good variety for breakfast-- views from some rooms -- clean and comfortable rooms- quiet --

location is up a steep hill so if you are looking to go to town where restaurants and activities are be prepared to hike up the hill -- parking if you have a car can be challenge with parking

One of the best places I have recently stayed - total value for money. The view from the room and the balcony overlooking Lake Iseo and Monte-Isola is to die for! Simply amazing and this is because it's situated quite higher up from the ground level. Very big room with all necessary amenities. Warm and lovely hosts and stuffs. Bonus point is the restaurant that serves some delicious food for lunch and dinner. Good breakfast is included. I would love to come back again. Highly recommended.

Two things to consider (1) It's situated on high elevation, so, if you are not travelling with a car - walking back and forth from Sulzano city could be a daunting task. Higher a taxi if you have big luggage with you. (2) Stuffs and hosts aren't great communicating in English.

Views, staff, location!

We felt very lucky to have booked such a beautiful place, with stunning panaromic views over lake Iseo. To make it even better the owners and people working there were really nice and welcoming, breakfast and dinner was amazing, room was spotless and very well finished including proper central heating system which kept room at the right temperature, comfy bed for a good sleep and electronic louvers so you can easily enjoy the view of the lake from bed. Room including bathroom are very spacious.

We liked everything about this place and we will visit again for sure.

The view from the apartment and restaurant was spectacular. The apartment was charming and only a small number of apartments so it felt quite exclusive. The restaurant food and service was excellent. The breakfast included was also fabulous. Linda was very helpful.

The views from the house are completely stunning and beautiful. Clean room, nice staff and super nice dinner you can have just there.

Nice view from hotel terrace on lake and Mont Isola. Difficult to manage driving on narrow steep road.

Breakfast could be better,it is ridiculous to charge extra for additional cup of coffee. Also cold fried eggs: I do not know who likes these.

The rooms were very spacious and great value for what we paid which included a wonderful breakfast. The owners and staff spoke little English but we managed with our terrible Italian. The view from the deck where we had breakfast and a couple of dinners was amazing.

The hotel is located up the hill so if you don't have a car it would be an arduous trek back to your accommodation.

Great location, stunning view from the restaurant which is the highlight. Great to have the swimming pool right next to the hotel also, again with a great view. Room was a good size and comfy bed also.

The Mountain View (at a stretch, mostly over the back car park) has no air conditioning and we were not offered a fan either, it had been 32-34 degrees the two days we stayed. Made for an uncomfortable night sleep.

The location was lovely and our room had the most stunning view of mount isola. Staff were so friendly and helpful and the food was amazing

We booked a room with a view of the lake and it was a really beautiful view. The room was spacious with a big comfortable bed. The breakfast was exceptional, a lot of choice, something different every day. Linda is a great host, she helps with everything.

There could be a small fridge in the room.

On top of a hill just outside Sulzano with incredible views of lake Iseo ,Mont Isola and the surrounding area.The Owners were very nice,Breakfast was really good a buffet style with local meats,cheeses,pastries,bread,fruit,yogurt,juices and coffee,there is something for everyone and the views from the dining room are incredible ,sitting on the terrace having an evening meal is amazing.We really enjoyed our evening meals here and once again the staff serving were really nice and fun.

We booked a lake view room and it was indeed a spectacular view from high above Sulzano across Lake Iseo and to the small Monte Isola island directly in front. The booking was worth it for the view alone, but also the room was spacious, with a large comfortable bed. Dinner at the restaurant was exceptional, very good menu and fine service from a waiter who knew his business. All rounded off with a continental breakfast with an ample choice and variety to suit most tastes.

Beautiful location with a fabulous view, exceptional food and drink options and a clean comfortable room.

The owners dogs were kept outside and regularly woke us up in the middle of the night.

The lake view from the hotel is amazing. The surroundings are quiet and great for a relaxed holiday atmosphere. The rooms are spacious and clean. The room we had was not with a lake view but had a big balcony looking at the parking lot and was still good.To note: the great view comes at a price as it is quite a steep walk up to get there. We were with just a backpack so it was fine. However, good to be prepared in case you have a lot of / heavy luggage.

Apart from one of the waiters, no one speaks English, so it can be hard to communicate if you need anything. Breakfast was rather limited in terms of options. We didn't try the restaurant due to mixed reviews online.

We stayed at the accommodation because I was getting married in Iseo. It was the perfect decision! The room is very comfortable and the breakfast was fantastic. Since it is located at the top of a hill, it has an amazing view of the lake (perfect for photos). I highly reccommend this place:)

the staff that welcomed us speaks only Italian, so it was more difficult to communicate.they offered us dinner in a restaurant, which we agreed to, but the menu is only in Italian.it was extremely difficult for us to translate all the dishes so that they could see what we were ordering because we came for dinner at 8:00 p.m., and they told us that the kitchen was open until 9:00 p.m.in a hurry, we ordered a dish with ingredients we don't eat ?

The owner made a special effort to welcome us after a late night arrival and long journey. The view from the dining room is spectacular even in January. We had room 10 on the mountain side but the balcony still gave us a great lake view. The room was spacious, comfortable and spotlessly clean.

Breakfast choices were nice but somewhat limited. hHowever we were one of few guests out of season and what was provided was ample.

Very clean, so nice and beautiful place in a great location, you need to have a vehicle for coming, by walk it’s annoying
