Everything, this place is perfect staff really good,, bedroom really big, quiet.Nothing to complaint.

Excellent location. Close to the beach and nightlife but very quiet. Spacious and comfortable villas. Very well maintained. Everything is provided and the staff are excellent. Breakfast is available and plentiful and served in the villa.

We really liked Cae Villa, it was a beautiful place tucked away amidst the chaos of Hua-Hin. It is close to the village market, night market, and access to transportation. The staff are also very helpful and attentive throughout our stay.

There are no sidewalks, so walking to and from the hotel can be a bit risky, especially at night.

The place was absolutely wonderful! The villa offered complete privacy, which made the stay incredibly comfortable. The room was spotless, and everything was well-prepared upon our arrival.What truly made our stay exceptional was the staff. Every member of the team was incredibly professional, friendly, and attentive. From the moment we arrived until the moment we left, they went out of their way to ensure that every detail was taken care of. They were always available, responded quickly to every request, and did so with a warm and welcoming attitude that made us feel at home. Their dedication and genuine care made our experience truly memorable. Special thanks to Giftso, whose kindness and outstanding service stood out — but honestly, the entire team contributed to making our stay extraordinary.The breakfast was delicious, and they thoughtfully arranged to have the meals delivered directly to our room, adding even more comfort and convenience to our visit.Highly recommended!

I don’t consider this a negative point, but just a suggestion for future improvement. It would be nice to have better soundproofing in the rooms, as sometimes you can hear loud cars passing by.

Great location. A local evening food court area very close by (you have to cross the train-tracks - it's an insane experience the first couple of times until you get use to the traffic - it's easier on a scooter.Ok swimming pool and a very nice thing that we could also use Sevilla's swimming pool next door!

We rented a scooter for 300 baht/day. It's a bit steep price, I think, especially since we rented it for 3 weeks and they didn't want to give us a discount for the long number of days :-(They didn't clean the outside areas at all, only a little sweeping for leaves :-(We had to hide unused toilet paper, otherwise we would not have had enough (family of 3).We had booked for 2 adults and 1 child through booking.com - but when we arrived they were surprised about this and we had to tell them to make the sofabed, get us extra plate/glasses, towels etc. Also, I had to insist our child also got breakfast (they tried to argue that there was only breakfast for us adults). That being said, they didn't make a problem about it, they accepted it quickly and did everything we asked for - so there were really nice and sweet and we were very satisfied!Another strange thing; there were no pool furniture! We could not sit or lie down comfortably. It's not a cheap place to live for three weeks, so we asked the reception. Luckily, they came to us with a white plastic table and three chairs. But no recliners or beds - but still we were happy that they gave us that, and we didn't pay extra for it.

The villas are beautiful, the staff is attentive and the service is out of this world. They are very LGBT friendly. We also booked a massage in the room which was lovely. My partner loved the breakfast.

Breakfast does not have too many vegetarian options. Other than that we had a perfect stay!

We loved having a private space that’s beautifully designed. The villa was very clean and a peaceful retreat. There’s a great supermarket 2 minutes walk away and the food court is also a short walk.

The bathroom drains had a strong odour.

Hope room with a common area and bed area split by a partition, and the pool was great with a big door opening to it.

Would love to have some sort of seating outside like a lounge chair as the little spot to sit by the pool is round and not the most comfortable.

Overall a amazing spot if you're looking for a special place with a private pool. High walls on all sides shielding the pool and outdoor bath. Located near the 2 biggest malls in the area and a cheap ride away from the night markets. Very happy with the stay.

The Villa is located next to a some busy roads and a rail road which passes by the property so noise is expected, at times a horn from the the train can be heard. It didn't bother me too much but it should be noted and not the Villa's fault. The traffic from the busy road can also be heard with the manic traffic at times. Leaves are constantly falling into the pool and poolside area. There are no actual bars or resturants in the imediate area but with a few minutes walk you can find things, bikes are available on loan if you don't feel like walking.

The swimming pool does not get too much sunshine, so the water can be cold at times, otherwise all very good.

Super clean and fresh, very friendly and helpful staff. 10/10 for me the private pool was great and the bath perfect very romantic place, there is a speaker in your villa witch has lobby music you can turn up and down from your room it makes it so relaxing. at night 3 minute walk is a market with live music many diffent foods and drinks great fun. We both enjoyed everything about our stay at car villa,

The only one thing they could do to make it better is a table and 2 chairs outside to relax outside at night, this was the only thing I can think of

The bathroom shower curtain was too short & water pooled around the toilet.

Location is great, minutes walk to town centre.

The hotel is located road side, the sound proof can improve significantly while noise from traffic will certainly wake you up in the morning! Not that we are too bothered as we do head out early most days.

Nice and quiet and very friendly staff and location is very good as your near everything.

The very large and spacious room was big enough for our family of 6 to hang out and eat together and just relax together. The villas' privacy cannot be matched from the privacy of the rooms and even the privacy of the pool. The breakfast served in our room was excellent to have available even for us to finish up as the morning went by.

One drawback is because we stayed during rainy season, the mosquitos were so numerous especially at only one of our three villas at the entrance. Not sure why one villa had more mosquitoes than the others. But the staff provided a mosquito bat upon request, and the rooms also had electronic mosquito killer in the rooms which were a huge help.

Liked the pool, a little cooling-off with a beer in private setting.

Nice to have breakfast in the room, but had cold eggs and coffee.

Excellent Staff, Great hotel, Great room with comfortable bed.

Rooms are large and have everything except a microwave and kitchenette - which is odd given every pool villa I have stayed in Thailand does. Anyway, pool is small but fine, more a plunge pool than a swimming pool. The pool only got direct sunlight for a few hours a day due to surrounding trees which drop a lot of leaves. Pics are an accurate reflection of the rooms. Location is close to Baan Khun Por which is the largest food market in the area. I live in Hua Hin for 6 months a year so I know the area very well. Short walk to 7-11s too just over the railway line which is handy - except for the very busy intersection you have to cross - be careful as they don't stop for you - ever. Breakfast was again ok, but nothing special and quite basic. Overall was ok.

This hotel has no cancellation policy at all. So, if something happens, you are stuck. I was due to stay with my girlfriend who lives outside of the area and sadly she got covid a few days before we were due to stay here and could not fly down. I immediately went to the hotel in person, spoke to the manager and asked if anything could be done. Sadly, they would not offer any form of cancellation refund so I ended up staying there alone. You would have thought in these post covid times, that some flexibility was available, but the answer was a pretty blunt no. Very disappointing.Secondly, the doors don't seal properly so the room was full of mosquitoes and as a consequence, I was bitten many many times while sleeping. Yes, I used a spray and yes, I even used one of those plug in diffusers - nothing worked.Finally, the pool was not clean and nor were the pool surrounds. The overhead trees continually drop leaves into the pool and surrounding area and during my 3 nights there, I didn't witness any cleaning of the pool. My advice, trim the trees so they stop dropping leaves into the pool.
