Pros +
- This is our first trip to Italy/Europe. The staff- The owner, front desk receptionist (Inais) and other support staff are very very nice. The location of the hotel is one of the finest. The breakfast is awesome, just what one needs (not excessive, not less) and they serve you personally to start the day beautifully.
- Location and service. The staff was so friendly
- The room was warm and cozy. The hotel is located at the top of the mountain and the funicular to Como is just round the corner. The owner was super friendly and he was always ready to help us with whatever we needed. As it was raining, he gave us an umbrella which we used all along our hollidays in Italy.
Cons -
- Breakfast was too simple but the rest great
- -its barely possible to arrive to the hotel without a car, the train up the hill is not good for main travel purpose. You have to wait 30-40mins at peak hour and pay a lot if you travel it often as we had to do. -the room was very low quality for the price paid.-the water temperatures were very difficult to work with at the shower and sink and the twin bed was just two small beds connected (they disconnected often from each other).
- the breakfast and the noise isolation, lack of any in room facilities

The hosts were pretty nice. And the price was better then most options.

the energy of the owner and the history of the place
the breakfast and the noise isolation, lack of any in room facilities
LocationI arrived at hotel very late, but the owner kindly help us to check in. I appreciate him so much.
I wish to have a little more variety of breakfast.
nice hotel. staff is extraordinary friendly and helpful. it is very near to the furnicolare. unfortunately it is poorly soundproofed. you hear everything that happens in the rooms around you. anyway, i would go there again.
The staff were very polite and professional.
A bit overpriced.Paid for Lake View, but there wasn't any good view from our room!
The host and the views
The road is a bit hard to drive in, better take the bus
A charming & authentic, family run Italian hotel.
Location and hotel history
There has been absolutely no communication with the client. I had a very unpleasant experience with the hotel. My documents were lost and I was not able to check into the hotel. I informed them about this a week prior to my arrival, but received no response. I attempted to contact the hotel directly via email and phone, as well as through the booking.com representative, but received no answers. The non-refundable rate is understandable, but the worst part is that I did not even receive a rejection. It was complete disregard for my situation. Please be cautious when booking it.
Top view, panoramic view of lake como
Access by cable car only
Really freandly staff. Good location near Roaproad to Como.
Room smells strange, like they use strong desinfection, floor are slipy. But it not help, first that I saw in my room was cockroach. Sound isolation are really bad. In my opinion 100 EUR is too much for such kind of place.
The staff was super friendly and supportive. The best things about the place are:1. Great location 2. Hot water and heating (it was super nice, since weather was super ? cold).3. Tasty coffee in the morning
Friendly staff, very clean and family environment
Great position just a short walk from the funicular into Como. Great views from windows. Friendly, helpful staff. Very good restaurant serving high quality food.
Parking exceptionally difficult, no dedicated parking. Small room with basic furnishings. Bathroom, especially the shower in need of some attention and renovation.
Super friendly staff and owner!!The hotel is a gem.. Great location and stunning views to be had.Don't expect modern 5 stars but do expect 5 stars charm and authenticity! If I'm in that area I'll definitely rebook!
What's not to like!
Very kind personal, very clean room
There wasn’t air conditioning, which is a problem with this heat.
No AC / No Screens / equal serious bug biting …
No screens …… mosquitoes!!! Try eat people !!!! No air conditioning - keep wi dies closed to avoid being eaten…. Only 88 degree heat index …. Lovely sauna ???
None, very bed hotel
First of all, the facility cannot be considered 3 stars. Booking officials need to inspect this facility urgently and define its real status in the booking system. There is no air conditioning or refrigerator. In the middle of summer, you cannot find a glass of cold water at night. The cleaning is not enough, the rooms are very old. The bathrooms are a disgrace. There are lots of mosquitoes in the rooms. Room 103 was allocated to us. The window of the room was at the same level as the road surface and the car was parked in front of it. There was only an iron bar on the window, and reptile animals such as flies, mosquitoes, cats, mice and lizards could easily enter the room. Therefore it was not possible to open the window. We were all bitten by mosquitoes. Even though a fan was provided, we couldn't sleep all night because of the heat. We left our room at 03:00 in the morning and seat outside. We did not go to the room. The booking site says excellent breakfast, but the breakfast only consists of 1 croissant and 1 glass of fruit juice. We met with the hotel owner in the morning and we complained about the hotel room situation. The owner of the facility does not listen to the problems of the guests, he always talks himself. He doesn't find a solution, he stated us only excuses. He constantly said that the building was 200 years old and Hotel is old. He said he couldn't do anything. Although we had the right to stay 1 more night, we left the facility without receiving a refund. Afterwards, I checked the relevant hotel again in the booking system. Many people have complained about the same problem, but nothing is done. It made me very sad that I had to stay in such a bad hotel with my family. I apologize from my family for the night mare book in a bad hotel. See the attached photos.
