to hold the shower head up. There was no soap or shampoo. The kitchenette had almost no dishes, pots, glasses, etc. The price for 2 nights was over $400.

Great location. Good value for money. Free parking. Easy access to the lakeside and a lovely walk to explore nearby villas.

It’s quite scary crossing the road to the parking spaces. Take care.

Old, moisture and moulds on walls in bedroom, basic amenities missing ( no toilet paper, no soap)

The staff was very kind but it did seem very transactional.

The property doesn’t look completely like the photos. The room we stayed in wasn’t clean nor was our shared bathroom. We had to kill multiple spiders on our things whenever we would come back to the room. Our faucet would drip inside our room the entire time. The shared bathroom was small for a shared bathroom. The other option for the bathroom was the restaurants I believe and it was shared as well. However, the one time we tried to use it, there was a spider on one toilet seat and someone else’s poop still in the other toilet. It was a very pretty view, affordable, and good location for why we went. It just wasn’t a comfortable stay nor sleep.

The room was not so clean. I know that it is only a one * Hotel but it could had been more cleaner anyways. We also had a very strong smell of mildew in our room.The breakfast was ok

The room was clean and had a view of the lake! The hotel had a cute courtyard as well, and the breakfast provided was simple but good! The staff was very kind and the bus stop was right outside the hotel which was great!

I wouldn’t recommend if you are a light sleeper, as it is on a main road and can get a bit loud.

More the location of it as it’s directly on a quite busy road with no sidewalks and just a few restaurants nearby

The bed was so comfortable, and the cleaners kept the facilities cleaned and were diligent in giving the place a refresh. TV was great. The breakfast was fine and I really appreciated them making coffee for us. WiFi was fantastic. The views were great.

We didn't have a car so we relied on buses to get around. Be prepared for long wait time especially in the evenings and weekends.

The location and the noise from the people talking in the bar and the surrounded rooms making too much of noise (no sound proof in the hotel).Also, the breakfast was not meet the expectations (very limited and not tasty)

The hotel is in a beautiful setting and overlooks Lake Como. A car park is conveniently located just across the road.Those complaining about noise ... well, it's a rustic building, and the owners need to work with what they've got. In return for some inconveniences you get a very affordable stay with lovely staff, a great restaurant and even a breakfast. I don't think there's anything to complain about.We had a double room that shared the shower and WC with 3 other rooms. Both room and bathroom were very clean, and we never had trouble getting into the bathroom when we needed to. All of these four rooms have a small balcony overlooking the lake, and the views couldn't be better.Yes, the hotel is just next to a busy road, but ear plugs are provided if you need them. I didn't need the earplugs, and still managed to get a good night's sleep. It was early November though, so maybe worse in summer. The windows are double glazed.You can hear noise from other rooms, but I guess that's not the owner's fault, you need to hope that other guests are reasonable and won't have loud conversations in the middle of the night. Not a problem at all during our stay.We had Pasta Carbonara and a Pizza Prosciutto for dinner and it was fantastic.Breakfast was basic, but still all you need to get started for the day. The coffee from the bar was brilliant.All in all, I can only recommend the place, and I hope to come back for a long weekend at some point instead of just a short overnight stay on the way through.
