Pros +
- Good breakfast. Lovely patio.
- Palazzo Leti offers the most spectacular views of the hillsides surrounding Spoleto. It is away from the city centre but within walking distance of all this city offers. This was our second visit and we were as pleased with all that is offered from check in to check out as the first time around.
- Very welcoming upon arrival, this hotel had spacious rooms, wonderful breakfast, fantastic location. The beds (twins) were very comfortable and the room was quiet… excellent for sleeping. It was fun to be able to walk everywhere from the hotel. All staff were friendly and helpful.
Cons -
- Shower drain was clogged so we were standing in a pool of water while showering. No proper mirror in the bedroom.
- There was nothing at all to complain about. Massimo and Lucretia go above and beyond to see to their guests every need. We hope to return.
- Little tight for a car, parking not always available in front of the hotel.

We loved the location, atmosphere, and the wonderful staff.
Very convenient location, beautiful breakfast terrace.
Little tight for a car, parking not always available in front of the hotel.
The breakfast was fine with a delightfulAtmosphere. And a beautiful view of Spoleto
I drove to the hotel which was at 1st difficult to find and for some people hard to maneuver the narrow streets. Parking was a distance from the place but not expensive.
Beautiful setting, tranquility (yet very central), classic interior design, homely atmosphere, courteous and helpful staff, good breakfast, feeling of being on a retreat yet all facilities (restaurants etc) on your doorstep.
I loved this hotel’s old world charm and its beautiful setting. The staff were also remarkably helpful and accommodating.
Difficult to drive to, but our host was very kind to find us a parking space. The residence was lovely and beautifully maintained. Staff extremely friendly and helpful. The location was ideal.
È una location elegante tranquilla e situata in centro
it used to be an Italian villa. Should I say more? Wind your way through the extremely tight streets to park your car outside the wall. Walk through the archway and you step into the courtyard which is absolutely gorgeous, with perfectly trimmed hedges, and a view of the castle and beautiful church in the distance. The lady at the front desk is perfectly nice. Showed us to our room which is quaint, spacious enough, and smelled very nice. Old world Italian feel. Nice Wi-Fi, nice shower. Breakfast in the morning was nice and if weather permits you can have it in the courtyard. 5 minute walk to Ponte delle Torri. 3 minute walk to Piazza Campello and the Spoleto link with the people movers and elevators that easily take you up and down the city. Excellent stay.
Great location with the view of the mountains, few min walk to the Cathedral and great breakfast.
The hotel was charming and distinctive, with a wonderful patio and garden overlooking the valley. Hotel reception was very helpful and responsive. There is a bar area that is open on request. The breakfast was excellent. It was very quiet, but only two blocks to central areas of Spoleto
The furnishings in the room are comfortable but a little dated. The room was not large enough to have a chair for sitting. The hotel requires some effort to find and its advantageous to be driving a small car due to narrow streets of the historic area.
Super quaint property , good location and friendly staff
Bathroom a bit dated
The Palazzo Leti is set in the most beautiful surroundings. The views are stunning. The staff are polite and very helpful. An excellent choice of fruit, ham, cheese, cereal, yoghurt and pastries for breakfast. Our room was traditional with a cool stone floor, and beautifully decorated. There was good air conditioning and toiletries in the bathroom.
The hotel was fantastic, authentic and absolutely beautiful. It was close and easy to get into town. Breakfast was a lovely spread and all staff members were incredibly helpful.
Can’t fault the property at all
Loved the view from the front garden. Beautiful! Breakfast was very good.
The view from the room was disappointing and the room was small.
Great location. Friendly staff, Good breakfast.
Very attractive building and garden, friendly professional staff, fine choice of breakfast foods, relaxing drinks and breakfast in the garden, and immaculately clean.
Location:1) somewhat difficult to find even with GPS;2) somewhat dangerous walk to restaurants and shops; only 1/4 mile from the main street but along dark narrow streets with two-way time-released traffic.
Location, views, ambience.
A very minor point - the toilet gurgled as the cistern refilled! This was a little bit worrying.
