About
In a private park, Villa La Principessa is an elegant hotel with a relaxing pool area. In the hills around Lucca, it has a Tuscan restaurant and traditionally-furnished rooms. This 13th-century manor house was once the home of the Duke of Lucca. Rooms include air conditioning, Wi-Fi and a minibar, while some have wood-beam ceilings and luxurious wallpaper. Attentive staff provides an international buffet breakfast each morning, served on the terrace when the weather's nice. Guests can enjoy discounted rates at partner restaurants nearby. La Principessa is 3 miles from the center of Lucca. Pisa is a 20-minute drive away, and parking is free at the hotel.

Charming place. Beautiful premises. Could sit by the pool for hours and relax. Staff was super friendly and helpful.

Staff was very friendly, especially Serena. Picturesque grounds.
Hadn't realized how challenging it would be to get taxis (that's on me). Two nights in a row we were kept up until near sunrise by a loud group drunkenly partying in the lobby. To the staffs' credit, they shut it down as soon as we complained, but we shouldn't have had to go down to the lobby at 4am to complain in the first place.
We got an upgrade, appreciated. For me the bed was a bit uncomfortable but you can sleep quietly. The pool was open, had a swim but the water is pretty cold
The bed
Room was big and clean. Restroom was was very large.Breakfast was very good and no worries for parking. Location is really good in between Pisa and Luca.
Nothing that I can recall.
We stayed 1 night in Lucca & we already came late. The location is good. All the staff speaks english. The breakfast is exceptional.
The flooring & the wall need to be upgraded. The flooring is still using carpet & it smells old carpet although we have opened the window. The wall-paper is too busy, I didn’t know if there was a refrigerator behind that wall.
Beautiful building and surrounding grounds.
Geared up for business people, didn’t feel like the place had a heartbeat. Pool dirty.
Absolutely Disappointing Experience - Not Worth the Money
To start, the pictures online are completely misleading and nothing like the actual condition of the hotel. You can see the real state of the room in the photos I’ve uploaded alongside this review (from November 2024) — it’s a huge contrast and feels very deceptive. The room had an incredibly bad smell, by far the worst I’ve ever experienced in any accommodation. It was clear the hotel was trying to mask the odor of what seemed like a rotting building with overpowering scented sticks and large boxes of chemicals, which only made it worse (see pictures). For the price of 207 EUR per night, this was a complete rip-off. The room was dirty, with visible dirt and dust in corners, and the bathroom fixtures were rusty and worn out. The bed was sagging and uncomfortable, showing clear signs of being well past its prime. The staff, including the hotel manager, was well aware of these issues. They apologized and even offered a refund. However, after we left, they completely ignored our refund request, showing a lack of professionalism and follow-through.Overall, this so called "villa" was a massive disappointment. I would not recommend staying here—save your money and find somewhere else that offers better quality for the price.
Absolutely beautiful hotel with first class service due to their highly efficient and friendly staff . This has been our 3rd visit to this hotel and wouldn’t choose any other in Tuscany. Great location 10 min from Lucca and 20 mins to Pisa!!
As you can tell from the above, we loved it ?
Quiet & beautiful gardens
Restaurant lacked choice, no real reason to go back, 3 tables only on a Saturday night
Very kind staff ,excellent service the breakfast was excellent Large reception rooms where one can enjoy after meals drinks .Nice garden
a bit old fashioned decor mixed with brand new windows . Decoration could be better
Nice old place.
Noisy. Rooms look pretty dated. Bathrooms are a bit old. Bed should be nicer
Everything was perfect, the property, the food, the bed, and the service. Especially the service.
Had to leave.
Lovely grounds, good food and nice sized rooms.
The location, so peaceful and serene. The fabulous historic public spaces, the grand salon and bar area especially. The pool area and gardens. Breakfast and breakfast area.
a place full of tradition like you can't find anymore; wonderful people who make you feel good; a real boutique hotel, comfortable and impressive.
nothing in particular
Location & food
Road to property was steep winding and narrow!
Pool was fab in the hot weather. Great breakfast, beautiful old building with character. Friendly staff.
Decor was quite old fashioned and tired, especially in the bedrooms. Taxis are expensive if you don’t have a car.
