Pros +
- Very clean and great location. The staff were very welcoming and professional. The communication was very prompt.
- Close to everything, simple clean room, ground floor made easy for arrival with big bag, Easeful breakfast & staff
- Extremely Disappointing Stay
Cons -
- I rarely leave negative reviews, but my experience at this hotel was unacceptable. The room we were given was not clean at all, and it was clear that basic standards of housekeeping were not being met. On top of that, the staff showed no respect for guests’ needs and were not honest about the situation. We were told the hotel was “fully booked,” which turned out to be untrue, and they refused to give us the room we originally booked. There was also a serious lack of amenities, many of which were advertised but not actually available. It felt as though guests who book through Booking.com are treated as less important, which is completely unprofessional.Overall, this stay was frustrating, disappointing, and far below what any traveler should expect. I would not recommend this hotel to anyone.
- The breakfast was expensive and left a lot to desire. It was mostly bread and pastries. No hot options. The bread was hard.
- The guest room felt overly simple compared to the more luxurious common areas. Bathroom was updated but the shower design caused water to spill onto the floor, with no centralized drain to manage it.

Charming tastefully decorated boutique hotel. Fantastic location to the tower. Staff was very kind and helpful.
The breakfast was expensive and left a lot to desire. It was mostly bread and pastries. No hot options. The bread was hard.
Everyone was very friendly and helpful, both before and during our visit. The location was perfect for visiting the Piazza del Duomo. It is also very close to the train station. Best of all, we arrived early evening and were able to have a lovely dinner at The Rif after we arrived. We would highly recommend this property for the very friendly and helpful staff, the proximity to key cultural sites and to the train station.
Lovely hotel with a great staff. Steps away from the Duomo but in a quiet neighborhood
Beautiful grounds, eclectic décor in the common areas, and a great location close to Pisa’s main attractions. The garden was especially relaxing.
The guest room felt overly simple compared to the more luxurious common areas. Bathroom was updated but the shower design caused water to spill onto the floor, with no centralized drain to manage it.
The best thing about this hotel is definitely the location – it’s literally a 4-minute walk from the Leaning Tower of Pisa. The hotel also offers its own gated parking, which felt very safe and convenient, although a bit on the expensive side. The staff were extremely kind and helpful, always ready to assist and giving us great advice whenever needed. Their hospitality really made our stay comfortable.Next time I visit Pisa, I will definitely stay here again. Many thanks to the staff for taking such good care of us! (Room#4 14/15sept)
V pleasant staff. Quaint villa hotel. Super site close to the main square etc. Actual local parking in the courtyard.
Watch out for the birds above the parking area: they soil your car. Not the hotel’s fault but be prepared:-)
The hotel is close to the train station and also close to the tower of Pisa. Hotel is very clean and nice.
Beautiful architecture, great staff and breakfast. The roof top pool is indoor pool is small and hard to enter. Otherwise, great hotel and well furnished rooms.

Beautiful hotel, super friendly and accommodating staff. Excellent location, Pisa tower about 2 blocks away but the hotel was very peaceful and tranquil.
No elevator
You couldn't ask for a better location that offers secure parking. You can see the Leaning Tower of Pisa from the street in front of the hotel. It's a ten-minute walk. The rooms are a good size and the A/C works well. Be aware that the halls have a bit of an echo. Breakfast is out on the terrace and is quite calming with the sound of the waterfall. Selection is adequate and the staff is quite helpful.
Close to both train station and attractions at Pisa. A very nice receptionist by the name of Francesca was very helpful.
One hostess seems discriminatory with attitude toward me.
Good location, clean rooms, availability of AC
Snappy and moody staff with complete lack of customer service skills. Terrible check in experience with them frequently asking for my IDs on the day of check in through Whatsapp while they were also pressuring before to do an online check in before my arrival. When did hotels try to become like Airlines? What serious hotel does this? I understand trying to cut costs by offloading the check in into the user, but what customer would use a random website from a boutique hotel to upload their personal documents? Or worse, send photos of their passports through Whatsapp!Apart from the staff and check in experience, the room was loud. Overall, I should have rather stayed in a bigger chain hotel than this boutique hotel for what I was paying them. The value for money would have been better. I do not recommend this hotel. It is not worth what they charge for what you get
The room was clean and fine, quite small. The furniture was more towards classic and old.
I wouldn't call it a boutique hotel. The breakfast was mediocre. Very expensive for what it offers.
Beautiful classic mansion converted to boutique hotel. Great breakfast including fine baked goods, meats, and fresh juices.
Voices echo from the lobby to upstairs in the grand foyer because of the marble/tile floors. Maybe they should put some area carpets to absorb the sound.
Location is amazing. Breakfast in the garden was lovely. The staff was amazing.
The 1st floor restroom was right outside of my room door. Besides the smell to many door noises if you are trying to get a little more sleep.
Excellent location, close to the Square of miracles, beautiful garden with sculptures and Fontaine , clean, free bottle of water and coffee in the room, friendly staff, impressive decoration of the entrance and the bistro inside of the hotel.
The shower, type big rain above my head, almost all hotels I visit are equipped with such modern taps that require IQ and careful sneaking to wash just your feet
amazing stay, hotel is fabulous great location, great food and drinks, worth the extra amount for the suite it was incredible
