A440 in Tuscany

Comfortable bed and great shared living room area. Excellent breakfast. Good parking.

The location and the view were the best thing.

Unfortunately, the property seems neglected and could use better maintenance. The room had a noticeable damp smell, and the cleaning was below expectations.

Wonderful staff in a beautiful location. Short walk into Pienza. Breakfast and coffee to start the day overlooking your surroundings.

A440 has absolutely beautiful views of the surrounding areas - the only suggest we have would be to trim some of the tress / shrubs that have grown over the summer to help to enhance those views.

Room was very small and unfortunately we had mosquitos in our room throughout our stay. Staff stated there was nothing they could do.

We were beyond grateful for choosing this property. The staff and owners were amazing! The views are incredible! We very much enjoyed the breakfast on the terrace, swimming in the pool, walking into Pienza was easy - ish. There is a short hill going up but then a breeze enjoying all views along the way. It was good exercise to then enjoy all the restaurants and shopping in Pienza. Plus the e-bike that was recommended by the owner was so fun! Breathtaking adventure. I highly recommend this hotel if you want somewhere quiet and beautiful. The gardens surrounding are beautifully maintained. Thank you A440! We miss all of you!

Beautiful location, within walking distance from Pienza

Breakfast was very simple and basic especially considering the cost of the hotel, which I feel was excessive.

It was beautiful! The views were gorgeous. It was quiet , very clean and staff was helpful.

Too far from town. Can’t go anywhere once you’re there. You can’t walk anywhere

Stunning location looking out on Val d’Orcia, very friendly staff, spacious communal lounge, lovely salt water pool, very nice planting around the property and a gorgeous terrace for breakfasts.Laura was very welcoming and extremely helpful. It was a pleasant and easy walk in to Pienza. Dinner options in Pienza were plentiful and very good. We enjoyed not having to use the car but being able to do some walks straight from the property. The wifi worked very well.

There’s really nothing to dislike but we would say some of the minibar prices were on the high side.The drive up to the property is a bit rutted in places so care needs to be taken.

Breakfast was excellent! A good variety of food and attentive cook to prepare eggs, etc.

Only small issue we had was returning later in the evening and finding all the lights in the common room were off and we could not find a switch to turn them on.

Relax and quiet place, with a nice garden with lots of herbs.

It’s a bit difficult to get there, and about a 20 minute walk to the town of Pienza.

Breakfast was great, warm foods with choices of fruits

Luggages drop off a bit inconvenient if taking the room outside of main building

Spectacular location with magnificent views of Val D'Orcia. The villa is a lovely 10 minute walk to the centre of Pienza. A hidden private gem. Staff were lovely. Great pool. Lovely guest lounge.

The name! Apparently its something musical but it will remind many (particularly British) of a road in England! Could not be further from the truth.

Lady from kitchen was very friendly and nice❤️accomodation good quality, but higher price compared to the similar type of accomodation close to Pienza.

We loved our stay here. We were in the annexe with a little private garden and beautiful views - loved being able to go through the farm gate and walk through the forest to Pienza town. The pool was great to have as it was very hot during our visit. Good breakfast out on the patio and the two ladies we dealt with (reception and at breakfast) were just lovely. Our room wasn’t huge, but had everything we needed and was very comfortable. We were sorry we couldn’t stay longer, not just because we enjoyed the hotel so much but because Val D’Orcia is so amazing. We hope to be back soon.

I like the restaurant. The menu is simply but everything is fresh.

It will be nice to have electric cars charger.

EVERYTHING! Design, comfort, amazing staff, perfect location 7 min from the center and at the same time in the middle of nowhere with breathtaking views. Good breakfast too ?????

No cons at all, loved the place !

Barbera was very friendly and helpful at reception. The breakfasts were delicious, served by friendly staff on the terrace with a breathtaking view and the pool was heavenly in the extreme heat.

It was exceptionally hot and sadly our air conditioning didn't cool the room well enough for a perfect night's sleep.

We had 3 nights at A440 & loved every minute we were there. All communication prior to our arrival was excellent & much appreciated. Yes, the road up to the hotel is bumpy, but if you are driving in Italy then you are more than capable of navigating it. We were in a garden view room which was very nice, a little tight size wise for us, but nothing we couldn't work around with our luggage. The bed was very comfortable, the bathroom a good size with efficient A/C. The pool was delightful & lounges a plenty. The large sitting room that was available for all the guests was really lovely to sit in & do some reading as well. The work up into Pienza through the forest is a brisk 10-12min walk, BUT if you don't want to be sweating & out of breath, you need to take your time walking up the steep hill & make it a 15-20min walk depending on your fitness. Our walk back from dinner in town was quite magical being lit on both sides down the hill by Fireflies - obviously a seasonal thing, but we have never seen anything like it! Apart from the surroundings & the incredible view, another highlight was the delighful Gigliola who cooked the beautiful dinners & prepared breakfast. Of our 3 night stay we ate at the hotel twice for dinner as we enjoyed Gigliola's simple dishes made with fresh local products, along with the local wine & the beautiful sunsets. We cannot recommend this hotel more highly.

There wasn't anything we didn't like.

A440 is a true gem! The staff is amazing and the landscape unique! The pool is dreamy and also the light lunch service is amazing. 100% recommended!
