Pros +
- This was one of the worst experiences I’ve ever had with a hotel. We booked through Booking.com, paid in full in advance, and arrived a bit late — only to be told our room was gone because we “came late.” Seriously? No one warned us this could happen. We paid in advance, we had a confirmed booking, and still got treated like that. After a long trip, we were left standing there with no room and no real apology. Just “the room is gone.”This is completely unacceptable and beyond unprofessional. What’s the point of paying in advance if the hotel can just give your room away?Avoid this place at all costs. If you value your time, money, and basic respect — stay somewhere else.
- Basic hotel near the center (10 minutes walk more or less) at a good price. If you travel by car you can park along the street in front of the property for free.Friendly and helpful owner, he also advised us a nearby restaurant where the food was good for a fair price.
- Friendly staff. The facilities were old but clean.
Cons -
- The bed and pillow were not very comfortable.
- I had to wait for almost an hour since they did not open until 2.30 p.m.
- Getting a bit old in bathroom but still clean

Friendly staff. The facilities were old but clean.

Centrally located, adequate facilities.
I had to wait for almost an hour since they did not open until 2.30 p.m.
Nice old fashioned Hotel in central location and although dated it was quaint and the staff were very friendly and helpful. Very good value
Getting a bit old in bathroom but still clean
THE KIND STAFF, ALTHOUGH THEY SPEAK ENGLISH WORTH IT, HELPED US WHEN WE WERE IN PROBLEM! EXCELLENT LOCATION!
Very rude old male host
The old man potentially the owner is extremely rude. He also tried to scam me when checking in by trying to charge me more. Then in the morning, he knocked loudly on the room asking me to leave. He said checkout was at 10AM, yet it says very clearly on booking.com where I booked that checkout time is 11AM. The beds are very poor, the bathroom dirty, rude old man host, ugly garden, dirty windows, no wifi and no phone signal, cockroaches by the windows. Very dirty and bad. Not worth the money. I paid 37/NIGHT in April 2024.
Basic accommodation. Good for price. The staff was nice. Good location.
The door would need some kind of sound proofing .
A very practical hotel.. they also had sink in the room so u dont need to go the bathroom just yo wash your hands or face if you’re in a hurry. it’s clean, they had also balcony that i need to breath a fresh air in the morning.. relaxing… it’s easy to reach by bus.. 15 minute walk at the station.. but familiarize the place before your train travel by walking.. must know first the schedule of buses.. ends at 8 pm
Near at the road.. hear buzzing of cars but it’s mamageable but still 10 for me.. The bed is nice matrimonial and comfy.
Poor
I was delayed due to issues with my flight due to no fault of my own, I informed property i could not arrive before closing time but property did not respond to messages just marked me as a no show.
The location
the room had a terrible smell the door was broken
It’s very close to the city center, 2 mins walk to a bus stop, 15-19 mins walk to the Train station. And opposite the Hotel is a Tanking station to tank your cars. And parking I guess was free.
No welcome drink. Usually a bottle of water should have been given to Guest at arrivals considering the price and tax payments. My thinking tho!!!
Ideally situated in a genuine neighborhood just a short walk from the historical center of Arezzo. The proprietor was extremely helpful and welcoming, and the room very clean and comfortable.
Had a good sleep. The staff was very friendly. The sheets were clean. Please note that this is very budget accommodation.
The toilet (high) and sink were for disabled people (although this was not stated anywhere, and we didn't need it). The smell in the room was of cigarettes, although I have to admit that we chose the 'anyway' option when choosing a smoking room (even though we don't smoke). The shower cabin is full of black fungus. But for the price, we survived one night.
easy check in and ceiling fan, good wifi
a little far from the old city (about 15-20 min by foot). If you have a room on the ground floor it can be kinda noisy.
Easy check in. clean sheets and hot water for a shower. 5 minute walk into town.
too much noise inside
a woman talked all the night, and not only talk…we couldn’t sleep because of the noise inside the hotel
Great central location, easy check in, very friendly staff. We were in a room facing the street and slept very well. The hotel is undeniably dated but everything worked well and it was clean and comfortable at a very fair price.
*Clean bed.*Owner is very pleasent.*Parking available on the street in front of the hotel.
*The shower stall needs to be cleaned with bleach to remove some mold and water stains.
Great value and friendly staff.
The shared toilet is tricky as u need to press the button several times to get the water released.
