    Pros +

    • Stylish hotel a few steps from centro storico. My room was a little on the dark side but apart from that no complaints.
    • The hotel is located in the old town, with a fantastic view on the Roman theatre. The room is spacious and very comfortable. They offer a great breakfast, and the private parking is a plus.
    • Beautiful room with great views. Spacious and comfortable. Nice breakfast.

    Cons -

    • Excellent location above the Roman theater with an amazing view of the old city, adjacent parking, spacious room, excellent maintenance, good breakfast, and that's all that's needed for a quality trip.
    • My semi dark room
    • There was a miscommunication regarding our dinner reservation which meant we had to walk to another restaurant in the pouring rain. We felt they did not try to accommodate us. We thought we had a reservation for 7:30 but when arrived at the dining room we did not, and said they were full. Seems they thought we were asking when they were open.

Very friendly staff. Spacious and clean rooms equipped with the biggest bed I've ever seen. Perfect location basically in the center of Spoleto. The breakfast is also noteworthy as for Italian standards.

This may be the only non-medieval building in town. It is nice and quiet, two somewhat uphill blocks from the beginning of the Center, Piazza Libertà’. Everything else is also uphill, but, not far from this piazza, they have escalators and elevators to take you all the way up and around, the fortress Cardinal Albornoz (Spanish) built to keep the city papal, and the stunning Roman aqueduct and bridge between two mountains which Goethe and I both traversed, the Duomo. (The first uphill right-turn up on Piazza Liberta’, followed by your first left, takes you quickly to the best trattoria I found over three nights, La Lanterna, though Sabbattini on the square was good too.) I usually avoid breakfast in a hotel. I want to get out and about, and I really want fresh orange juice and a real, not-automat, cappuccino. I didn’t try here, just skipped out. Vincenzo’s on Piazza Liberta’ gave me both and a fresh brioche when I wanted one with no trouble and little cost. The hotel has a front desk and an elevator, things I prize, and excellent Wi-Fi. Friendly people, well recommended.

The rooms are clean, dark and quite.

The breakfast wasn't great. The pastries weren't handmade, weren't fresh squized juices.

    Excellent room, location and breakfast

    Everything was fine

Good location in Spoleto, comfortable and nice restaurant

Easy access to Spoleto town centre, where we needed to be. Excellent service in room. Comfortable. Friendly, helpful staff.

Not much. Not enough tea / coffee / milk / cups in the room for 3 of us.

We enjoyed a luxurious stay. I can’t say enough good things about this hotel. The staff were professional and gracious. The room was very nicely appointed and quiet, the common areas are comfortable and stylish, the outdoor spaces on each floor are green and inviting, the breakfast was great. I would love to stay here again.

Great location in the center of Spoleto reachable by car. Very friendly staff and the hotel restaurant is very good.

Shower needs to be fixed, shower heads leaked. Breakfast just okay, eggs and bakon charged extra and not a huge selection.

Excellent location at the entrance to the town so everything is within an easy walk. Comfortable beds and large bedroom and bathroom with lovely bathroom products. Excellent breakfast with a large variety of sweet cakes, croissants and cakes with a smaller selection of hams and cheeses. Perfect for a stay in Spoleto. Wish we could have stayed longer.

The hotel parking is really only suitable for smaller cars and if you are not confident about moving into tight spots I would look into parking at the nearby public car park.

Perfectly located in the centre to be able to see all of Spoleto. Good continental breakfast.

Whilst it was very well positioned, it dis not have much character. The dinner outside in the garden looked good but unfortunately fully booked when we arrived. Had a good meal in the piazza around the corner.Limited parking on site so ring a couple of days before. We had to pay to park in the street.

Balcony with a great few, comfy beds, great location, very good breakfast.

There could be more towels, but I guess you could ask for more.

    9NicolePosted on: 7-31-2024

When we checked in we were lucky that there was parking available on the property instead of driving to the public lot. The staff were very welcoming and helpful, and our room was ready before the check in time. The location was ideal for walking to the main centre of town. The room had a great view and was very comfortable. There were good towels and pillows and the shower was great. We enjoyed our drinks in the garden. Breakfast was really good with a big selection. Overall, excellent value.

It was perfect for our needs and there was nothing to complain about.

    9KorneliaPosted on: 7-17-2024

The hotel is in a good position in Spoleto, close to the center and you can arrive by car. We had a 3 room with three beds and asked for a room with a shower instead of a bathtub. They upgraded our room at no additional cost and got the desired facility. The breakfast was great, and the view from the breakfast area was beautiful. Air conditioning worked well and was needed in the 38-degree heat.

The beds and pillows were hard, but it is a personal opinion, others might be happy with it. We stayed only one night on our walk in the Franciscan ways. Shampoo and body wash was available, I would have liked to have body lotion as well.

Great location in Spoleto - we spacious clean room. Breakfast was delicious and plentiful. The staff is helpful and accommodating. We enjoyed our time in this hotel.

    Liked it all.

This is a proper 4-star hotel with the luxury you would expect. Excellent location on the edge of the Old Town. Large room, with a magnificent outlook over the surrounding countryside.

It was the off season. So I got a very good rate. But the restaurant was closed for lunch and dinner, and so was the bar. Takes the shine off the hotel experience a bit. Breakfast was OK, but a bit lacklustre.

    8SharonPosted on: 7-10-2024

Very good location, you can walk to the town sites to visit, you can also see the Roman theatre form the hotel terrace. The staff was always kind. Good Italian breakfast, there is a nice terrace. The room was also nice. They have also parking availability.

The bed wasn´t very comfortable, it had two single mattresses put together and you could feel the junction and it wasn't very straight either. It was fine just for one night, I would have asked to change it if there were more days to stay.
